There are several ways to travel to this property:

1. If you are from New Jersey / NYC you can take 87N (New York State Thruway) to 787N (Albany) to Route 7 North (Troy) to Route 279 North to Route 7 North (Vermont). Take Exit 4 (Manchester) for Route 11 North. Make a left on Route 11 North at flashing yellow light to Route 100 North. Follow into Ludlow, turn right onto Route 103. Make 6th left onto Bixby Rd. Take Bixby Rd until you arrive at 980 Bixby road which will be on the right and the second house on the right after Christmas Tree Lane.

2. If you are from PA you can take 84E to 87N (New York State Thruway) and follow directions listed above.

3. If you are from CT/MA/RI/Southern NH/Long Island navigate to 91N in Northern CT/ MA/ Southern NH. Take Exit 6 in Vermont for Route 103 North. Follow signs for Route 103 North. Make a right turn on Bixby Rd. Take Bixby Rd until you arrive at 980 Bixby road which will be on the right and the second house on the right after Christmas Tree Lane.

There are no international airports in close proximity to this property. The closest are in Albany International Airport in NY or Bradley International Airport in CT.

➤ The wood-burning stove in the living area is not operational and is for decorative purposes only.
➤ Garage is not available for guest use.
➤ Exceeding maximum occupancy is not permitted.
➤ No third-party bookings (must book under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤ Quiet hours begin at 11:00 pm. Please keep noise to a minimum.
➤ Pets not allowed
➤ No smoking allowed inside or outside of the property. Smoking violation fee is 500$ per day.
➤Trash Removal: A $29 trash take-out fee applies for each reservation. The fee will be waived if you take your trash home with you.

1. Guests acknowledge and agree to observe quiet hours from 11:00 PM to 8:00 AM and to keep noise levels to a minimum during this time out of respect for neighbors.

2. No parties or events allowed.

3. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

4. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $500 charge per day of reservation if this rule is not followed.

5. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

6. Unauthorized late check-outs will incur a late check-out fee of $50 per hour. This fee helps cover housekeeping costs when the agreed-upon check-out time is not observed.

7. Guests who make reservations for over 30 days must sign our standard lease agreement.

8. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place around the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.

The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through the resolutions center.

9. No Pets allowed.

10. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

11. For your security and protection the property is equipped with exterior cameras.

12. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

13. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

14. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.

15. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.
