Family function in the hill country.
We were able to book this house on such short notice for an unexpected family event. The house was clean and had a full kitchen. With our downtime, we had a lot of outdoor games to play and also watched th sunset by the frio. We thoroughly enjoyed our peaceful stay. We enjoyed the roomy house and all of the accomdations.

Raw Swage Leaking in Yard
This property had raw sewage leaking into the backyard! My 11 month old son walked through it and is now incredible sick. The drain line was to a septic system on the property that was not properly buried. When we complained the owner shut off the water so we had to go elsewhere for bathroom use. This was not the only issue with the home. Downstairs shower wouldn’t properly drain the entire stay, so you are standing in water while showering. The home is extremely out dated and smells like it’s growing mold in all of the walls. I can’t believe anyone would rate this house above a one. The pictures on the listing are extremely deceiving. Do yourself a favor and don’t waste your money on this home.

The sewage leak was caused by you driving trucks and golf carts in the yard. Golf carts are not allowed on the property, it’s clearly stated. We also pulled women’s feminine products out of the drain. Your group broke pecan limbs and destroyed rock land scape that’s been there for 10 years. There’s no mold. Did not turn off the water, another false statement. It took 3 days to air out the smoke. You and your drunk friends destroyed my property

The house was amazing! It had plenty to do, lots of games inside and out that could be played as couples or more. The fire pit was great! The upper deck was perfect for sky watching and seeing the Eclipse (10/14/23). We enjoyed the frio river. Would highly recommend.

River Trip 2023
We had an fantastic time during our stay for our River Trip 2023. The house was clean, kitchen stoked and the layout of the house worked perfect for our group. The fact that our dogs could come along was a huge plus! The river was low but the swimming hole was an easy walk and a beautiful place to spend the days! We met several neighbors and had a perfect time! Thank you!

2023 River Trip
This property was perfect for our needs. When not floating the river (wish it was a little higher) or at Garner, we spent most of our time at the swimming hole with the rope swing and fishing, which was a very short walk from the house. House was quaint and had everything we needed. Would definitely go back!

Great place for the Family!
This house was clean and in a pretty great location. 45 Yards to the Frio is not far at all and leaves plenty of space between you and the river where others may be passing by. There was parking for 4 trucks, which was something we were pleasantly surprised by. All in, I would definitely go back again next year.

Great place, awesome owner!
The property was beautiful. The owner was very accommodating. She allowed us to stay in two places because the rain was heavy and we needed a place to hangout outside while it was raining. My only concern is the steps going to the second floor. My nieces service dog fell through the large gap between the steps. If you know it’s going to rain choose another one of the properties she has. The deck allows all rain to flow through and you can not hang out outside while it’s raining.

Where good memories were made!
This was our 2nd time staying here with our adult children and grandchildren. We said last time and this time as well that we will be back. Plenty of room. Kitchen is well stocked with essentials. Beds were comfy. Very clean. Had everything we needed. Plenty of room for games and fun inside and outside. Water was pretty low this time but we were still able to find a good swimming hole walking distance. The kids also caught some fish. Everyone had a great time! Looking forward to the next trip back!

Rio Frio Trip
Nice, quiet location with great access to the Frio River; despite the drought we were able to enjoy a little 'pool' on the Frio just a slight walk from our accommodations! Plenty of space for our crew, too. Short drive into town to the Leakey Mercantile and beautiful scenic drives nearby; got to see the bats in flight while we were there; love to return some time.

Awesome place on the river
One of the best summer vacations our family has had, checking in and out was super simple, the house and property were super clean. The house was big enough to fit our family of 13 comfortably. The river was low this year but literally a 2 minute walk down river and it was perfect from shallow to about 7 feet with a rope swing. If you like star gazing the top deck was perfect. I definitely recommend this place!

The location was pretty perfect - river access right in the backyard. The hosts were incredible - helpful when needed but never intrusive. The house was great - A/C was cold, had just about everything you needed, and Wi-Fi was excellent.

Best Vacation in a long time
Arrival was great, place was cool and the music was a nice touch. although afternoons were so hot outside all the games were a great addition. Games for all ages 4-68. Horse shoes, corn hole and more. We took too much STUFF. They really had everything to entertain. Water was very low but a good walk to the right we found a really good water hole with lots of fish and a swim rope. Definity will try to plan another trip here. If we had any questions, the owner was quick to respond. We had firewood but suddenly realized we might be in a fire ban, so I reached out. 2 min later she answered and included where the hose was if there is an issue. Great Place!

Close to water and short trip to town.
It was perfect for my family of 10. 5 were kids ages 4-8. There was a rope swing a crystal clear water near. It is right in the river. The Frio was very low due to the drought but had enough water for fun. Garner State Park was a short drive and is beautiful

Great Frio Stay!
We had a great time at this property. Everything was just as described in the details and pictures. The house is older but is very clean and has plenty of room. The river is right out the back door. The water is really low but if you walk a few yards either way down stream, there are good swimming holes. The property owner is super easy to work with and really quick to answer any questions.

Perfect Frio River-house getaway
My boys, dogs and I spent Memorial Day weekend here and had the most wonderful time exploring the river and surrounding areas. House has plenty of bed space with futons and bunk beds below along with the three bedrooms; also, the house has sizeable green space and direct access to the river. The water level was pretty low, but there were two deeper areas that my boys could play, swim and rope swing. I cannot write enough praise about the five-star hosts - immediately responsive to any questions I had and very accommodating to our travel schedule. The town of Leakey has plenty of food, groceries and places to eat. Highly recommend for a Frio River experience!

Really enjoyed our stay. Near grocery store & between Lost Maples and Garner. Everything worked well (A/C, stove, blender, etc.) House sounded bigger online. Says it sleeps 12 -- & it can, as long as 4 are small children. We were party of 8 adults, so it worked fine. The house was clean. Only reason "cleanliness" didn't get 5 stars is because when we were cleaning to leave and swept under couch and beds, we found a couple food wrappers and a sock.

Birthday get away
We have known Temple for about 7 years or so. She has always been upfront and honest and overall the best of the best in dealing with our twice a year visits to Leakey. We had a really nice weekend again this past weekend staying in this older home. I know the owner has plans for the future for things they will be doing to it to improve it. But even without improvements it’s right on the river and a great place to relax. Would recommend it to anyone who is looking for a get away. If you have a bigger family there are 2 homes there together that would accommodate more if you rented them together.

It is a very nice property right off the river and I would recommend it to others.

Such a serene place!
We had such a great time at this house for our extended stay. Plenty of room for everyone. Owners were extremely helpful and easy to get a hold of when needed. Not that there were any problems that we needed to get a hold of them, though. The river was AMAZING! I can nor wait to go back!!

Absolutely had a blast!!!
Perfect location, right on the river. The house was very comfortable and my party of nine, my parents, husband, and our 3 teenagers with their friends, all had plenty of room. I enjoyed the porches and seating for games and eating. Kitchen has everything we needed. It was quiet and peaceful. Had a fire pit for smores every night. Short drive to happy hollow tube rentals and Gardner state park. Places for groceries and liquor was close also. Was a great stay. Would absolutely come back!! Oh, we stayed here 5 nights BTW.:)

Great Get Away
The stay was a great get away. We felt right at home. The house was very spacious for all my family. The Frio River was just a few yards away from our backyard patio. Beautiful green backyard with picnic benches and an amazing view to the Frio River. My family had a blast, we will surely be coming back again.
