Gather on the spacious screened-in porch, relax beside the indoor gas fireplace, or spend the day boating, swimming, fishing, and enjoying the waterfront.



Located near Naples, Bristol Mountain, local wineries, breweries, hiking trails, waterfalls, restaurants, boutiques, and farm stands, the home is well positioned for exploring the Finger Lakes.

GUEST ACCESS



Guests have private access to the entire home, except for the cleaner’s closet. Amenities include the screened-in porch, dock, lawn, full kitchen, complimentary Wi-Fi, flat-screen TVs, washer and dryer, and smart-lock entry.

• Bedroom 1: King bed on the second floor

• Bedroom 2: Queen bed on the second floor

• Bedroom 3: Bunk bed and futon on the second floor; please note the low bunk clearance

• Living area: Queen sleeper sofa on the entry level

KITCHEN AND DINING



The fully equipped kitchen includes cookware, bakeware, dinnerware, glassware, a refrigerator, Keurig, toaster, microwave, above-range microwave, and dishwasher. The dining table seats eight. Plastic cups and paper plates are recommended for outdoor use.



OUTDOOR SPACE



The property includes a screened-in lakeside porch, grassy area for lawn games, gas grill, and dock space for up to two boats. Dock availability depends on seasonal water levels and cannot be guaranteed.



A complimentary public boat launch is located near the south end of the lake.



Guests are responsible for refilling the grill’s propane tank if it becomes empty.



PARKING



The driveway accommodates up to three vehicles. RVs, tents, and temporary shelters are not permitted.

IMPORTANT INFORMATION



• Fires are not permitted anywhere on the property.

• Fireworks are prohibited.

• Pets are not permitted.

• The home uses a septic system; only toilet paper may be flushed.

• Exterior security cameras monitor the entryway and driveway only. There are no cameras inside the home.

• Early check-in is not available.

• Late checkout until 11:00 AM may be approved at no charge, subject to availability and the cleaning schedule. Checkout after 11:00 AM will be charged at half the following night’s rate.

• Guests must respect neighboring properties and comply with local noise, littering, and trespassing regulations.



By booking, guests agree to follow all property guidelines and South Bristol rental regulations.



GETTING AROUND



A car is recommended. Local limousine services are available for winery and brewery tours throughout the Finger Lakes.
