Welcome to Sugar River Treehouse! If you’re looking for serenity, peace and quiet, in the most unique, breathtaking, beautiful setting, you have found it. On top of the trees, overlooking the Sugar River in the quaint town of Newport, NH you will find plenty of year round activities including swimming, floating, fishing on the beautiful, clear Sugar River, right outside the back door. You will find the treehouse sits up in between 2 beautiful northern hemlocks and is fully equipped inside.
The 720 sq ft treehouse is nestled in the trees atop a 1.40 acre property. It is a fully equipped home including a full kitchen with all full-size appliances (refrigerator, stove, oven, and microwave), pots, pans, plates, cups and silverware. The kitchen has a 2 stool peninsula and the connecting dining area has a 4 person dining table.
Guests are free to use the full size stackable washer and dryer.
There are 1½ fully plumbed bathrooms, both with radiant heated floors. You will feel like you are taking a shower in a spa with the 10” rainfall shower system, river rock flooring and a built in bench. You will step out of your shower onto cozy heated floors, which are simple to use with an ON/OFF button and UP/DOWN arrow buttons to control the temperature.
The bedroom has a plush King size bed, 48” Roku TV with a closet and half bath, also with radiant heated flooring. The entry level has a very comfortable, hospitality grade pull out sofa bed with a queen plus size gel memory foam mattress.
The living room has a 55'' Samsung TV also with Roku. There is also a wall mounted electric fireplace for ambiance that you can use with or without heat. The hospitality style sleeper sofa easily unfolds to a Queen Plus size gel mattress.
Detailed instructions on how to operate both TVs are provided in the Welcome Binder upon check-in.
Wake up to the fresh mountain air in the morning sipping your coffee or relax in the evenings sipping wine on either the large open deck or the connected screened in portion while enjoying the gentle breeze of the overhead fan. You will enjoy watching the river flow and sounds of waterfalls all day. There is also an outdoor firepit area, equipped with 4 Adirondack chairs, which overlooks the river.
There is a propane gas grill available for you to cook out and also a cozy firepit for you to roast marshmallows, make smores or just listen to the peaceful crackling while you wind down for the evening, looking up at the starry sky.
We welcome you to relax and unplug, but if you need to stay connected, we offer free WIFI, with a signal strong enough to accommodate working from a laptop.
Each level has a dedicated mini split and the heat/temperature is set to 65 degrees at all times. If you prefer a cooler or higher temperature there are remote controls at the entry of each level for you to adjust the temperature to your liking. Instructions to work the temperature controls are provided at check in.
You have full access to the Sugar River and 140’ of frontage at the base of the treehouse. Spend your time floating in the river or curling up on the hammock. Also a 3 person jacuzzi overlooking the river.
There is endless year-round activities to do in the area including Mount Sunapee for hiking or skiing in the winter. Upon arrival you will find a “Welcome Binder” that will list out all the activities and amenities in the area.
The property is 5 min from downtown Newport which includes restaurants, shopping, Shaw’s Supermarket, gas, Rite Aid Pharmacy, NH Liquor Store, and Dunkin Donuts.
“Sugar River Treehouse” is a short drive to Vermont where you can enjoy the Quechee, Windsor or Putney area which includes countless options for shopping, antiquing, breweries, distilleries, wineries, restaurants and ice cream.
There is also 2 local golf courses one in Newport and the other in Claremont.

This place is so cute! It has everything you need, very clean, beds are comfy and it’s so cozy. The owner is very quick to respond with any questions. We highly recommend it here!
The Sugar River Treehouse is thoughtfully designed providing all the amenities needed. We thoroughly enjoyed being able to experience a unique setting with our two dogs. We plan on returning in the summer to enjoy the benefits of the Sugar River.
My wife, our dog, and I had a terrific stay at the Sugar River Treehouse- we were in town for a few days to ski and spend New Years here, and couldn't have asked for a cozier place to stay in the woods of NH nearby a river! The outside area produced perfect morning & evening walks with the pup, and the new house with updated features (our favorite was the heated bathroom floors) was located very close to town with restaurants and amenities. We would happily stay here again!
We had a great time at the treehouse. Would highly recommend to anyone staying in the area. The house is nicely decorated,but I spent most of my time on the deck and screened in porch with a great view of the river below
We stayed at the tree house for a week and had a relaxing stay. We spent our days on the creek and evenings by the fire pit roasting marshmallows. The house had all the amenities we needed and is a well maintained, clean, comfy, quiet spot. We checked out a local PYO blueberry farm on Bascom Road (friendliest staff!) and drove into New London, NH to check out an indie bookstore, Morgan Hill. We had lunch at Little Brothers Burgers and HIGHLY recommend. Our last night we went to Suna for dinner and loved it (recommend making reservation). I will miss the sound of the running river at night. We will have to visit again!
My husband and I stayed here for the long Labor Day weekend. The property is just as described on the website, really cute little cottage nestled in the trees. You can walk right down to Sugar River, and there are chairs set up down there if you want to sit. There is a campground across the river and there was some noise from over there, but it was never too much and it never went late. The house itself has everything you might need, towels and sheets were provided which was great. The only thing I would have liked would be beach chairs to use, as Lake Sunapee isn’t too far. There isn’t a ton to do in Newport itself, but Sunapee and Claremont were about 20 minutes away for restaurants and things to do. And Woodstock VT is about an hour away. Overall we had a great time, the property was great and the owner was responsive when we reached out about check in and check out. And he provided a huge binder with info on stuff to do in NH and VT. This was a great place to stay.
The treehouse was the perfect place to unwind and relax for a few nights. Seeing the pines covered in snow out of every window was truly magical. Clean, well stocked, and everything was in good working order.
Enjoyed some quiet time with my husband & our dog Theo. Property was built up along the River bend. It’s on a steep hill so not for the faint hearted but young people can do it no problem. House was quaint, clean and had all amenities needed. Visited the covered bridges and waterfall nearby. Went to Suna for dinner and lunch at Jericho Mexican really good!
We loved our stay at the Sugar River Treehouse! I felt like I was in an HGTV show! Gorgeous place and the hot tub was a nice amenity. I highly recommend staying here!One thing I found on my own is the Sugar River Rail Trail at the rear of 65 Belknap Road in Newport. It goes for 8 miles to Claremont. There is also the Northern Rail Trail in Lebanon, a 59-mile trail. Be sure to stop at Carpenter's Cup Coffee in Enfield.We did the dinner cruise with Sunapee Cruises and loved it. We also had a great meal at the Blue Canoe in Sunapee.
Very excited to stay in a tree house… coffee on the deck listening to the creek flow by. Every detail in this home was thought out… from the branch cabinet pulls to the treehouse lego masterfully assembled in the corner. Grab a blanket, snuggle in, and enjoy your stay!

The house was just ok. I honestly don't get the rave reviews. The decor was very basic - the couch had a crummy cover on it that made using the sofa bed difficult. Speaking of the sofa bed - it's not great. I would avoid renting here if you going to need the 2nd bed. The really BIG ISSUE for us - The house has sulfer water! The hot water literally smells like rotten eggs. We couldn't wash dishes without retching. We couldn't bathe the entire weekend... it was so bad I couldn't even wash my face. I complained to the owner who claimed he had just replaced the water filter. He offered us a discount on a future rental at another one of his properties- but as of now it's been 2 weeks of back and forth with him but nothing has been confirmed. The whole experience has been very disappointing.
