The main living area on the second floor features a leather queen pullout sofa and loveseat set, a gas log fireplace, and a TV with streaming capabilities. A dining table with seating for six connects seamlessly to the space. Sliding glass doors open to the front ocean-view balcony, which includes a propane gas BBQ grill, outdoor dining for four, and a market umbrella, creating an ideal indoor-outdoor living experience.

KITCHEN & AMENITIES:
The fully equipped kitchen includes dishes, utensils, cookware, and bakeware, along with all major and small appliances. A built-in desk area adds convenience for work or planning your day. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one queen pullout sofa is provided. Twin rollaway beds can be rented instead of the sofa by making advance arrangements with our office.
Laundry: Full laundry facilities are located in a closet adjacent to the kitchen. Guests must provide their own laundry supplies.
Parking: One small single-car garage space is available for compact to mid-size vehicles, along with one additional carport space suitable for any size vehicle. General street parking, both metered and unmetered, is also available. Access to the home is available through the garage via an interior stairway to the main living spaces, or via an exterior stairway on the inland side of the property.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
