→ Paperwork: a community rental application + driver’s license/ID are required.
→ Early check-in/late check-out may be available. Please contact if interested.
→ Consumables: plan on bringing paper towels, toilet paper, soaps, laundry detergent, spices, etc.
→ Propane: check tank upon arrival. We will reimburse you if you fill up or exchange. Locklin's Bottled Gas in Hamlin or Dollar General are the best options.
→ Firewood. We don’t provide wood at the house but will reimburse you if purchased locally.
→ Small items: light bulbs, batteries, etc…we do not stock, but will reimburse you if you purchase during your stay.
→ Summer Pests: if you notice any activity call or text us so we can relay the information to our pest control service.
→ Waste Management. Our waste management system is located in the basement and will back up into the house (yikes!) if anything other than single ply toilet paper is used. Baby/facial wipes and feminine products will clog the drain and cause a huge mess -- please don’t flush.Use only single ply toilet paper (like scott 1000).If the power goes out: DO NOT RUN ANY WATER UNTIL THE ELECTRIC COMES BACK ON. The septic system runs on electricity and will back up into the house if water is used during this time. If you hear the alarm downstairs, immediately stop using any water (sinks, toilets, showers, etc...) and contact us immediately.

➨ Please remember that you’re staying in a house in a community with neighbors. Please be respectful.
➨ The community and our neighbors have cameras up and will report you if you don’t follow the community rules. Here are some things that have caused violations in the past:
★ All dogs must be kept on a leash.
★ Do not go onto neighbor’s property (our neighbors are awesome, until this happens).
★ No street parking.
★ Keep the noise level down.
★ No fireworks.

★★ Because we’re located in a rural area, please be patient if things need to be addressed. We live 2 ½ hours away and will do our best to fix any issues that may arise, but sometimes it takes a little time to get people to attend to things.

Simply the best!

Even though the weather was not best the whole time we were there, we had an amazing stay. The place is beautiful. It looks even better than the pictures. Great place and awesome location

From the beginning, communication was great...very responsive to my questions.This is a beautiful property. The house was right on the Lake with awesome views from the large windows, the deck and from the firepit area right below. It was a great experience and i couldnt be happier. You wont be dissapointed.

Amazing Spring Break Trip!

My family and I truly enjoyed everything about our trip here. It was our first trip at a Lake house and we’re already talking about a next one. Everything mentioned in the listing was accurate and communication was fantastic. This house had everything and more! Fishing was amazing, our boys had a blast and caught quite a few. The deer in the yard in the mornings was a bonus. We had one rain morning and the game room was perfect! Great place to stay and we hope to be back. Thank you!

Home looked like photos and amenities were top notch. Host was amazingly responsive throughout the process from the time of booking in February until I left the property on the last day of our stay at the end of August. Wonderful 2 night stay

I spent a fabulous 2 night stay at Shawn's place. Right on the lake. It was so serene and relaxing. Its the perfect getaway and not a long drive from lower New York. Great accommodations and everything you need. You can't go wrong.

Amazing getaway house!!

We had a wonderful stay here for a week in February. The house was beautiful, clean and stocked with everything we needed. The description of the home is exactly what you get! We had a fabulous week ice fishing, ice skating, tubing at a local mountain, enjoying both the indoor fireplace and outdoor fire pit, relaxing in the hot tub and playing games on the custom video game system. We will definitely be back! The host also responded to all questions and inquiries both before and during our trip.

Perfect winter getaway

This house was exactly what we were looking for, for our little winter break getaway. The owners were very responsive and tentative with any questions I had. The hot tub and fireplace was a big hit for all of us and the basement was perfect for our three boys who love to play games! We were certainly sad to leave!

Fall weekend in the Poconos

We have been vacationing in the Poconos for decades. This home did not disappoint. Location is great. View of Deer Lake is spectacular. Shawn was very responsive and attentive. If you have the opportunity to go, we highly recommend this house. We will be going back for sure!

Great Vacation

This house is conveniently located to everything. The beach is just steps away. A pool with a slide is a short walk. A putting green is next to the pool. Since the house is located on the lake it’s easy to use the kayaks and paddle boards. The fire pit was popular. The kitchen is large and well stocked. Beds are comfortable.

A great place for friends and relaxation

We stayed overnight to prepare for a friends bridal shower. The kitchen was well stocked for us to cook our own meal, there was plenty of seating to enjoy said meal together and the space was terrific for entertaining. We spent a ton of time in the hot tub which was in great shape and very clean. The beds were really comfortable which made the stay even better as many of us traveled quite a distance. The hosts were very responsive to questions and requests. We can't wait to come back!

Labor Day Weekend

The home was perfect for our family getaway. The home was perfect with so much to do. Paws and claws animal zoo was less than 10 minites away and great for all ages. The lake tour was very informative and big enough for our group to fit one 1 boat. The home owner answered me every time i had a question within a matter of minutes. The home has everything you need to relax, enjoy the water, and make family memories!

Everything was great during our stay at ThreeLittleBirds! It was so nice to get up in the morning and walk a few steps to the lake, jump in the kayaks and have a nice morning paddle. The lake was quiet since no motorboats are allowed but it was perfect for us. The house itself is very nicely appointed including a hot tub and fire pit for S'Mores. Shawn was very responsive with any questions we had. I have no complaints at all!

Lake House Dream

Our family had an AMAZING 7 day stay at the Three Little Birds! The home is spacious and very comfortable. The kitchen was well equipped and very clean. We enjoyed cooking our meals and grilling on the beautiful deck. There was a multitude of choices to enjoy from this home such as watching the sunrise, jumping in the lake, sunbathing on the private beach, paddling to the island and amazing fishing! The fun continued inside the house as our kids were thrilled with the game room! Shawn was a fantastic host and communication was excellent! We cannot wait to unpack our bags once again at Three Little Birds and make more special family memories!

Awesome lake house

This was our (me, husband, dog) second time staying at this property and it was just as great as the first time! The view is incredible and the amenities are well maintained. We used the grill and the hot tub almost every night. We explored the nearby town of Hawley and did the rail tour. A lot of community amenities were closed or had limited hours since we went early June so if that’s something you care about, check if they’ll be open for your visit. We didn’t mind, since there’s so much to do at the house. Shawn was extremely responsive. We’ve been going to the Poconos for our anniversary for several years and this is the first time returning to a place—we were very glad to see it lived up to our memory!

Nothing was Lacking. Location, is Tops! Home In great shape From the Dock, Hot tub, and many amenities, provided by Shawn & Christine Abbott, you'd be hard pressed to find a better deal anywhere on VRBO. If you're looking for a peaceful lakefront rental where you can cast a fishing line in from under the deck while sitting in the Adirondack chairs next to a fire your here. There's plenty of room for at least 8 or more people to be about and not be on top of one another. There's plenty of Games, Watercraft items, all in a Variety. The Kitchen is modern, with all necessary items. 3 -bathrooms , 2 Large screen Tv's . a Family will certainly enjoy a stay here. That and the fact the Abbotts won't leave you hanging if you need them. Plenty to do and to enjoy .

Great Lake house!

The location is great. The house is located in a neighborhood with lots of great amenities like the pool, game room, and large field for playing family games. It was also great that we did not feel like we were in a neighborhood when sitting on the quiet back deck. Although not huge, the house felt like there was plenty of room to spread out and the larger kitchen was a big plus for us! The only downfall was the gaming system in the basement wasn’t working properly, which we mentioned to Shawn and he was going to tend to that. We also listened to chainsaws and wood chippers from across the lake for a few days, but no one could have predicted that. Plenty of hiking and biking nearby and quiet streets to walk on around the lake. Definitely a place we’d like to return to.
