This 2-bedroom condo at Kimball Junction places you at the doorstep of world-class ski resorts Deer Valley and Park City and many of Park City’s best outdoor spots, shopping, restaurants, and entertainment. From winter sports to year-round outdoor recreation, recharge in this inviting space with comfortable bedrooms, spacious living area, a fully stocked kitchen, and a private balcony - all adding to this relaxing home away from home.
The Space:
Enter the home to the living room - a light-filled space with contemporary decor creating a relaxing environment. The room features two large black leather reclining couches, a wooden coffee table, a soft area rug, an electric fireplace, and a 65” Smart TV. Highlighting the room is the large modern stone hearth in which the electric fireplace is located, which extends out to create a sitting bench that lines the wall of the room. The living room features decorative lighting to add a cozy ambience on dark snowy evenings. Glass patio sliding doors lead out to the private balcony and fill the room with natural light. Enjoy the fresh mountain air on the deck with two patio chairs, a small table, an outdoor lounge chair, and ambient lighting.
Just off the living room is the dining area complete with local artwork and a counter-high solid wood table with seating for six underneath a dimmable modern light fixture. A tall free-standing shelf houses several books and board games. Next to the dining room is the kitchen, making it convenient to stay connected to the group while preparing a meal. The fully equipped kitchen features a pass-through window into the living room, adding to the open-concept layout of the condo. Guests will find everything they need to whip up a meal in this updated kitchen, from basic cookware to a full spice rack.
Connected to the end of the kitchen is a laundry nook with a washer and dryer for guest use.
When you are ready to settle in for the night, retreat to the two bedrooms just off the dining area. Head to the bedroom on the right for the master bedroom, a large well-appointed space that provides all the comforts needed for a restful stay, including wood blinds and blackout curtains. This bedroom features a king-size bed with a wooden bedframe, two nightstands, dimmable wall sconces and bedside lamps, a corner chair with a lamp, one large free-standing mirror, and a large dresser with a 48” TV on top. The master bedroom also features a large walk-in closet, through which you can access the shared bathroom. On the opposite side of the hallway is the second bedroom boasting style and comfort with a queen-size bed in a metal bedframe, two nightstands, dimmable sconce lighting, wood blinds and curtains, a wall mirror, and a large closet behind a sliding barn door.
The one bathroom in the condo offers two points of access - one via the hallway and one from the master bedroom walk-in closet, making it accessible from both bedrooms and the shared living space. The full bathroom features a large single-sink vanity with storage space, a large over-the-sink mirror, over-the-toilet shelf, dimmable lighting, and a shower/bathtub combo.
Guest Access:
Guests will have access to the entire condo and private balcony, as well as the property's shared amenities including a pool/hot tub (open Memorial Day to Labor Day), tennis courts (closed during the winter), and clubhouse where a fitness center is located.
Guests will also have free parking access to one covered parking stall as well as Visitor Parking, which is located in the unassigned parking area near the clubhouse just outside the condo and is first come first serve.
The Neighborhood:
Winter adventure surrounds us! Our home is base camp for 3 top-notch ski areas all within a 10-20 minute drive! Park City Ski Resort is the largest ski resort in the U.S. with over 7300 acres of diverse skiable terrain. Our personal favorite – Park City Canyons Village – is only 4 miles, or a 10-minute drive up the road, and is connected by lifts to Park City Mountain. One ski pass grants access to both areas. Deer Valley is only another 10-minute drive from Canyons Village. For a different type of alpine experience, world-renowned Utah Olympic Park is seen from our front door and only 2.5 miles up the mountain or a quick 7-minute drive from our home. The complex still serves as the training ground for Olympic athletes or hopefuls and offers adventure activities, an excellent museum, and unbeatable views. A 5-minute drive in the opposite direction takes you to Woodward Park City – an action sports hub for kids & adults, novice & expert alike. From snow tubing, skiing or riding, and downhill biking in the winter to a year-round 66K sq ft indoor sports complex with skateparks, trampolines, foam pits and more – this sports playground offers endless entertainment for everyone.
Getting Around:
There is no shortage of shopping or restaurants in our neighborhood! Our home’s community is adjacent to the Tangar Outlets Park City and only a 10-minute walk to Whole Foods Market or Walmart Supercenter and other shops and restaurants. Across the main road is the highly popular shopping, restaurant, and entertainment district Redstone Center, which boasts numerous local fare and well-known eateries, major grocery and retail stores, and cinema. Only a 15-minute drive puts you in the heart of Park City Main Street – home to award-winning restaurants, art galleries, shopping, and the annual Sundance Film Festival.
Transportation is abundant with a bus stop directly outside our complex offering free & convenient public transportation to the ski resorts and surrounding areas, a complimentary trolley on Main Street, High Valley Transit, UBER/Lyft, and an Enterprise Car Rental location only a 5-minute walk from the home.
Other Things to Note:
Like most homes in Park City, this home does not have A/C.
Long Term stays are allowed outside of peak seasons.
Kitchen Sink Instructions -
When looking at the sink, it will seem to be a faucet, as any other home would have. However, on the left hand-side of the faucet, there is a sensor that is used to withhold water control from the faucet handle.
- Troubleshooting when water will not come out:
Place hand or finger over the sensor that is visible on the left hand-side of the faucet. Such will turn on the water control for the handle of the faucet.
Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
Interaction with Guests:
We are offsite but available when needed. Please message us through the app or booking platform for the quickest response.
House Rules:

• Check-in is anytime after 4PM
• 50% of payment is due upfront and the rest of the payment is due (14) days before arrival.
• Booking Fee: We charge an additional, non-refundable fee of 2% of the total payment to cover the cost of booking processing.
• The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection.
• Please promptly respond to any inquiries or requests for additional information to ensure the confirmation of your booking; failure to respond in a sufficient manner may lead to cancellation of the reservation.
