A glorious location across the road from Victoria Falls, but the finishings and decor are dated, the grounds are full of animal droppings (zebras, giraffes, antelope, and baboons are roaming the grounds). The staff and service are great. The proximity to the Falls makes it worthwhile.
Lovely property with direct access to national park. Food was very good but the high light was the staff especially Matilde at the front desk who was SO lovely & helpful.
Great hotel near the falls with charming staff and comfortable rooms. The gardens abound with animals (zebra by the pool) and it’s just next to the falls entrance. They provide free shuttkes to the Royal Livingsone hotel so easy to go there for dinner.
Was absolutely lovely always met with a big smile from staff who always asked how we were enjoying our stay, did we need anything . Enjoyed the food. Joseph saw at bar every day was amazing. Booking tours easy at hotel had all minds of options they arranged everything
Great location, pool, room facilities - comfortable bed, good shower and separate bath, mosquito nets, fridge. Clean. Friendly, professional staff, great bar and food service - relaxed - suit all ages. Resident zebras, impala and giraffes a bonus.
Great location and that it’s right on the border of the entrance to Victoria Falls. I went to the Falls almost every day. The sister property, which is Royal Livingston had additional restaurants, a bar and a spa, which was right on the Zambezi river and a relaxing experience. On all of the attributes I rated excellent. The only reason I gave it four and not five stars is because the Avani hosts conference is quite regularly. With all the conference hours, it just was a bit more overpopulated in the hotel facilities than I was hoping. But the staff the grounds in the wildlife that walk around like zebras, giraffes, antelope, monkeys, are all amazing. I would stay here again and planning to return in 2 years.
The resort location (right next to the Falls), the beautiful gardens and surrounding forest deserves 5 stars. The buffet breakfast was great with a huge variety of foods and service was great. Used the swimming pool once but got blue dye all over our feet so didn’t use again - this needs urgent attention. We were extremely disappointed that Theatre Of Food Restaurant was closed every night during our stay and we were refused entry into the restaurant twice at the sister hotel next door. The food at the pool bar was very poor and the service was slow. O ordered pork bbq ribs one evening. It was inedible - just 2 huge chucks of gristle in a sauce (see photo). We ended up getting a taxi to Livingstone for dinner. If the dinner situation could be resolved we would highly recommend this resort due to the location and the fact that giraffe, zebra, monkeys and baboons feel free to wander around the grounds.
I can’t wait to go back. My experience there was absolutely amazing. The staff is extremely friendly and helpful. The hotel is beautiful. The food was fantastic, one think I would recommend is getting more verity of drinks to make at the pool bar.
It delivered way more than it promised, it was the most amazing hotel I have stayed in, the hospitality was unbeatable, we saw so many Zebra, giraffes, baboons and impala. The food was amazing, breakfast was amazing. We were on the Livingstone Natural park property and the walk to the falls was less than a 5 minute walk.
Without a question the best value for money if you are visiting the Victoria Falls area. The hotel is within the national park so you have free access to the falls which are a 5 minute walk from your room. In addition, there are zebras, giraffes, impalas and monkeys roaming free within the grounds which makes for an unforgettable experience. The staff is incredibly well trained and accommodate all of our needs, always with a smile and good attitude.
The property was nice and always kept cleaned and it’s just a few steps from the Victoria falls and gives you free access to enter which is awesome the staff there are amazing and always greeting you there are animals all over the property which was nice the food was good and the rooms were nice comfy bed and nice hot showers the only complaint I have was there wasn’t enough light outside at night at the hotel and was a bit scary walking and the WiFi was really bad other than that it was a great stay
Amazing to wake up to find zebras outside your windows - very good hotel only downside the family room with 2 queen beds was on the small size. They forgot about the free bottle of wine until reminded. Apart from that all good.

This was my 4th stay in last 10 years. Seems like management doesn’t care about guest experience. Will not be returning.
The welcome was amazing which my children loved and appreciated a lot. I am a Zambian who has lived and given birth to my children abroad. This was the first time I brought my children (24, 22 and 8 years old) to Zambia to fully embrace the culture and Avani gave us that. From the welcome to the night entertainment, and all the in-between surrounding activities were just phenomenal.
We could sit having a meal and the Zebras or impalas are also grazing just a few meters away from us without any fear as the animals mind their own business- this was a beautiful experience. All the staff were super friendly.
The planned activities were not too far away from the hotel too and transport was very easy to access- so another positive.
Overall- a very positive 4-day stay and the children have asked that we go back! 5**
