The complex features its own photovoltaic system, which generates the electricity needed for all 15 apartments. As is well known, solid-wood houses require significantly less heating energy. This is because wood, as a building material, has excellent self-regulating insulating properties. In winter, very little energy escapes to the outside; in summer, very little heat enters the building. Wood construction is also beneficial to the health of people with allergies and asthma. Wood can absorb and release moisture (open-cell structure), allowing the indoor climate to self-regulate to 45–55% humidity. This creates a healthy environment and has a soothing effect on the respiratory tract. The 112-square-meter, light-filled apartment on the top floor, with its ceilings up to four metres high, offers plenty of space to feel at ease. The location, along with the built-in soundproof walls and doors (between the living and quiet areas) and the acoustic design measures, prevent disruptive noise. In addition to its location and outstanding view, this retreat features a terrace, an underground parking space, high-end technical specifications, high-speed Wi-Fi/LAN, underfloor heating, a wellness area (sauna, rain shower), a fully equipped kitchen with exclusive appliances, large TVs in all living and sleeping areas, and a fireplace. The REFUGIUM AM WILDEN KAISER***** in the Upper Bavarian health resort of Oberaudorf, the “Pearl of the Inn Valley,” offers a diverse cultural programme and a wide range of sporting activities, including hiking, climbing, skiing, and snowboarding, as well as flying, the freefall slide, and the summer toboggan run on the Oberaudorf Adventure Mountain (Hocheck). At almost any time—in spring, summer, fall, and sometimes even in winter—you can enjoy a leisurely hike (or take in some culture) on Oberaudorf’s “local mountain” (Hocheck) or in the surrounding area. Hiking with a view: From the Mangfall Mountains to the Kufsteinerland, from the Zahmer Kaiser to the Wilder Kaiser, and back again through the Inn Valley to Oberaudorf. There are numerous hiking and climbing routes around Oberaudorf. The surrounding area offers both easy and challenging mountain hikes as well as via ferrata routes of varying difficulty levels.
