Guests will have access to the entire home and the driveway to park. There will be no one else on the property, other than the weekly gardener and pool man, unless otherwise discussed with you in advance.

Open Air Homes is setting a new standard for the short term rental industry. During your stay, we rely on a centralized texting service so that you can reach us anytime simply with a text. Our property management team cares for each home, and our goal is to have each home properly maintained before you step foot in the home. We make your check in and check out process a breeze, and simply ask you to turn off the lights/AC and lock up on departure. Our team is well versed in the local community, and we offer each guest a personalized set of recommendations before your stay, with the goal of making your stay a truly unforgettable experience.

Instant Book is turned off for all of our homes at Open Air Homes. This is a conscious decision in order to be a positive change for the short term rental industry, We encourage guests to send us a respectful note and provide us a little bit of background about your group before booking, and then we will take this to the owner for approval. We believe that mutual respect is key to ensuring that this industry can thrive. This property has a private pool/spa that can be heated during your stay. The nightly rate for this option is $50 to heat to a standard temperature of 82 degrees. It is an additional $30/day to heat to 85 degrees and an additional $75/day to heat to 90 degrees. This is billed separately and must be confirmed and paid prior to arrival. Please let us know at the time of booking if you choose this option. *Minimum 2-days of heat required

PALM SPRINGS RULES & REGULATIONS

- Do not create excessive noise, disturbances or traffic, or engage in disorderly conduct (including parties).

- Amplified music is not allowed outside AT ANY TIME (including mobile phones on "speakerphone"). Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). IF YOUR NEIGHBORS CAN HEAR MUSIC, YOU ARE IN VIOLATION OF THE CITY ORDINANCE. The minimum citation is $1,000.

Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period of time is one way to get a citation.

-Night time hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm.

By booking with us, you agree to sign our Rental Agreement.You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

All 30+ day stays require mid stay cleaning by our professional housekeeping team. This is a full clean of the house and change of linens. We pay our cleaners a fair, livable wage and we always strive to hire the best, most reliable and honest cleaners in the business. This team is the backbone of our company, and they work tirelessly to ensure every stay is a clean one!

PET FEES: For stays under 30 days, there is a non-refundable fee of $150 per pet. For month+ stays, there is a non-refundable fee of $300 per pet. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in additional charge up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.
