Both homes have been thoughtfully remodeled with modern, luxury finishes, creating stylish and comfortable spaces throughout. Enjoy ocean views from the expansive front patio and upper deck, and gather in the inviting living areas designed for shared moments and relaxed coastal living.
GROUND FLOOR RESIDENCE:
LIVING/DINING ROOM: - Sofa seating with two additional armchairs, a fireplace, and streaming TV - Dining table with seating for four - Access to the large oceanview front patio
KITCHEN: - Open to the living/dining areas with barstool seating for two - Fully stocked with dishes, utensils, cookware, bakeware, and large and small appliances - Guests may supply their own food, drinks, spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS: - Primary Bedroom: King-size bed; en-suite bathroom, streaming TV - Guest Bedroom: Queen-size bed
OUTDOOR LIVING: - Front oceanview patio, blackstone grill (propane) - Lounge seating and outdoor dining table with seating for six

OUTDOOR LIVING: - Front oceanview deck with outdoor dining table, seating for six, propane gas BBQ grill, market umbrella - Private rear deck with seating for four, accessed from the primary bedroom
ALSO INCLUDED: - Wi-Fi - Air conditioning; heating - 8 low-profile beach chairs - Bathroom essentials are provided for your stay, including a hair dryer, body wash, shampoo and conditioner, and an iron with an ironing board - Cleaning essentials are also included, such as hand and dish soap, dishwasher pods, a sponge, trash bags, paper towels, toilet paper, and a few basic cleaning products
EXTRA SLEEPING ARRANGEMENTS: Additional sleeping accommodations to fulfill the maximum occupancy are provided via three twin trifold floor mats, along with extra linens/pillows. The floor mats are best suited for children. Twin rollaway beds can be rented if adult sleeping accommodations are desired instead of mats. Make arrangements in advance to ensure delivery can be scheduled in time for guest arrival.
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
LAUNDRY: Laundry facilities are located in the garage; guests must provide their own laundry supplies.
PARKING: Two tandem parking spaces in the garage, on the left and right sides, for a total of four spaces. The garage can be accessed from the rear alley and fits mid-size SUVs. Do not park across the front of the garage door in the alley, even momentarily. Street parking, both metered and unmetered, is also available.
PETS: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, plus Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information!
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
