Beach Break Cottage comfortably sleeps 8 adults or 4 couples plus children up to 11 guests.

Enjoy your vacation at Beach Break Cottage 18 Esplanade in Middletown RI, a beautiful, modern, ocean and beachfront home on a beachfront compound overlooking Newport's Easton's Beach and famous Cliff Walk. We know you will love MyOceanFrontHome!

It is elevated by 18 feet because it is so close to the ocean so it has awesome views!

The first living floor has a bright, sunny open living/dining room with spectacular views of the ocean, beach and cliff walk. Perfect for entertaining! Enjoy colorful sunsets year round from the living room and deck that is right off the living room or cozy up in front of the gas fireplace in the winter and watch the smokey ocean with waves crashing on the snowy beach. The living room has a smart TV to access Hulu, Netflix and more.

The granite and stainless steel appliances complete the galley kitchen which is well stocked for all your cooking needs and is open so the chef can see all guests in the living and dining areas in addition to the beautiful views of the beach.

Fall asleep to the sounds of the waves all year round!
There is a bedroom on the main living floor with a queen bed, and beautiful views of the beach. A granite and glass full bathroom with step in shower is also on this floor.

On the top floor the main bedroom with ocean and beach views has a king sized bed with full tile and glass tub/shower bath in-suite.

The 3rd bedroom has a queen and a twin and the 4th bedroom has two queen beds with a full tile and glass tub/shower bath in the hall.

There are hi-def flat screen TV's in every bedroom with cotton sheet, quilts and comforters.

The ground floor has a garage with a door facing the off street driveway that fits 6 cars off street. There is no street or lawn parking. There is a Weber gas grill located outside the garage and I supply the gas. The other end of the garage has French doors that open to the large lawn and view of the beach. All beach chairs and supplies, games, boogie boards and kids toys along with ping pong table and small pool table are there for your enjoyment.

Just bring your suitcase because this home has everything you need for bed, bath, beach and cooking for a great vacation. Please- No Smoking, Vaping, and No Pets.

Known as 'America's First Summer Resort,' Newport, Rhode Island, is the home of The International Tennis Hall of Fame, Newport Preservation Society and Newport Mansions, The Newport Jazz Festival, The Newport Music Festival and the Newport Film Festival. This home is close to Carnegie Abbey and Newport National, known for world class golfing.
RI Beaches: Easton's '1st' beach and many other RI beaches have red seaweed that travels up and down the beach with the tides. It is not 'Red Tide'.

Activities: Activities at your doorstep include swimming, surfing, windsurfing, kayaking, canoeing, and sunbathing on Newport's Easton's (1st) Beach. On the rocks to the left of the beach enjoy fishing and snorkeling. Easton's Beach has a playground and live weekly entertainment. Middletown's Sachuest (2nd) Beach is just 1/2 mile away with the best surfing in RI. Families with young children will enjoy Middletown's 3rd Beach with no waves and a boat ramp with windsurfing at the north end.

Area: Just a short walk to popular restaurants and pubs including The Newport Beach House wedding venue and Flo's Clam Shack in addition to other restaurants, sports bar, Italian deli, surf shop and clothing store, ice cream shop and other restaurants.

Spend the day at the beach, afternoons sightseeing or shopping, and nights at lively restaurants and clubs on the harbor front. The property is within walking distance to Cliff Walk, Newport’s Easton’s Beach, and Middletown’s Sachuest Beach.
This home is one to two miles from Bellevue Avenue mansions, and The Newport Yachting Center. It is two to three miles from major recreational attractions in Newport including Newport Country Club, Bailey’s Beach, New York Yacht Club, Ida Lewis Yacht Club, and Sail Newport Yachting Center/Fort Adams.

House was perfect for our family. The owner was spot on when she said we didn't need to bring anything but our personal items. The house had everything we needed. Beach items, games for the kids, a playroom, pool table ping-pong table, fire pit table and a beautiful deck to watch the sunsets. We will definitely be going back.

We were a group of nine ladies that chose this property for its location close to the beach and Newport. The property was very clean and stocked with everything that we needed for an enjoyable weekend. Julie was very attentive and let us know she was available if we needed anything!!

Weekend Getaway

Great location. We enjoyed the Cliff Walk and visiting the Breakers for the opening of the holiday season. The house was clean, comfortable, and perfect for our group of nine. Beautiful view of the shoreline from the house.

Beautiful house

We had a large group of women stay at the house. With 3 bathrooms and numerous beds, it was easy to make everyone comfortable. The house was very clean and well decorated. The view was amazing, and it was an easy walk to get on the beach. Julie was quick to communicate and very accommodating. I highly recommend!

Had the best reunion weekend with college friends at this property. Steps from beach, cliff walk and local restaurants. A fabulous beach home

Our family recently rented this home for our annual family beach vacation. We had a mix group age wise from teenagers to grandparents all family!! Most of the time was spent on the beach, shopping in Newport and enjoying dining at several restaurants in Middletown. All enjoyed a wonderful stay and hope to be back soon!!

Wedding Weekend

Seven of us were in Newport for a family wedding. The house was perfect for us, clean and comfortable. We loved the location and spent so much time walking the neighborhood and enjoyed the cliff walk right from the house. Excellent communication with the owner. Don't hesitate, book it!

Long Weekend Getaway

Our stay was just what we needed. We were looking for rest and relaxation. It was my birthday weekend in the beginning of March, with my adult children and even though the weather wasn't the best, the stay was amazing. Everything you need for food, shopping, hikes, etc., was so close by. The house was immaculate and the indoor fireplace was so cozy. We were low key and just played cards, board games, and watched movies. All were right there and easily accessible, as well as WiFi.

Exactly as it looks!

I highly recommend booking this property, it's right on the beach, super clean, with comfy beds. We were there for a bachelorette weekend with 11 girls and it did not feel too tight. It's just a 10 minute uber into Newport and close to the wineries. Julie was super responsive and lives next door if anything comes up. Also, love the front porch!

Perfect RI Getaway

An amazing, fall, girlfriends' getaway. Julie could not have been nicer or more helpful. We all came from different states so she was very accommodating with an early check-in. The house was extremely clean and had plenty of everything - towels, chairs, toys, etc. The views of the beach are beautiful and a perfect view of the cliff walk. Steps away from the beach / restaurants and only a few minutes drive to downtown Newport so it was the best of both worlds. We'll be back!

Easy Vacation

What a lovely place! For once I didn't have to spend so much time packing, loading, unpacking, etc. Julie supplied everything! Sheets, towels, beach towels, dish towels, sponges, paper towels, toilet paper, crock pot, etc. It made my vacation easy! Great view, easy access to beach, and loads of things to do. Absolutely Gorgeous Property

We celebrated a 50th birthday with a group of 10 moms. This location was incredible. The bedding was beautiful, the kitchen is perfectly appointed with everything you need, all the bedrooms have closets and dressers, and the family room is comfortable for gathering. The view from 2 sides of the house is ocean and breathtaking. You can see the path to the beach from the back of the house, a few minutes walk away. The host was welcoming and made checkin easy. The house is a short easy walk to the start of the cliff walk. You could also walk to downtown Newport, but it would be about 2 miles. We drove in and found parking downtown when we wanted to go. This property is a must stay for a beach getaway.

clean house w great location

This house is very pretty, in a great location, steps from the beach and very clean! Cleanliness is important to our family and we appreciated how comfortable and maintained the home is. It unfortunately rained the whole duration of our stay, but the cozy fireplace and ease of being together in the home made it so enjoyable. The bedding was fresh and smelled lovely. The kitchen and bathrooms are supplied with everything we needed for our stay. Even having makeup remover wipes In the little jars in the bathroom were a thoughtful and appreciated touch! Julie was responsive and made the check in and out process seamless. The directions were clear and easy to follow for the care of the home . We thoroughly enjoyed our stay and will be definitely renting from Julie again ! Five stars !

RI Beach Trip for Family w/ Adult Kids

Julie's house is lovely and situated with a great view of 1st Beach/Easton's Beach and the Cliff Walk across the water. It is also in walking distance of places to eat in or grab milk and such in Middletown. And it is about a 35-minute walk to Newport. Unfortunately, the weather was not great "beach weather," but we enjoyed the relaxed days, time spent exploring Newport and the Gilded Age mansions, the International Tennis Center and Museum, and various walks, including the wonderful Cliff Walk. Julie gave us good tips for places to eat and wisely recommended making dinner reservations well ahead of time! The house was well stocked with essentials like paper towels, toilet paper, and tissues, as well as beach towels, chairs, etc. The basement--with pool and ping pong tables--was nicer than it looks from the photos and provided good rainy day options. Thanks to Julie for being a wonderful host of a great house! Double thumbs up!

The house is fabulous, very clean, with great views and has everything needed for a super beach vacation—abundant bath, kitchen and beach towels, plenty of beach chairs, umbrellas etc. Plus, a new deck and outdoor shower. And being just a short walk to First/Easton’s Beach was huge as we could go back and forth multiple times a day depending on which kids were tired or hungry, who needed to get out of the sun etc. It was an easy walk to several restaurants and a great ice cream shop, and a short drive to Newport, Brenton Point for kite flying, and the Sachuest Point wildlife refuge. The basement was also a hit for the 2 older kids—almost 7. After a day at the beach, they could play down there with all sorts of toys. We had terrific weather the whole week until late Friday afternoon—some rain and a lightning show over the mansions across the way. All in all, a great vacation—we all said we would love to come back again. Thanks so much.

We had an amazing stay for to celebrate a 35th birthday at the Seafood Festival! The house is beautiful and cozy with the fireplace. It was very spacious for our group. We couldn’t have enjoyed it more.

Great location! Close to Cliff Walk and to Newport. Julie was awesome and super accommodating. Appreciated the abundance of wine glasses and coffee cups!
