Our 3 bedroom/3 bath upstairs unit on the Newport Beach Peninsula is thoughtfully-appointed, immaculate and stylish. This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences, including two living rooms and kitchens, as well as a Roof-Top Deck! Situated just one block from the 50th Street beach! Here's what you'll find:

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping. Tennis, racquet ball and basketball courts nearby; 3 parks within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, and portable high chairs, twin rollaway beds, etc. Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Perfect spot for our stay!

The layout, set up and location for our stay was perfect for what we needed. The kitchen was well stocked. The roof top deck with an ocean view was a bonus. Super close to the beach and TONS of restaurant options nearby.

Great location

The location of this property was great. Nice beach access, cute, quiet neighborhood. The towels seem old and flimsy. We rented this place because there were enough beds for our son and his friends for their senior trip, as well as us and our daughter. The beds were okay, but the couch in the front living room was probably the worst couch I’ve ever sat on. We found the only place we had to sit was the bed. That got old after a few days. The couch in the back living area might have been better, but it’s the pullout and was being used as a bed. Furniture that was clean and comfortable in the living room would have made a world of difference. Really my only complaint.

Wonderful Family Vacation Steps to the Ocean!

This beach house was perfect for our family group. We originally were planning for 8, that moved to 10 when our other son and wife were able to join a few days. 3 littles and 7 adults. It was a little bit of a puzzle but everyone was comfortable and had good privacy. And a great time. The bedrooms and beds were comfortable. The Murphy bed has a good thick mattress and very comfortable and easy to make appear and disappear. The seating is all fine w couches and chairs. No table for 10 to sit all together but who’s going to need that? Having two kitchens and living areas was great. The family w littles could stay up front and consume that space and kitchen. The unit can be divided into two smaller units each w sleeping space, living, kitchen and bathrooms. The bathrooms were more than adequate, not fancy but everything we needed. Plenty of towels. Good amount of paper towels, tp, dish and dishwasher soap. We appreciated washer/dryer units in both front and back. The upstairs deck was wonderful, we were there every night for wine and sunset and nice ocean views. Gets breezy and cool in evening. The kids (and us) loved being so close to the ocean. Lots of boogie boards and some sand toys available. The enclosed outdoor shower and hose were perfect for rinsing the kids and toys. The garage space was much more than adequate for our Prius and the adjoining drive pad would fit most any vehicle. We would love to come back again!

The house was large enough for 9 people to live comfortably with each other. The three baths are a big plus. Check in and out was easy! The place had two kitchens with separate utilities in both. That was a plus during our stay.

Beautiful Property, Excellent Stay!

We had 2 families: 4 kids (3-12 yrs), 2 young adults (19-12), and 4 adults. The accommodations were perfect! The layout was ideal. The bonus room in the back was for the young adults, and lots of doors to close in between the rooms for noise control. The master bedrooms with attached bathrooms were a big plus. This unit was Beautifully decorated, beds were A in comfort and location was excellent. A one minute walk to the sand! Having the carport and 1 garage was really nice. Tons of beach chairs and sand toys, boogie boards, etc. Plenty of extra blankets and we had everything we needed. The property Management company (Beachview Rentals) provided excellent customer service. We loved this property and look forward to our next trip.

Great gathering spot

We were in town for a family gathering and this space really facilitated our time together. Loved the 2 kitchens! Great sleeping accommodations and location to other areas like the beach or the "downtown". Many places within the unit to sit and chat with family. Super quiet at night. Clean with well outfitted kitchens

House was very nice, neighborhood not so much

The house was great, clean, however as soon as we walked in the smell of pot filled the front room pretty badly, we had to close the windows and the doors to block it from going into the bedrooms, the below guests from another rental company were smoking night and day and then thumping music till about 12am, the actual residents across the driveway were the loudest of all and it seemed to be on purpose to make the rental guests unhappy, the husband kept trying to hit cars driving by witha yellow plastic shovel

Great location and space

The property looks exactly like the pictures. It is well laid out and in a great location. A few comments....wifi is terrible and would have liked to have bikes provided in the garage. I would stay there again if the opportunity presents itself.

Our stay in N Newport was amazing ! Location was perfect. House had a lot of sleeping areas and hang out spots. Location was ideal for kids and adults to walk to beach or access the bike path. Looking forward to going back!!

Family Beach Vacation

Family of 6 - 4 kids 5 and under and and second family of 4 - 2 kids 3 and 1. The house setup was more than sufficient. Bedrooms were large and comfortable, the kids rooms was perfect. The back “living room/kitchen” had numerous additional sleeping arrangements if needed for teenagers if needed. If we return I’d book again here no questions asked. To clear up some other reviews - the second kitchen is fully stocked with all appliances, 2 washers/dryers, linens, pots and pans, plates and silverware. My only “advice is some of outside furniture is due for some replacement as sea air tends to deteriorate that but I’m confident the management will clear that up. Also rented bikes and they delivered it to the house making the trip so relaxing and enjoyable.

Amazing!

The house is beautiful and clean, with lots of space. We had a short visit, but enjoyed being only 4 houses from the sand and the rooftop deck. I would absolutely rent this again!
