Heron Marsh Villa 49 - Rare 3 Bedroom - PLUS EV Charger! This is a 3-Bedroom villa with a prime location on the lake and about a 3+ minute walk to the beach. It is just a quick stroll to the Heron Marsh swimming pool, and down paved pathways winding around the tennis/pickleball courts, up to the fountain pools and garden entrance at the oceanfront clubhouse. You'll find a large oceanfront sundeck, beach showers, and easy, ramped access to the beach. Enjoy all the amenities offered at Litchfield by the Sea - including fishing in the saltwater lakes, paths for walking/jogging/ bike rides. Plus...private access to miles of beautiful sandy beach. There are fun activities for the whole family.

This villa is one of a few end units with 3 bedrooms, 2.5 baths. The main floor features the living/dining areas, kitchen, a bedroom and bathroom. The living area opens to a large sundeck overlooking Heron Marsh Lake. The deck is furnished and the perfect place for sunset views, and watching various coastal birds and aquatic wildlife inhabiting our coast. The kitchen is fully equipped, including a Keurig coffee maker and an automatic icemaker, and there is seating for 4 at the breakfast bar as well the dining table fitting 6 seats.

On the main floor, bedroom 1 has a double bed, a single bed, a ceiling fan and a TV. The main floor bathroom has a tub/shower combination. Upstairs, bedroom 2 has a king bed and is equipped with a ceiling fan, TV and access to a half-bath and the laundry room with full size washer & dryer. Bedroom 3 has a double bed, a single bed, a ceiling fan and TV. The 2 upstairs bedrooms share a hall bath with a tiled, walk-in shower. Underneath the villa, there is covered parking for at least one vehicle (space for 2 total with additional parking in the community), and a convenient outside shower and garden hose to rinse the sand off your beach chairs and other gear. Enclosed storage is downstairs by the carport for your beach chairs, toys, and fishing equipment.

Other features exclusive to Heron Marsh Villa 49 include an Electric Vehicle (EV) charging outlet (NEMA 1450, 220v, 50amp) (bring your vehicle's travel charger to plug in) and dual-split central heat and air systems (completely separate climate controls for the upstairs and downstairs for optimal even heating and cooling). Housekeeping is provided prior to arrival and after departure for vacation rentals up to 3 weeks.
Linens are provided for vacation rentals up to 3 weeks long! Just show up, and beds will be made with fresh sheets and pillowcases. Bath towels, bath mats, washcloths, hand towels, and dish towels are included.

CANCELLATION & TRANSFER requests must be in writing. Payments cannot be transferred and Guest may not assign or sublease. All refunds that are not covered by insurance are subject to the property and dates being re-rented. If re-rented for less money, the shortage will be deducted from your total. The balance (less insurance premium, reservation fee, and 10% of Rent) will be refunded.
