The space
❂The one-bedroom apartment is filled with clean lines, a modern look, black and white design elements, and a romantic flair. The space is aesthetically pleasing and very welcoming for your stay.
❂The apartment is in a large recently renovated apartment complex with upscale finishes.
❂The coach cannot be changed to a sleeper coach so please use the air mattress
❂There is a reserved covered parking spot right in front of the apartment. The walk-up access from your car is supremely convenient. Every city amenity you could possibly need is very easily accessed by car from this apartment. There is also great highway access to reach the entire Kansas City Metropolitan area with ease.
❂Kansas City is famous worldwide for BBQ of all kinds. There are hundreds of different restaurants with top notch flavor and delicious food. Make sure to try out a few places while you visit here. To help you get started, Brobeck’s BBQ is a fantastic family owned BBQ restaurant just 0.2mi, a 4 minute walk, from the apartment.
❂Access to the property is through the front door. The reserved parking spot is directly in front of the front door. There is a curb without a ramp to step onto before reaching the front door.
❂Self Check-in with the smart lock system. You will be messaged your unique code at the time of check-in.
❂This is an urban apartment, and you might smell smoke from a neighbor while they are on their front porch and you are outside too.
❂The apartment is well insulated, and you will hear little noise from neighbors or the street once the door is closed.
❂Private parking and one reserved covered parking spot is available for you. The reserved spot is directly in front of the apartment. The check in guide has photos to guide you to the front door from the parking area.
❂Fully stocked kitchen with Coffee Maker, Tea Kettle, Tea, Brita Filter, Wine bottle opener, Pots and pans, Cooking utensils, Flatware, and Drinking glasses.
❂ Four Sets of bath towels, hand towels, and washcloths are provided. Please use the Make Up Remover Towelettes to remove makeup.

Guest access
❂The entire one bedroom apartment is yours to enjoy for the duration of your stay. Only you and your traveling companions will have access to the space during your stay unless you request additional cleanings to be performed.

❂Early check-in/Late checkout maybe available for an extra cost.

Please be aware that during colder months, ice may form on stairs, walkways, and other outdoor areas of the property. While we take steps to ensure guest safety by providing tools like salt or sand for de-icing, weather conditions can change rapidly.

We do not allow any personal mail &/or package deliveries of any kind, no exceptions.
~We provide initial supplies to get you started. For the duration of your stay, you'll need to purchase any additional supplies you require.
~Do not disrespect Neighbors.
~Please follow check-in and check-out instructions.
~Do not wash dishes in the bathroom sink.
~Do not remove makeup with white towels in the unit. There are dark towels in the bathroom cabinet under the sink for this.
~Do not burn candles, incense, or any other open flames. Doing so will result to a $500 fine)
~Lock the door AT ALL TIMES. We want you and your things to be safe.
~No smoking, vaping, or use of marijuana at anytime anywhere on the property. Smoking of any kind will result in an additional charge (listed below).
~No parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts and the like.
~Do not have more guests (regardless of age) than stated in your reservation and we do not allow visitors. Any overnight guests not on the reservation will be considered an additional guest for the reservation and will result in an additional guest fee (listed below).
~No loud music or disturbances, especially noise past 10pm.
~All Guests are expected to clean up after themselves prior to departure: If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
~All Guests are expected to wash their own dishes prior to departure.
~We are not responsible or liable for any accidents, injuries, or illness that occurs while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. Shipping items that have been left behind will result in an additional handling charge (listed below). Items may be donated or disposed of at our discretion 2 days after your scheduled departure.
Building Office Access: Please note that the building office reserves the right to enter the premises during your stay for scheduled maintenance or in case of emergency situations beyond the host's control. We appreciate your understanding and cooperation in such circumstances.

★FEES: Undeclared/Unauthorized guests $100 fine per guest.

★FEES: Unauthorized Pets will result in an additional $250 charge per pet.
★FEES: Tampering of any kind to the security systems, smoke detectors, noise monitoring device, exterior cameras or any other permanent electronic device in the effort to disable, damage, unplug or degrade the use of these systems will result in an immediate $250 charge.

★ Pets must be approved prior to booking. Dogs allowed. NO CATS, BIRDS, HAMSTERS, MICE, OR ANY OTHER PETS.
★ Pets must be added to the reservation and pet fee is requested after booking.
★ Pet fee must be paid prior to check in.
★ Pets are not allowed on beds or furniture at anytime during stay.
★ Pets must be current on their shots and flea and tick treatments.
★ Pets must be taken out to do their business and not go inside the home or patio. You MUST pick up after your pet. Disposable bags are provided on the back deck and must be discarded in the exterior trash on the side of the house.
★ Pet cannot mark indoors.
★ Pet cannot be washed or showered in tubs or sinks.
★ Pets cannot be left unattended.

★FEES: Pet fee is $25 per pet/per night.
★FEES: Unauthorized Pets will result in an additional $250 charge per pet on top of the pet fee.
★FEES: Pet urinating inside will result in a $100 floor disinfecting charge.
★FEES: Pet showered in tubs or sinks will result in a $200 charge.
★FEES: Pet hairs found on sheets or furniture will result in a $60 charge.
★FEES: Any evidence of flea or tick infestation will result in an additional $500 cleaning fee.

★ In the event that this account is referred to a collection agency, guests agree to pay any collection fees incurred by (OwlStays Services LLC or OwlStays LLC) in addition but not limited to any attorneys fees or costs of collections.
