This waterfront villas is fully furnished with your own private dock and splash pool. The Villa has a main house with two bedrooms and a casita with 2 private guest rooms with their own entrances with a jack and jill bathroom. With all the conveniences of home, you can relax at the villa or opt for a day of activities
THE MAIN HOUSE
THE LIVING ROOM / DINING AREA / KITCHEN
You’re sure to make this the center of your gatherings during your stay, as there’s
room for everyone to relax, unwind, and catch-up. Two comfy couches seat up to
6, and there’s 4 stools at the kitchen counter and more seating for 8 around the
dining table, ideal if you’re planning a celebratory sit down meal for a special

occasion. Clear the plates away and you could use the table for the card or board
games you’ll find in the villa.
THE KITCHEN
Preparing and enjoying meals together has to be one of the highlights of vacations with
friends and family, and this high quality kitchen in the open concept living space makes
the experience all the more enjoyable.
There are stainless steel performance LG appliances wherever you cook, including an
oven, microwave, stovetop and dishwasher. The coffee lovers in your group will rejoice
to see a Chemex 10 cup Pour Over Glass Coffee Maker, with filters provided. Check the
amenities section for the amazing range of other appliances provided to ensure you can
prepare delicious home-style meals for your group that’ll make mealtimes memorable
times during your stay.
THE 2 BEDROOMS & BATHROOMS
Each bedroom has a king-size bed with a Lucid premium comfort mattress together with
eco-friendly luxury cooling bamboo sheets that will ensure you enjoy simply the best rest
every night of your stay.
Remote controlled air conditioning will ensure the temperature stays just right all night,
and when you wake, maybe watch a little of the large screen smart TV that will give you
access to your streaming accounts. Or enjoy the view out of the windows.
Both rooms have storage space for your clothes, with one of the rooms featuring a desk
and chair, handy if there’s work to be done. Both bedrooms also have an
attached/ensuite shower room and awaiting for you in here, aside from the 100%
combed cotton super soft bath and hand towels, is a walk-in shower with Rain Shower
head and plenty of space to store any toiletries. But you might not need to bring any if
you want to use the quality shampoo, conditioner, body wash and hand soap supplied
by your hosts.
THE CASITA
Accessed via its own front door, here’s what you’ll find in here:
2 BEDROOMS
These both contain two twin beds each (although 2 of the villas actually have a king bed
in each). As with the beds in the main house, the focus is on luxurious comfort which
you’ll get from premium quality mattresses, bedding and duvet covers. Each room has a
large flatscreen TV on which you can access your streaming services, and there’s plenty
of wardrobe/closet space to store your bags and belongings.
JACK & JILL BATHROOM

When it’s time to freshen up, the walk-in shower with rain head gives you the chance to
do that in style. As with the other bathrooms, towels and toiletries are provided.
OUTSIDE SPACE
The outside space at the villas is just as attractive and inviting as the interior. With great
views and access to a beach and a private dock, you can make the most of a wide
variety of water-based activities.
All but 2 of the 12 villas have a plunge pool with outdoor shower, with every villa sporting
an outdoor grill that will ensure whoever likes to boss the BBQ can do their thing and
prepare delicious food for your group. There are plenty of places to sit and enjoy your
food and drink in the sun or shade on the patio.
REMOTE WORKING
One of the bedrooms in the main house has a desk and chair, and there’s also the
dining table and outside tables you can use. The entire villa is served by fast wifi.
PARKING
There is room to park on your villa driveway, so you won’t have far to wheel your nags
when you arrive.
YOUR AVAILABILITY / GUEST ACCESS
The entire villa, which includes the main house and casita, will be exclusively yours for
the duration of your stay. You will also have access to the Seabird community infinity
pool and are able to access the Beach Club.
Your hosts want everyone who stays in their villas to make amazing memories and
have a relaxing time. So as well as the concierge service, you can contact the hosts
direct via WhatsApp or email. Details will be provided when you confirm your booking.
CONCIERGE

YOUR NEIGHBORHOOD
Placencia, Stann Creek District, Belize
Seabird is located just to the north of the Placencia Airstrip in Belize. There’s plenty to do
in the villa, but here’s just a small selection of other things you might want to do during
your stay:
ACTIVITIES
Take your pick from hikes through stunning landscapes, and fishing on the inner and
outer reef, as well as scuba diving and snorkeling in the wonderfully rich blue water.
BEACHES

Beautiful beaches are everywhere, and easy to access from the villas. There are some
stunning private islands and havens you can reach by boat, including Moho Caye and
Ranguana Caye.
BOATING
Why not go island hopping on a half or full day excursion, or on a catamaran cruise?
BOCAWINA NATIONAL PARK
Take a guided tour and learn more about the animals and plant life in this stunning
location.
CAVE TOURS AND ADVENTURES
There are plenty of underground experiences to choose from including at Actin Tunichil
Muknal, Nohoch Che’en and St. Herman’s.
Tenpin bowling, mini-golf and gift shopping on the boardwalk are also options you might
want to consider.
GETTING AROUND
Golf carts are the most popular way of getting around Seabird and Placencia, although
you can get the concierge to arrange taxis or boats for your group to get you wherever
you need to go.
HOUSE RULES
Room Policy
We want you to have a great time when you are here. But if things get too crazy, we
go by the old-school rule of ‘you break it, you buy it’. Property damage or missing
items will be charged to your credit card at market value.
Pre-existing damage or room issues must be reported
to info@jacpmbelize.com immediately after registration to avoid responsibility and
potential charges.
Sing your heart out and have passionate conversation all day long, but from 10:00
p.m. to 7:00 a.m. the whole property goes into hush mode for what we like to call quiet
time (or sleep time).
Smoking Policy
Breathe easy. Seabird is a non-smoking property. This applies to both traditional
smoking methods and all electronic delivery systems, including vapes, vaporizers,
vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and
any variations, regardless of the product’s name. Any smoking in the rooms or strong
lingering smoking scents in rooms will result in an additional $500.00 room cleaning
fee.

Pet Policy
Seabird has a no pet policy, although service animals with proper documentation are
welcome.
Kitchen Policy
Please practice safe cooking habits. Do not leave burners on unattended. Please do
not cook with strong smelling ingredients. Lingering smells that require room closure
and deep cleans will be charged a cleaning fee of up to $250.00
Parking Policy
Vacations should be stress-free and for that reason, you get to park right in your villa
driveway. By parking a vehicle at our Seabird, you are doing so on your own accord.
