A brand new remodel throughout was just completed. With multiple bedrooms and full bathrooms, there is no better pad to stay at to enjoy all Park City has to offer.

THE SPACE -
With this being a garden basement, it's essentially located between the basement and the ground floor, meaning you still get all that amazing natural light to shine in.

LAUNDRY AREA AND SKI LOCKERS -
》Shared Laundry room with washer/dryer, iron, and the iron board just outside your unit. 》Shared ski lockers are first come first serve! They are right outside the unit in the hallway. Bring your own lock!
GUEST ACCESS -
You have access to the entire basement unit. No one shares this space but you.
Brandon, the owner, lives upstairs in the main house, and the house is very well insulated between the floors.
We also rent out an Airstream trailer on the property and the Airstream trailer guests have access to the ski lockers in the basement and shared laundry area. The shared laundry area is right outside your unit. The ski lockers are first come first serve! Bring your own lock with you!
There are 2 street parking spots available and the driveway can be used as overflow is absolutely necessary.
OTHER THINGS TO NOTE -
Heating- The house has central heating throughout but there are additional baseboard heaters for your needs.
Although the house doesn't have central AC, this is very common in Park City as the cool mountain air keeps these garden basement units quite cold.
HOUSE RULES -
1) LOCALS MUST MESSAGE US BEFORE BOOKING. NO EXCEPTIONS.
2) Occupancy limits: We do not allow more than 6 guests in or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without a refund. You may be charged for any guest who arrives with you at the extra guest rate on our listing regardless of whether their stay is overnight, so please let us know if you will be having any other guests so we can send an alteration request or request for an additional guest fee. Just because it can sleep 6 doesn’t mean that all 6 are included in the base rate. There may be extra guest fees after X # of guests and they will be required to be added officially!
3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or check-in guide. You are aware that we have outside security cameras to monitor guest count and also for the safety and protection of our property. You can find our house manual and check-in guide here on the VRBO platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.
4) Fees: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.
5) Retaliation Clause: You agree that you are booking in goodwill with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by VRBO or the host, in the event that you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees in the event that a court proceeding is needed.
6) Quiet Hours are from 10 PM-8 AM.
7) By Booking a reservation you are hereby waiving all rights to pursue legal action against the owner or host for any injury or harm occurring during your stay, You understand and agree to accept liability in full.
8) You agree to clean up after yourselves and that our cleaning fee is not for heavy cleaning. You need to do your own dishes after use.
9) NO PETS. We may allow a small non-shedding dog from time to time but please message your host first.
10) We don’t allow mail delivery as this unit has no mailbox. Please use Amazon locker or equivalent. Please speak with the host first if you need to send mail.
11) Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.
12)There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

We had a good ski trip weekend with 3 friends. It was great that everyone had their own room and that we could walk to Canyons Ski Resort. Would stay here again.
