Very cheap and good value but for me this wasn't "no frills", it was "not good enough". Friendly helpful staff doesn't mitigate musty smell in the room, permanent stains on fixtures, and itchy feeling after sleeping on the bed. The other reviews that stated "no frills" are being kind — it needs a complete reno.

Stayed in the la Colina king room. It is gorgeous and quaint. Comfortable bed and linens. The thing I would recommend is to have robes in the rooms, as the hot tub is a little bit of a walk from the room and it would make it absolutely fantastic to have robes. Also I would look into improving the blinds or adding blackout curtains or the option to turn off the porch light as the current ones are letting too much light in and the light is obnoxious when you're trying to sleep. Other than that it's a place we will recommend and can't wait to go back to.

Property was just fine and met our expectations. The staff was courteoys and helpful as well. We have been going to Portland for many years, so we are aware of the issues around Burnside. Fairly typical noise, traffic, and denizens around the area. The hotel was decently kept up, clean and gave us a bit of solace from the events occurring on the streets.

Staying here was a 15 min walk from the Oregon Convention center. The people working here are very friendly and helpful. Everything was in good condition, and comfortable.

The staff was friendly, funny, and warm. We had plenty of privacy and having easily accessible parking was very convenient. The "queen" sized bed was fantastic, I almost wondered if it was a king. I was very pleasantly surprised. It was also fantastic to have a microwave and decently sized refrigerator in the hotel room without even asking. Also, the staff offered and allowed us to have late checkout until 12:30pm, without charge. We were treated wonderfully. We had fantastic stay and would definitely come back again. One side note, out shower was a little bit leaky and so we had to ask for some extra floor towels to manage the situation. But the staff was incredibly accommodating. Thank you so much for a great stay!

There was a syringe, without a needle, found under one of the beds. Scared our granddaughter. Loud cars on both sides of the motel. Neighbor in the next room was stomping. Power went out in half of the room. Very inconvenient. Reported it to the office staff.

4 separate times I couldn’t access my room because the card or door’s card reader was faulty. Might as well have not had a key at all, needed help from staff every time this happened and each time they reprogrammed my card yet issue remained. Nothing was done about it. Towels were stained and roomed was musty and smelled. Hope this was my room only but it was absolutely not worth the money paid and partially spoiled my stay in Portland. Will never return.

Phone was not plugged in for local service/calling front desk (phone jack was messed up), found bug on outer bed spread. I traveled during snow event in January 2024 and during third night of my stay the heater wasn't able to keep room above 60 degrees. I had a misunderstanding with front desk staff and they initially tried to re-magnetize my keys (possible English not as primary language), but eventually I was provided another blanket and I got a cup of hot water from coffee machine. This place is serviceable and provides parking on a first come first serve basis but do not expect it to go above and beyond or even well when tested. Front desk staff didn't seem to have a mechanism to call after hours maintenance... I think the issue was a system supply/draw issue but had it really been an issue in the middle of the night you couldn't call anyone? And the front desk staff only stay until midnight...

Inexpensive and comfortable, and in a great neighborhood. The staff were nice and gave us a bath-tub room when we asked. Parking was included, which in Portland counts for a lot. My complaints are minor. The bathroom doors, which are difficult to use, and don't close all the way so are not at all sound-blocking. And the building constantly rattles, water pipes maybe, which can be troublesome for a light sleeper. I'd stay here again. The location and price are quite right.

I thought that the clerk behind the counter was really great, and I actually recognized him from another one of your properties that he used to work at over off of 82nd. That being said, I do believe that if you have worthy customers that continue to return that may be waiving the hundred dollar cash deposit would be a good thing as a thank you for continued patronage and building trust. I’ve stayed at your hotel, five or six different times even though I’m local. The beds are comfortable, and it’s a very convenient location. That is what I would like to see and it’s minimal effort on your part but would go a long way in reattracting and thanking regular customers.
