Location is great, that is what you are paying for here. Everything else is subpar. The mattress was so old the springs were exposed. My bed linen was not changed once in the 8 days I was there. You get what you pay for.

We stayed at 99 Oldtown Boutique Guesthouse for one night and caught the ferry in the morning.- the location is excellent - shopping all around. The staff were nice and the free breakfast was a pleasant surprise. We were able to get two rooms close to each other, so our children were very close. And although the room was small, the bed was very comfortable, it had a good shower and aircon. This Guesthouse was exceptional value for money.

The staff at this hotel were very friendly. The place is very clean and confortable. I would certainly recommend staying here for anyone visiting Phuket or needing a hotel before visiting the ilsands.

Loved the location. On a beautiful street near a lot of coffee shops, bars, and clothing shops. Good deal, nice staff, simple good breakfast (Eggs, ham and toast). The bed was harder but my back actually felt better from sleeping on it. I didn't know there wasn't an elevator, so lugging a 50lb suitcase upstairs was not ideal. Also, the shower drain in our room didn't drain well and would flood the bathroom if I took a longer shower. We had a few mosquitos in our room. The only local bug spray I could find was lemongrass oil spray and it didn't work. I had 10+ mosquito bites from our 2 night stay.

Poor sound insulation
Sound insulation was very poor. Besides the noise from the street, the upper level's wooden floorboards were directly above level 2(there seems to be no ceiling in between) so every step and every shuffle of feet can be heard very distinctly. Otherwise, amenities were adequate and water pressure was strong. Owners were friendly enough. Location was great, plenty of cafes and restaurants within the vicinity.

The 99 Oldtown Boutique Guesthouse is in a great location for exploring Old City Phuket. There are lots of great restaurants, cafes and shops within walking distance of the guesthouse.

Value for Money
I selected the 99 Oldtown Boutique Hotel primarily because I wanted to stay in the old part of town, not on the beach. For anyone who wants to explore the Phuket's historic center, the location was excellent. Everything else about the hotel was acceptable, but unremarkable. In the room, the plumbing, air conditioning, wifi etc. all worked. The bed was ok and the sheets were clean. A very modest breakfast was included. Given the low price, you couldn't expect more. Note that there is no elevator. I was given a room on third floor. Those who are unable to climb stairs should not stay at this hotel.

Centrally located in Old Town Phuket. You’ll have all the shops, restaurants, and cafes right outside your door. Upon checking in, I requested a top floor room and was accommodated. I had a double bed with a balcony. Pros - you can sit out on the balcony. Cons - street noise (dies down early but the motorcycles still pass by.) If you are a light sleeper, this would not be the room for you. Lots of steps up to the room so anyone with mobility issues would have difficulty. The bathroom was modern and clean and soap was provided. The bed is on a platform of sorts which I thought made the space cozy. Light breakfast was provided - toast (egg & ham is available too) with coffe, tea, juice, and water. In order to turn the lights & AC on, the key must be in the slot. Not ideal when returning from walking all day in the heat but the AC does work well. There is a fridge in the room and 2 bottles of water each day were provided. I was taken aback at first by the lack of friendliness of the woman who checked me in as well as the younger man who walked me to my room. I later figured out that it wasn’t so much lack of friendliness but more of a hearing issue :) Overall, a good stay.

The staff were very friendly and helpful but they had little English. The hotel was very clean and quaint. The location is very interesting right in the centre of the old town. We arrived in time for the new year celebrations so that was an added bonus as they took place right on our road. Downside was the road was closed so the taxi left us on the street and we were left to navigate crowds with luggage and try and locate the hotel which is not easy to find.

The hotel is located in the historic Old Phuket town with historic beautiful Sino colonial buildings. It is quite a charming and soulful part of town. Quiet as well. There are many eateries to choose from- Thai and western. There is a shopping mall nearby as well as museums and other attractions. The hotel itself is also quite charming and beautiful even if simple. My room was good for a solo traveler, possibly for two. It was comfortable, air-conditioned, clean and quiet. The shower is nice and has hot water. There is a strong (free) wi-fi. The couple who owns it are very kind. The lady said she would give me free breakfast even if my booking did not include it. On my last day, I was supposed to leave before the place officially served breakfast but the gentleman made an exception for me and served me breakfast so that I would have eaten before my departure for the airport. Then he gave me a souvenir. That was a nice kind touch. There was a Weekend Night Market in the street where the hotel is located and was filled with all sorts of vendor stalls that sold many things ranging from food, to clothes to other knick knacks. That was nice. There was live music and merriment but it did not disturb the peace and quiet of the hotel.

The place is very nice & memorable. The owner are kind & helpful as well. They help us to find cheap rent motorcycle & recommended a tour agent with a good price to Maiton Island. Breakfast provided are simple but satisfying. The soundproofing is not so well so if you are a light sleeper you should consider the highest floor rooms.

Very nice staff family that runs the hotel is very friendly and helpful even though there English was limited. The perfect place for the market on Sunday just outside the front door.

Clean and homely!
Partner and I stayed here as our final stop in Phuket. Really quant, clean place. It was perfect and you really felt quite at home! The room was very clean, and we loved the feel of it. Partner says he would have preferred a proper bed rather than a mattress on the floor but that didn't bother me. Unfortunately we had to extend our stay as I had food poinsoning and I'm glad I was somewhere clean to be quite poorly. There is enough to do in the area for a full day and night, and we chose here for convenience! Great huge market taxi ride away! Some amazing little cafes but I didn't see much to do apart from museums really! If you're coming to old town 100% stay here! P.s amazing mixology bar walking distance too! A must visit in the evening!

Cozy hotel with historical atmosphere in oldtown
Facilities were not perfect but I love this cozy and historical building with very nice location. Wifi is also good and they support to arrange optional tours to islands.

In the heart of the town of Phuket
I stayed here the night before I left for Koh Phi Phi. Very nice and exceptionally friendly and accommodating staff. The hotel is right in the downtown area so there was plenty of shopping I could get done. The hotel organized someone to pick me up and drop me off for my visit to the island. When I returned, even though I wasn't staying there, they let me keep my bags there for a bit so I could walk around and get some shopping done. Then they called a taxi for me. It was a great place and I would definitely stay there again!

Lovely little place, perfect for a stopover
This was a charming guesthouse right in the heart of old town Phuket. Despite our very very late arrival (1am) the owners accommodated us and made sure we were swiftly in our room and in bed. Lovely four-poster bed, effective air conditioning and really nice shower room. Rooms are smaller than I realised but this didn't matter as we shoved our backpacks under the bed. No security box in room. The real down side to this charming and friendly place is the noise. The rooms really are not soundproof at all, owing to the wood paneling design/build of the property. We heard everything so loudly, even down to the people above us walking around. You either need ear plugs, be a very deep sleeper or be prepared to wake up every time someone else moves around! The guesthouse owners helpfully pointed us in the direction of the weekend night market (a good 45-55minute walk), but there wasn't a huge amount else to do and we just used it as a stop over before heading to Ao Nang. A free small breakfast is served as well, including tea/coffee, eggs and toast. Free wifi in room.

Nice owners. The room was clean. We did have an easy time finding places to eat and shop, but the room was very bright at night from hall light and glass across top of room for light to shine in. They allowed us to park our scooter in the lobby at night for safety which was nice of them. Good thing there is air con in room because it gets very hot and muggy in hotel.

It i quite a budget hotel. The rooms are very narrow and small and the bed is in a very uncomfortable position relative to the room. Internet service was not effective and there was no one to whom I could call . It greatly affected my preparations for an official meeting for the next day .

We loved it. 99 Oldtown Boutique Guesthouse is in the best location - Sunday night there was night markets in the same street with fantastic local foods and drinks. Our room was perfect: comfortable with a queen size four poster bed, airconditioning, free drinking water and a great modern bathroom. Yes there was a TV - but who goes O/S to watch TV?? The room fee, which was a super price, included a small breakfast of tea/coffee/bread/toast/jam and bananas - just enough to get you ready for the day to explore and experience all the local street foods in the area. From the Guesthouse we thoroughly explored Phuket Oldtown. This is a beautiful old building that has been renovated. The staff were extremely friendly and helpful and very respectful. We would definitely stay again and would recommend the guesthouse to others.

Very slow check-in. Rooms without windows. Very noisy, could hear all nabours. Breakfast very poor. But: low price and you get what you pay for. Good location in the middle of old town. I recommend you to take a room with a view.

Très bien situé dans le vieux Phuket. Bâtiment sino portugais, décoré avec goût. Le petit déjeuner est offert. Ils peuvent vous fournir un scooter dans les 10 minutes. Les chambres à l'arrière sont très petites mais avec une belle salle de bain et très au calme. Bon accés à Internet des chambres.

. Beau batiment sino-portuguais situé dans le vieux quartier chinois du vieux Phuket. Jolie décoration sobre. Chambres très propres, équipées d'un petit frigo, de la clim. Certaines chambres sont très petites mais situées à l'arrière donc très calmes. Un petit déjeuner est offert ce fût la seule fois au cours de mon séjour en Thailande du sud-ouest.

このホテルは、オールドタウン通りにあり、ドア上の99を探して見つければよい。 宿泊部屋は2階以上あり、階段を登らないといけないので荷物が少ない方にはオススメ。また、壁がやや薄めで大きな声は響き渡ってしまう。外の声も聞こえる。 朝食は簡素でした。

The only good thing is location
Got a room with a bacony facing the walking street that stinks from the toilet sewage. Air con was not cool enough. Wifi not so strong. The owners didn't make us feel welcomed. Problem with water draining in the bathroom. I had to stand with flood over my ankle. until i finish showering. Cleaning service was barely there. They didnt change the sheet unlesd i told them. Soundproof is pretty bad. You can here everything from your neighbours and from the street. Bed were comfy and big and the location was optimal.

オールドタウンの雰囲気でてます
オールドタウン内のゲストハウスです。 アメニティが不安でしたが、清潔なタオルとシャンプー、ボディソープが付いていました。歯ブラシはありません。 水のペットボトル×2も用意してくれます。 朝御飯は7時から10時までで、私はアクティビティの関係で一日も利用できず…。 二階より上のフロアは土足厳禁ですが、フロアは清潔で裸足が心地よかったです。 シャワーの水圧も悪くないしお湯が出ます。トイレもちゃんと流れます。よーく見ると小さい蟻が歩いてたりします。 スタッフのおばあさんは親切です。タクシー手配もしてくれます。帰りは朝4時だと空港まで30分、600バーツでした。 パトンビーチまでは距離的には遠くないはずですが、夜は混むので1時間かかります。これも600バーツで行けます。 まわりにはレストラン、カフェ、バーが多く困りません。ロビンソンデパートは徒歩15分で行けます。

Voor de prijs oké maar in de zelfde straat is een beter hotel te vinden voor die prijs. Daar zat ik twee dagen. Maar het hotel is te slecht geïsoleerd geluid en temperatuur. Airo op de kamer kan het nauwelijks aan.

Hotel agradable, pero lejos de la playa
El lugar y el personal me parecieron muy amables, pero alojarse en phuket town hace que estés bastante lejos de la playa y que tengas que usar taxi, tuc tuc o moto.
