• The driveway fits two cars easily, but parking on nearby streets is free if you need extra space.
• While there are smart TVs in every bedroom, there are no dedicated desks—laptop work is best at the kitchen island or cozy seating areas.

We also require all guests to verify their identity via a valid ID + selfie, collected through our secure, third party software.

1. **No Smoking Indoors**
Smoking or vaping is strictly prohibited inside. Outdoor smoking is allowed—please dispose of cigarette butts responsibly. A $2,000 cleaning fee will be charged if evidence is found.

2. **Registered Guests Only**
Only registered guests may stay overnight. No unapproved visitors may remain after hours or use guest amenities. Day visitors are limited to 4 guests, with a total cap of 14 people on the property at any time.

3. **Use at Your Own Risk**
Guests accept all risks related to property use. Host is not responsible for accidents, injuries, illness, or lost/stolen items.

4. **Chore-Free Checkout**
No cleaning is expected or required from guests, but excessive messes (e.g., abundant stains, excessive trash) will incur an additional $40/hr cleaning fee.

5. **No Late Checkouts Without Approval**
Late departures disrupt cleaning schedules. Unauthorized late checkouts will be charged **$100 per 30 minutes**.

6. **Flexible Rebooking Policy**
If you cancel outside the refund window and we rebook your dates, we’ll refund any rebooked nights—because we don’t believe in double-dipping.

7. **No Daily Housekeeping**
The home is fully cleaned before your stay. Fresh linens, towels, and starter supplies are included. Mid-stay cleanings are available for an additional fee (see guest portal)

8. **No Pets Allowed**
To protect guest sensitivities, pets are not permitted. A **$500** deep cleaning fee applies if evidence of pets is found.

9. **Children Welcome – With Full Adult Responsibility**
Children are warmly welcomed but must be supervised at all times—indoors and outdoors. Guests are fully responsible for any necessary baby-proofing and must thoroughly inspect any provided items (e.g., high chairs, Pack & Plays, baby gates) before use. Host does not inspect or guarantee the safety of these items. By booking, Guest accepts full liability for the safety of all children on the premises.

10. **Hot Tub Use**
Use the hot tub at your own risk. Shower before entering. No glassware in or near the tub. Limit sessions to 15 minutes to avoid overheating. Children must be supervised. Host assumes no liability for hot tub use.
