The absolute perfect location with the prettiest palm tree ocean front view that is just a 5 minute walk from the Newport pier. A great place to stay that is close to all of the fun but far enough away that you can hear the waves rolling in at night opposed to people. Very cleanly. We loved our stay here! The fireplace was a magical touch!
The beds were terrible breaking down. Mattresses were terrible location of property was excellent check-in process was just OK. Communication with the property manager was Excellent
This was such a cozy perfect house facing the ocean in Newport Beach... The house was clean, the beds were comfortable, and the best part was sitting on the patio watching the ocean after a fun day of playing on the beach... The location was absolutely perfect!
Brandon the property manager was quick to respond with any questions we had. The garage parking was perfect for a smaller sized SUV, and the bikes, boogie boards, and surf boards were easy to access. Thanks to the owners providing bikes, we never once had to drive.
We look forward to staying at this property again in the future!

This place needs to be sold and torn down for a start over. .
Do NOT use fragrance in the bedding or feathers. Need non fragrant and no allergenic items. Our sinuses were clogged due to the fragrance and there was a musty smell. The bedding seemed cheap. Get a real mattress instead of a topper. Also, get a new casual silverware from Target, that silverware was awful. Get a disposal cover.
We had an amazing time staying at this beach house. The location can't be beat. Right on the boardwalk and beach with easy walking distance to restaurants, shopping and the pier. We loved sitting in the adirondack chairs on the front patio. We will be back again hopefully sooner than later!
Working with the property management was great. Bobby was fantastic and Mike helped when needed. We rent all the time and having a clean place, but also where you rent from is on it if there are any problems is key in rental-- My friend and I had a great time. We'll be back!
The whole place was covered in dog hair. I had a 1 year old with me and we couldnt even stay there it was that bad with dog hair and that oder. We only stayed for friday night and left Saturday morning. We didnt even stay our complete stay til Sunday cause how bad it was i couldnt have my 1 year old around all that so we had to leave. Had a bad smell from the moment walked in. Needs to be cleaned better.
House was clean and comfortable. Location was great, restaurants in walking distance. Kids had fun being right on the sand. House had extras such as bikes, beach chairs, sand toys, etc. Didn't use the kitchen but appeared to have everything you'd need. A little tricky finding exact house in alley but figured it out from photos/instructions. My family had a good weekend, would stay here again.
This little place was a great stay on Newport Beach. We loved the location to the beach and overall the house was clean and roomy enough (although not enough living room furniture for us to really hang out in the evenings). The Property Management guys were fantastic and quick to respond to any of our needs. The things keeping this from a 5 star place are just some quirks that made it not completely up to par. The kitchen was very spare with cooking necessities so I wouldn't plan on really any cooking here. There was no hose outside or anywhere to rinse sand off and also no towel hooks anywhere to hang up wet suits and towels. The front patio isn't really very usable as you are literally right on the boardwalk by all the people walking by (without masks!). Overall we had a great stay and felt clean and safe and the beach spot was perfect. We did have one family above us for 3 days who were extremely loud but the next family was quiet so it just depends who you get up there. Newport Beach doesn't seem to be enforcing any covid guidelines and we rarely saw anyone in masks when in town or picking up food at restaurants. Our spot on the beach was quiet and uncrowded so we felt safe enough sticking around there and not going down by the shops and crowds.
Family had a great time!! Cute little condo! Disappointed that kitchen not cleaned well considering COVID-19 issues right now. Great communication with manager, he was very helpful.
