"AIR CONDITIONING" Located between Newport and Balboa Piers this mid Century 4 unit building on West Balboa Blvd Is perfect for short walks to either Pier and many fine restaurants, as well as the Balboa Ferry and the Catalina Flyer. This Studio apartment has a new shower with barn door, granite counter tops, stainless appliances with dishwasher. There is a comfy queen size captain's bed with storage underneath and ample closet and drawer space. Side tables are laptop tables to provide a workspace. Amenities include Smart TV, Cable, free Wifi, coin op washer and Dryer, there is a gas BBQ with table and chairs on a shared patio space. Beach chairs are provided and stored in the garage with the laundry. This is a ground floor unit. There is a small bathroom with a small shower. Quite hours are very important. Great location and property. The studio was cozy and well-equipped for guests. Clear check-in and in-home directions made the stay seamless. Location is outstanding and everything you need is walkable but having the garage is a great option as well. Comfortable bed and bedding. Would stay here again, and again.
It was a lovely stay. Half a block from the beach within a Newport residential neighborhood. Bed was comfy. Parking was great. Perfect for a solo traveler or couple.
We spent a very relaxing 4 days in this cozy beachside studio - just the thing to escape the Midwest winter! Loved that the beach was just across the road.
1240 Balboa is a super nice place to stay while visiting Newport Beach. Great location, clean and well maintained! Simple booking and check in/out procedures
The place was well stocked with everything you need for a vacation rental. The neighborhood was quiet and peaceful and just a short walk to the beach. The management was super responsive. We’ll definitely rent with them again.

I liked the beach accessibility close by within walking distance, the ability to drive a short distance and cook in the fully equipped kitchen, the comfort of the bed, and having beach chairs and beach towels and beach umbrella provided to take to the beach for the day. The bathroom tiled shower was great, except that you had to take the spray nozzle off the shower head to use. The garage was small, but allowed us to put our small car in the garage during street cleaning days! There were thin walls, so it caused people to hear someone talking next to them in the adjoining unit. The small couch and chair were leather and were comfortable, except excessive use causes the person to slide forward. It was hard to use the covered patio table & chairs - which was very nice - because four units shared the same space!
Amazing time spent here for our honeymoon. Close to the beach and the bike path. Easy access to get to everything. Space was clean and great size for 2 people.
Great location, right across from beach. Walking distance to many amenities. All the beach essentials in the garage was fantastic. Only constructive criticisms would be sheets have visible stains albeit clean but still.

From the start, there was great communication with the owner. The location and the property represented what was online. We made great memories and enjoyed a little respite.
Cute, beachy and with everything you need for the beach. Older unit but modernized with all the comforts of home. Perfectly situated to the beach (ocean & bayside), restaurants, etc. I will definitely stay there again. Enjoyed 4 mile beach walks each morning and night and didn’t want to come home. Parking wasn’t bad either and my car was parked for days. I just paid attention to the street sweeping signs as they directed. Responsive owners were so helpful and nice when I couldn’t find my email!
The location seemed pretty ideal to us. Located between the two piers, the noise is slightly less and not as many of the crowds. The apartment is just as advertised, everything in working order. The bed is amazingly comfortable. We didn’t end up parking in the garage as street parking was available this time of year.
This little spot is gem. Clean, quiet, close to EVERYTHING.Kitchen, great shower and bathroom and ventilation. And it has a small GARAGE to store my fishing gear and kayak! The hosts made it very easy to access with clear instructions on locks, times etc. I will certainly go back. It's perfect for one or two people.
Balboa Sea Escape exceeded all my expectations. Every detail was thoughtfully considered and made for a lovely stay. The kitchen was well-stocked, the bed was super comfortable, parking was convenient (the garage is indeed small even for a compact car so I parked there once and then there was easy street parking the rest of the time), and the location was perfect for exploring the area by foot or by car. I was traveling alone and felt completely safe and at ease. Communication with the owners was easy and helpful. It's a beautiful space with a cozy atmosphere. I highly recommend it to anyone looking for a peaceful retreat. Five stars!!!
