Magical Riverside Retreat on 450 Private Acres
Enjoy 450 acres of stunning private land, only 2 miles from town. MASK Ranch sits on ¾ of a mile of San Juan River frontage (both sides of the river) with world-class fishing. There are four ponds and vast expanses of Ponderosa forest with ridge-line views of the San Juan Mountains. MASK is located just 2 miles from the center of Pagosa Springs. Access to the hot springs, restaurants, shopping, and Wolf Creek Ski Area are easy and convenient, but while you’re on the property, it’s nothing but wilderness.
The River Cabin sits just 50 yards from the river, surrounded by cottonwood trees. The 600 square-foot cabin is cozy and peaceful, with huge picture windows that look out on the river and the mountains. It’s the perfect place to unwind and unplug, and it is a truly magical place in any season. Take a walk around the ponds or hike up into the woods. Do some fishing (license required to fish the river). In spring or summer you can take a paddle on the ponds, or float the river from one end of the property to the other (kayaks and tubes available for guest use). In the winter you can snowshoe or cross-country ski on the property. Read a book in the hammock, play a board game by the fire, write your memoir. Watch elk out the window. There is wifi in the cabin, but who says you need to use it?
The larger bedroom has a queen bed. The smaller bedroom has a full bed and a private entrance. There is a full bathroom, a washer and dryer, and the full kitchen is stocked with anything you might need to prepare meals. There is also a propane grill. Heat is propane, but there is also a wood stove if you prefer in winter (wood and instructions provided). There is not a television, but there is a great collection of books, games, and puzzles.
There is one other vacation rental home on the property (see our other listing for the Main House), and we also live on-site, so you will likely see other people during your stay. (If you’re here during rafting season, you’ll see folks floating by all day!) But the other houses are nearly a mile up the road, so you won’t see anyone unless they’re down at the river. We’ve established a few different river access spots with picnic tables, so there is plenty of private space for everyone.
Guests are permitted to have one dog in the River Cabin, upon request, with a $25 pet fee. Additional dogs may be possible, but please inquire ahead of time. We have two dogs and the guests in the Main House may have dogs, so it is imperative that you have a leash with you at all times, and that you have the ability to recall and leash your dog when needed.
PLEASE NOTE that the 2-mile ranch road running through the property is unpaved, and you can expect to need 4WD from November through March.

We enjoyed the outdoors, the River, the wonderful ponds, the walk in the woods. Very comfy home with everything anyone could need to make their stay great! Great hospitality!
Our stay at Mask Ranch was very relaxing. The home is a perfect size for a 4 person family and there is so much to do on the property. We were welcomed to a warm, cozy home with a decorated Christmas tree! This was our second visit to Mask Ranch and we hope to return during the summer to take advantage of the beautiful property and and to tour Pagosa Springs.

If I were to purchase a property in a great location with access to a cute town, skiing, hiking, exploring, and fly fishing (50 yards from the front door on the San Juan)…..this would be it.
We drove up to the property and were welcomed by a single Elk grazing through the snow. And then we entered the river cabin. It felt like home with its very comfortable and cozy vibe. Unpacked and lit up the wood burning stove which is easy to light and maintain throughout the stay. The furniture is very comfy and invites you to sink in and chill. And, the cabin is well insulated and keeps the heat on cold nights.
We skied Wolf Creek into early afternoons and then fished the river until dusk. If you like a solid mountain to ski and then catching winter Browns right out your front door, this is the place.

This little cabin was ideal for a quiet getaway for our family. It feels like you are secluded, especially at night, while being close to town. Loved the cozy feel and convenience to the San Juan River and Pagosa Hot Springs! Though we spent more time inside playing board games which was fun too.
Photos do not do this listing justice. You have a river right outside your door and private ponds everywhere. Float in the river or get a ride to town and float right back to the house. Amazing!
We loved staying in this house, and can’t wait to go back again! The house is very clean and well equipped. We are a family of four, and the size was just right for us. Our children loved fishing in the river and the ponds, as well as tubing the section of river on the property. We loved the privacy and the quiet, and enjoyed watching the deer pass by several times a day. The property manager, Kim, was very helpful and friendly, and give us lots of greens from her garden to eat. This was the perfect place for us! We couldn’t have been happier.
I absolutely will be back! The peace and tranquility is just great!! We had plans but we chose to stay on property the entire time just to unwind listen to the beautiful river, fish the stocked ponds, watch elk, mule deer and tons of geese. Amazing how peaceful it was but only 1.7 miles from the heart of Pagosa.... you would never know when you're there!
Not a single complaint.. and when I stay at hotels its 4 or 5 stars. The cleanliness, and courteous was great! The attention to detail of not having toxins in the house and so many "extras" were even organic....WOW! JUST GREAT!
