Other things to note
- We recommend a 4x4 vehicle year-round for ease of access as the road. Snow removal service will be scheduled once snowfall reaches 3 inches.

- The garage and loft are located in a separate building approximately 50 to 75 feet from the main house.The other bedroom is above the garage. We only have bathroom in the main house. We do not have a bathroom in the garage or the bedroom above the garage.

- The primary renter is required to SIGN the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

Kindly be advised: Reservations made by local residents require additional review and approval before confirmation.

Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. The thermostat is locked to a certain temperature and couldn`t be adjusted.

4. No unregistered guests/visitors unless preapproved

5. No shoes in the attic loft

6. No climbing on railing in the attic loft

7. No small children left unattended in the attic loft

8. Follow state laws when using fire pit

9. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.

13. For noise complaints

13.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $75 to guests for the first call-out.
13.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

14. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.

15. For hot tub:

- The hot tub is regularly maintained after every guest`s check-out. However, if you leave it partially filled with dirt and trash scattered around, a fee of $350 will be imposed to cover the cost of draining and refilling the hot tub, as charged by the hot tub company.

- For the safety and maintenance of the hot tub, please ensure it is re-locked after each use. Failure to do so will result in a $100 fine.

- Children are under constant supervision and are never left alone. Diving, jumping, or frequently entering and exiting the tub should be avoided. Any damages will be incurred by the guest.

16. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

Note:

* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the carpet). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $200.

*Any costs incurred by the host as a result of a late check-out will be passed on to you.

*The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

*Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.

Nice home, clean and fully furnished with all a person needs to live. The issue we came across is that the "bedrooms" listed is actually one master bedroom, one loft (not enclosed by 4 walls) and the 3rd bedroom is above the detached garage. It was clean and had electricity, but no plumbing. Great for kids who want an isolated place, but no plumbing means bathroom/showers need to take a walk to the house or go outside...Otherwise, host was excellent and gravel roads in remote subdivision were in decent shape, speed humps every 500' or so.

Very nice place to stay! Host is very good with communication. Enough room for a trailer and truck. Kitchen had all things you would need. Very comfortable stay!
