★Layout★
This stunning space is a single level ranch style home, with a king master bedroom complete with en suite full bath, a king guest bedroom with en suite half bath, and a twin guest bedroom with a bathroom across the hall that serves the common rooms in the house. There is a living room, breakfast nook, kitchen, dining room, bonus room, and a small sitting room area adjoining the entryway.

There is a side entrance to the house with an attached carport for 2-3 vehicles. There is also ample parking in the driveway and on the street.
★The Neighborhood★
The home is also convenient to nearly every major neighborhood in Nashville, and is just 2.6 miles to the bustling Green Hills neighborhood, where you will find endless shopping options, a plethora of restaurant options, and the world renowned Blue Bird Cafe´. Just up the road in the other direction is one of Nashville's best spots for nature lovers, Radnor Lake.
★House Rules★
During your stay, we ask that you remember to be respectful of your neighbors. Quiet hours are from 10pm- 7am. For real, take the party to the Honky Tonks on Broadway. Additionally, thank you for respecting our 'no smoking' and 'no pets' policy so that we can keep our properties in the best condition possible. Pets include but are not limited to cats, zebras, livestock, and/or spouses. There are also no firearms permitted within the home or on the surrounding property. Should you choose to ignore this, there will be a $300 fine assessed for breaking either of these rules. We thank you for refraining and being respectful of our homes - please don't make us hunt you down for fines as it cuts into our nap time.

The Neighborhood:
The Oak Hills neighborhood is a quiet area located less than 3 miles outside of the major hub of Green Hills (where you will find shopping of all kinds, food, and more!) It`s also less than 3 miles from Radnor Lake, which is one of Nashville`s most beautiful places to hike and enjoy the outdoors. Central to nearly every major hub of Nashville, Oak Hill is a place where you can get from here to there with ease!

Uber and Lyft are easily accessible from this home.

For your safety and the security of our properties, most of our rentals have a ring doorbell camera or an external camera located on the exterior of the home. No indoor cameras are present - your privacy is fully respected.
★Damage Waiver★
You are renting a private home. Please treat the property with the respect you would like shown to your own home. We get that accidents happen – some more sober than others – and we want you to be aware of your Damage Waiver coverage should something get a little wild during your stay. In an attempt to make this easier for you, the Damage Waiver fee is included in your cleaning fee. Here’s how it works: by booking with Stay Local Nashville, Inc., you understand and accept that your booking fees include a Damage Waiver. It is the Guests’ responsibility (that’s you!) to report damage that is caused to the Property during your stay. The vacation rental Damage Waiver is not insurance, but instead an agreement by Stay Local Nashville, Inc., to replace or repair unintentional damages up to $1,000.00 (one thousand dollars) in total to the rental unit’s interior. Damages that qualify for this agreement must occur during a Guest’s reservation, be disclosed to management prior to check out, and the Damage Waiver must have been paid in full prior to arrival (don’t worry, it’s wrapped into the cleaning fee!). Any damages that either exceed $1,000.00 (one thousand dollars), are not disclosed prior to check out, or are deemed intentional, will be charged to the credit card on file, through the Airbnb resolution center. The Damage Waiver does not include theft or intentional or negligent damage and will not be covered by this fee and the Guest will be liable for all costs associated with intentional or negligent damage. The Guest is liable for any and all costs and fees associated with the vacation rental, including reasonable collection costs and attorney’s fees that are in any way associated with the Guest’s and/or the Guest’s invitee’s breach of this agreement, including but not limited to, money owned under this agreement for damage to the premises, fees, and/or fines.

★Rental Policy★
It is Stay Local Nashville's policy to not rent to any local guest less than 7 days from today's date. An exception can be made if you are a returning guest or have three or more five star reviews. If you fall into this exception, please message us before you book so that your stay will not be immediately cancelled.
★Refund Policy★
By booking with Stay Local Nashville, you understand that it is our policy to require a fully executed Non-Disparagement Agreement (NDA) prior to issuing any refund of any amount for any reason. Additionally, by booking with Stay Local Nashville, you understand and agree that you shall not be entitled to a refund of any amount without fully executing this NDA. This refund policy does not apply to reservations booked by HMVB guests.
★Cancellation Policy★
If a guest wishes to cancel the reservation, the funds will be refunded as follows: Regardless when the booking takes place, if Guest cancels their stay five days prior to the Check-In-Date, a full refund of all rent and fees shall be issued.
Regardless when the booking takes place, if Guest cancels less than five days prior to the Check-In-Date, Guest understands and agrees that zero refund dollars ($0.00) shall be issued. Additionally, Guest understands and agrees there shall be no refunds for shortened stays for any reason. The Property Management Company may also be entitled to cancel the Guest stay if Rental Rules are broken during the period with a zero dollar ($0.00) refund to Guest.
