The Space:

The Landing Studio was designed to make a downtown stay feel easy from the first step.



It is the first door you reach at the top of the stairs on the second floor of 89 Cottage Street, a freshly renovated studio of about 275 square feet that runs from a kitchenette at one end to the queen bed at the other.



The kitchenette includes a stove, microwave, toaster, full-size refrigerator, pod coffee maker and kettle, so morning coffee, groceries and simple dinners all happen right here.



A dedicated desk gives you a proper place for laptop work, and the smart TV is ready for a quiet night in. A wall unit handles heating and air conditioning.



The private bathroom comes stocked with fresh towels, toiletries and a hair dryer, and an iron is on hand for workdays.



Outside the door, downtown Middletown is close: Downtown Bagels is a 9-minute walk, Touro a 15-minute walk, the Paramount Theatre 16 minutes on foot, and Garnet Health a 7-minute drive.

Guest Access:

Guests have private use of the entire Landing Studio, including the queen bed, kitchenette, coffee station, dedicated desk, smart TV and private bathroom.



Check-in is easy and fully self-guided. One smart lock opens the main building entrance at the front right corner of 89 Cottage Street, beside the deli, and a second opens your studio door. Both codes arrive by message on the day of arrival. Your door codes are sent once you complete our short check-in registration form, so please fill it in before you travel. Check-in begins at 4:00 PM and checkout is by 10:00 AM.



You'll also have free use of our private off-street parking lot behind the building, first come, first served, with one standard-size vehicle per reservation. Shared laundry is in the building at $1.50 a load; pay by card in the app or with coins.



Please note the studio is on the second floor, 19 steps up, and the building has no elevator.



The Neighborhood:

The Columbus Hotel places you in downtown Middletown, close to the practical rhythm of the city: local restaurants, cafés, breweries, shops, errands, and everyday essentials.



This is not a remote retreat. It is a practical, well-placed downtown base for guests who want Middletown, Orange County, and the surrounding Hudson Valley within easy reach.



Clemson Bros Brewery is a short walk down Cottage Street, and Oak & Reed, the Paramount Theatre, Touro, and Garnet Health are all convenient local anchors for guests visiting the area. Regional draws like Woodbury Common, Galleria at Crystal Run, LEGOLAND New York, West Point, the Orange Heritage Trail, and Bear Mountain are also within reach by car.



The neighborhood has a safe, working downtown and residential feel. Guests who value convenience, private parking, self check-in, and easy access to food, school, medical visits, shopping, and local events tend to be the best fit.



Getting Around:

A car or rideshare is the easiest way to move around Middletown and the wider Orange County area.



Free parking is available in our large private lot behind the building on a first-come, first-served basis. One standard-size vehicle per reservation is preferred.



Clemson Bros Brewery and several downtown stops are close by, while larger shopping, medical, school, family, and regional attractions are best reached by car or rideshare.



Middletown does have regional train and local transit options, but most guests will find driving or rideshare more convenient, especially for Garnet Health, Woodbury Common, Galleria at Crystal Run, LEGOLAND, West Point, Bear Mountain, and other Orange County destinations.

The Columbus Suites is a renovated building of 14 studios in downtown Middletown, above a corner deli, so expect normal city sounds and neighbors on the stairs.



Only registered guests are permitted, with no visitors, parties or events. Quiet hours are 9:00 PM to 8:00 AM. No pets. No smoking, vaping or cannabis anywhere in the building.



Exterior and common-area security cameras are in place for guest safety. There are no cameras inside the studios.



A Pack 'n Play with crib sheets is available on request.



Interaction with Guests:

You’ll have a private, self-directed stay with smart-lock check-in.



Our team is available by Airbnb message before and during your visit, and we are nearby when needed. Please message us through Airbnb if anything needs attention so we can respond quickly and keep everything documented in one place.



Check-in details are sent on the day of arrival. Early check-in or late checkout must be approved in writing before arrival or checkout.
