Welcome to your Oceanside oasis, a stunning beachfront property that promises an unforgettable stay. This luxurious 11-bedroom, 11-bathroom home is designed for comfort and elegance, accommodating up to 26 guests with ease. Each bedroom features plush king or queen-sized beds, ensuring a restful night's sleep. The living spaces are thoughtfully designed, with a spacious living room featuring a queen sleeper sofa for added comfort.

The property boasts a fully equipped kitchen with modern appliances, including a refrigerator, oven, microwave, and dishwasher, making it perfect for preparing meals. Enjoy the convenience of wireless internet, air conditioning, and ceiling fans throughout the home. Relax on the expansive deck or rooftop deck, both offering panoramic ocean views and the soothing sounds of the waves.

We have stocked the kitchens keeping in mind you might be cooking a Thanksgiving feast. Just imagine all of the memories that will be made on your vacation on the beach! All homes in Oceanside, CA sit behind a rock barrier protecting the homes from storm surges. The amount of sand beyond the rock barrier varies quickly with storms and tides and may have more or less sand than what is shown in the photos.

For your convenience, we provide a starter kit of essential items to get your stay off to a comfortable start. This includes a small supply of dishwashing pods, laundry pods, paper towels, tissues and toilet paper. Please note that these items are provided as a courtesy and are not intended to last for the entire duration of your stay. Guests may wish to bring or purchase additional supplies as needed.

Fabulous Family stay prior to wedding

The home was very clean and had just about any amenity that we wanted. Beds & pillows were very comfortable. Living areas were large and lent themselves to large gatherings with ease. The views were spectacular from each of the four terraces (one on each floor.) Enjoyed ourselves completely - highly recommend this property!

Very nice large home on the ocean

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The home is beautiful and the view is stunning. There is little to no beach in front of the house, but the large Oceanside Beach is just 200 yards away. The concierge was immediately responsive to our one call for repair of a window lock. We understood there would be a change of towels on Wednesday which did not occur, but perhaps we were to call for them and didn't. We rented the entire 11 bedrooms, one of which only has a sofa bed, and were very satisfied. The indication that the house can serve 26 includes that sofa bed and four twin beds located in the two kitchens. Very nice place and we will recommend it for large families.

Overall, I recommend this vacation rental. Reviewer Comments: We held a family reunion/vacation with 20 people, and the house was perfect. We had so much room with the three family rooms, three kitchens and the 11 bathrooms. The house is very nice. A few things that could be improved on - the kitchens are not stocked that well. Plenty of plates and glasses but need more silverware. There is not a griddle for pancakes so we had to buy our own. It was amazing to slide open the family room doors on every level and look out over the ocean at all the surfers, dolphins, seals, etc. The only thing that would make this the ideal location is if you could just walk out the door to the beach, but you cannot. There is a big rock sea wall, and below the sea wall there is only a little sand to relax on at low tide. We had to pack our beach gear every morning and drive down to the pier and set up to enjoy the beach. The bed comfort was just okay. Some of the couples with us voiced some complaints, but I thought the bed quality was a little above average at what you get with most VRBO type properties.

I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The property was pretty much how you describe it. But I have a few complaints about our stay. 1. We did not have any access to the second floor kitchen,.. I understand that the bedrooms were to be locked, but I also understood that we rented the whole house minus those two bedrooms because we had no access to the second floor the children were required to go outside to get to the other levels. this was a little unsetteling because an adult had to accompany them every time 2. Every floor including the beds has thousands of ants. They were all over the counters, in the carpets and the bedding. This was very annoying we could not leave any thing out on the counter tops. I think you need to spray. 3. The refridge and freezer on the first floor was not working. By the time we realized this we lost around $300.00 worth of food in the reridge and the freezer. We called the maintenance people and they promptly came and fixed it, but it was to late to save the spoiled food. What we were told by them was why did we not move our food to the second floor fridge. We could not do that because we had no access to that floor. After shopping and stocking up with food we went to two different parks the first tw0 days and by the time we checked the freezer and refrige it was too late. Any food that was left on the counters was attacked by the ants, (which we noticed the first day back from the first park. Any food left in the refridge and freezer was spoiled by the third day of our stay forcing us to go out and repurchase those same items.

Perfect Family Celebration

We had a family gathering to celebrate our Aunt's 88th birthday. It was extra special because we all were able to stay together and enjoy the ocean view. Plenty of room to be together for meals, games and wave watching. We were able to see dolphins and seals right in front of the home. With so much space we could also have quiet time if needed. Everything we needed was there, the rooms were perfect for our group. Plenty of restaurants within walking distance. Even played pickleball at the Community Center. Excellent customer service. We will definitely rent again.

Cousins Get Together 2024

This property was perfect for our large family get together. Wonderful locations with beautiful view of the ocean. Walking distance to restaurants and shops. Stocked very well for cooking. Large areas for everyone to gather but also the space for privacy. Resort management was very responsive. Definitely would rent this property again

We love these properties (there are a few owned by the same group that we've stayed at, all very similar) and use them for company planning meetings and retreats. Great atmosphere and spacious accomodations. Host is always responsive, when needed, and homes have great floorplan and locale.

Wedding celebration

We thoroughly enjoyed our stay in Oceanside at the 829-X property of Beachfront Only Vacation Rentals. We had family in town for our daughter's wedding and the home was a great place to gather many people together for the week. We enjoyed the location -- literally ocean side in Oceanside -- and loved the short walk to the pier, beach and shopping area. A bonus was this property did not have a road in between the house and the water. This provided a sense of seclusion while being near all the vibrant energy of the town. The only hiccup we had was on the last night of our stay. The following morning we discovered that our cars were broken into while inside the four car garage. Apparently, the side doors do not always latch shut. Be sure to lock your cars even while inside the garage as there may be snoopers roaming while you sleep. BOVR was highly responsive though as they sent a crew out that morning to install gates in between the houses on both the street and ocean side of the property. Now fully secure. We would definitely recommend any of the BVRO properties in Oceanside and we look forward to returning one day soon.

Stunning Views

We enjoyed Christmas with several family members. We rented both the units, and there was ample space for our group and more. All rooms have private baths, bedrooms are comfortable, furniture in living areas is comfortable and kitchens are well equipped. But, the main attraction is the location. Views are stunning and it’s an easy walk to the pier and beach areas. We had a few maintenance issues during our stay, but the property management team was very responsive. Overall, we really enjoyed our visit

We had the best time. All levels served us well and kitchens were stocked accordingly. If one kitchen did have something that did not work, the other kitchens did. We had 26 guests and all were comfortable and enjoyed themselves.

Family Reunion

Family travelled from 6 states to celebrate grandma and great grandma. The spacious 4 level floor plan made for relaxed time with newborn to 87. Right out the door were places to walk, run, get craft coffee along with variety of places to eat. The ocean views were breathtaking and a highlight for all. Twenty five of us were well accommodated. Multiple kitchens supplied the necessary items. Laundry access was a plus. The management was exceptionally responsive. We highly recommend Beach Front and look forward to coming back.

Marriage Retreat

Perfect spot for our marriage retreat in February. We all were extremely blessed and didn't want the weekend to end. Only complaint was several outlets in rooms did not work and had difficulty working the heater for each rooms. However Perfect location, beautiful home, and overall great stay.

We have tried several spots, and this was by far the best accommodations our group has ever experienced. Killer location!!! Walking distance to phenomenal beaches, shops, and restaurants. The property itself had plenty of common space, each room had it's own bathroom, and plenty of kitchen space to prep food. They best part was having the ocean right at your door. You could hear the waves where ever you are in the house, and waking up to the serene views were indescribable. It felt like a little slice of Heaven. We will be back!
