RENTAL RULES:

Minimum age requirement for primary renter: 25 (some exceptions apply). All reservations are final, and no refunds will be given upon cancellation, unless owner is able to re-book dates at full price (See “TRAVEL INSURANCE” at end of this list).

Please contact DUNES REALTY with any emergencies/needs/questions during your stay. They are our local property managers and are available to assist.

Smoking is NOT allowed in house or on decks. Will result in minimum $750 fee, NO EXCEPTIONS.

KEEP OFF DUNES, and NO FIREWORKS. Potential state/federal fees will be imposed if this law is violated. These are local laws – not ours.

Pool: if pool heat is paid for, it will be set to 85 degrees during the morning of arrival. If there is a problem with the heat, please contact owner. DO NOT tamper with equipment or temperature settings. The temperature (and settings) are actively monitored. Any tampering with the heater or the settings will result in immediate forfeiture of security deposit, loss of pool heat fee, and heat being turned off for remainder of reservation.

The property is privately owned; the owners are NOT responsible for any accidents, injuries, illness, theft, or any other damage/occurrence while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

Keep the property and all furnishings in good order. Ultimately, we humbly request that you treat the house as if it were your own.

Only use appliances/furnishings for their intended uses. Please refrain from leaving doors/windows open. AC/Heat has door and window sensors and turns off if a door or window is open longer than 10 minutes. This automation is aimed to prevent equipment breakdowns for current and future reservations, as well as to prevent intrusion from unwelcome pests (such as Palmetto Bugs).

Pets are NOT allowed (some exceptions apply). Additional minimum cleaning fee of $750 plus any incurred damage costs will be imposed if pets are brought to the property without prior permission.

Parking: Private parking is available under the house and in the driveway. Please do not park on landscaped areas, which destroys irrigation equipment.

Housekeeping: There is no daily housekeeping service. Sheets, bath towels, and washcloths will be provided (if arranged and paid for) at beginning of stay. We also suggest you bring BEACH towels. A departure cleaning is included with the cost of your reservation unless otherwise stated above or agreed to.

Emergencies and Repairs. Contact owner or property manager immediately with any concerns or damages. Owners work and spend continuously to make sure the property is held to the highest standard, but weather (and some guests) are very hard on the house. Breakdowns occur and repairs are often needed, and cannot be predicted. There will be no repairs/credits unless owner has demonstrated negligence in seeking solutions to needed repairs.

Follow any other instructions/policies from property manager (Dunes Realty).

Events/Noise: If it is found that any parties/events are hosted in the home without prior permission, or the number of guests exceeds the occupancy stated above, or there are more than two noise complaints from neighbors in late evening hours, all guests will be required to vacate the property immediately without refund.

Owning on the coast is an endless battle of storms, erosion, and governmental control. There are occasional beach renourishment programs along the coast and, when they happen, owners have no discretion over scheduling. We realize this can be an inconvenience, but any concessions made for disturbances are NOT guaranteed and are at sole discretion of owner.

TRAVEL INSURANCE: We HIGHLY recommend the purchase of “Cancel for any reason” trip insurance, which can be purchased any time within two weeks after booking a trip. These comprehensive “Cancel for any reason” policies offer protection against any reason for cancellation.
