About this property
Luxury village winemaker's home, a/c, amidst UNESCO World Heritage vineyards
Imagine living in your very own Burgundian winemaker's house in the heart of one of the best wine regions in the world. Imagine a spacious home, lovingly renovated by the owners in conjunction with a fantastic architect and highly experienced local artisans. Imagine the perfect balance between authenticity and modern luxury so that you have a true Burgundian experience in deep comfort.
Imagine an enormous terrace on which to sit and watch the world go by, a large, secluded garden for relaxing and sun bathing and your own small vineyard to inspect and observe wine growing at close quarters.
This is 10pulignymontrachet - or 10pm for short.
10pm consists of a two structures joined together but separated by that thick Burgundy stone that keeps rooms cool and comfortable - "the Main House" and "the (not so) Little House".
Walk through our front gate and you will see the large gardens to your left and the Little House (on two storeys) in front of you. To the right of the Little House you will see a short flight of shallow steps up to the Main House (which is all on one floor) and the large terrace. Beneath the Main House you have the chaufferie which contains the laundry and ironing facilities, our bikes (5) and various items of garden furniture which are at your disposal.
If you are a party of six or fewer, you can take the Main House on its own (please go to property number #11208695 to see this). In this case, the Little House will remain empty so that you will have complete run of the whole property. The Main House consists of three double bedrooms, each with its own en suite bathroom, a family bathroom with a roll top bath, a chef's kitchen, comfortable living area, laundry room and large terrace.
If you are a party of seven to 10, then you have the option of taking both the Main House and the Little House together and this listing is for that option. The Little House consists of two double bedrooms, chef's kitchen, living room and one bathroom. It has a patio area to the front and vines to the back.
We also have a large, secluded garden for sunbathing, barbecuing etc, a garden swing in the old style and lots of garden furniture to use as you wish.
You access the Main House from the Little House via a short flight of low stairs - freedom but togetherness!
Our home is close to the tourist action in Beaune etc but nestled in peace, quiet and luxury amidst the best white wine vineyards in the world - now with the added charm of being within a UNESCO World Heritage site.
Having said this, it is also within walking distance of two Michelin starred restaurants, wine bars (one "the best Chardonnay wine bar. Ever." according to some very knowledgeable guests!), and excellent bistros where the local winemakers and growers eat, drink and are merry.
The house is very traditional, having belonged to a winemaker in the past, with oak flooring throughout, Burgundian stone and enduit and original features. But the plumbing, the kitchen amenities and the size and comfort of the beds are very up to date!
10pm was completely renovated to offer luxury accommodation, combining original features with modern facilities, including air conditioning and some very atypical plumbing (ie powerful 'Raindance' showers)!! We refresh 10pm every year to keep it looking fabulous!
We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.
Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.
As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...
They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.
But this is your choice. You will be equally happy if you want to run under your own steam.
To go into a little more detail, the Main House comprises:
Three spacious double bedrooms with deeply comfortable mattresses and classic décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy.
A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.
A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker and also the filter coffee maker.
The dining table in the Main House seats 10 so that, if you are using both houses, you will dine together.
There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by or gaze over the Montrachet vineyards. There are also a couple of smaller bistro-style tables for a less formal sit down and relax.
The Little House (which is not so little!) comprises:
Two classic and spacious double bedrooms with deeply comfortable mattresses and unique décor. The rooms in this house reflect French-speaking countries, Mali, Senegal, Tunisia...
A fully up to date bathroom with a spacious and powerful 'Raindance' walk-in shower.
A large and airy through living/dining room with views over both our vineyard at the back, and the front patio.
A separate fully fitted modern kitchen also with views over our vineyard.
The garden to the side of the houses is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.
To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).
There are laundry and ironing facilities in our chaufferie which is underneath the Main House, a secure storage space for your wine, and secure off street parking.
We have WiFi broadband and sound system and a (very discrete) television! Get to know each other again instead of using all that kit... Or use your wireless devices to pick your own web based entertainment.
The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.
We also have a combined heating/cooling air conditioning system through which guests can control the temperature in each individual room.
What makes 10pm one of the best places to stay in the Beaune area? Comfort, conviviality and location!
So what does make Puligny Montrachet one of the best places to stay in Burgundy? Wine-village life, good amenities, not choc full of tourists, some of the very best wine makers in the world and easy access to so many other places!
We have designed and created 10pm for ourselves, our family and our friends. We want to attract guests who will feel completely at home and appreciate the care we have put into making their stay as excellent as possible.
Please see our reviews both here and for the Main House on its own #1073106. We are really proud of them!

I would go there again and recommend to others looking for a great place with a quaint village vibe. I just hope it doesn't become so popular that I can't book it for my next trip.
The amount of attention to detail in the renovation of this property cannot be overstated. Peter and Lucy did a fantastic job of restoring and improving every aspect of the functionality and aesthetic joy of this place. Documentation was provided which painstakingly and obsessively detailed (in a good way) the tiniest detail of the operation of the doors, windows, a/c, appliances, etc.
The genuine concern for the visitor's comfort was also evident in the excellent communication from the owner via telephone and text. These folks obviously love this house, and go to great lengths to ensure that you do, too.
Six stars.

Fabulous place to stay, great hosts
Staying in Peter and Lucy's home near Beaune was the best decision we made. We love that it is located in an extremely small town not very far from Beaune or other charming towns. The house is perfect. It was remodeled with no shortcuts! Everything has been considered and attended to. Showers are modern and spacious. The kitchen is ideal for a group to cook together.
One of our favorite features is the patio over the adjacent garage. We had a glass of wine (or two) each evening enjoying the sunsets.
Peter and Lucy were exceedingly helpful both before and during our stay. We would not hesitate to recommend this place to others and we are already planning a return trip next spring.
Thanks you Peter and Lucy for being such gracious hosts and offering us your beautiful home!
When I begin planning a vacation I start to imagine what it will be like. Usually my imagination gets carried away and often I am disappointed. Not this time! The house was spectacular, just as it was described, spacious and clean, in a great location. Having both the big and little house for our group of 9 was perfect. Peter and Lucy were so helpful from the very first email contact we had. They answered all of our questions and made the process very easy. They helped us with a pack and play and high chair for our 18 month old granddaughter. They introduced us to Pascal who was not only a wonderful wine guide but a terrific neighbor during our stay. They also introduced us to a charming babysitter who stayed with the young ones so the adults could enjoy a couple of dinners in this amazing food and wine region. The check in/out process was easy and the lovely welcome basket of goodies was so appreciated as we all had been traveling the day of our arrival. I can't say enough wonderful things about the house and our experience in Puligny Montrachet. Celebrating our 40th wedding anniversary with our family in this beautiful place was a dream.

Amazing stay
From the moment I first inquired about a stay at 10pm, Peter and Lucy were the most gracious hosts. They have compiled so much helpful information about the home, nearby restaurants, things to do, and the area in general, that 10pm was a sure choice.
Booking was a breeze and, though we were not in town early enough, Peter and Lucy offered us the option of checking in early as the previous guests had gone the day before. When we did check in, Monia met us to give us the keys and a tour of the house. She speaks French but any questions are answered quite fully in the guestbook in the house. (really everything, even how to work the oven – complete with pictures). And we were met with the sweetest welcome basket and a bottle of wine. It’s those touches that made our stay feel like we were at home immediately upon arrival. And Peter called straight away to make sure everything was going smoothly.
The house is absolutely gorgeous. We were two couples traveling together so it was important that each of us had our privacy, while also having general areas to congregate. 10pm fit the bill perfectly. Each bedroom has an en suite bathroom with shower, sink, and toilet. (Towels, linens, and essentials provided). There’s also an additional bathroom with a beautiful claw foot tub for soaking. The spacious and well equipped modern kitchen and open living room area could be closed off to the two “back” bedrooms by a door. This provided and extra buffer from the shared space for any late sleepers. There was locked parking inside the gate, although the street parking was easy right in front of the house and perfectly safe.
The house was exceptionally clean, everything in great working order and Peter and Lucy have absolutely thought of everything! The views from the windows, or outside on the stunning terrace, or inside the lovely gardens – heaven. You are in your own wonderful sanctuary in this little town in the midst of Burgundy’s best vines. Add in two fantastic hosts and I’m not sure what more you could want!
I’d go back to Burgundy in a heartbeat, and I’d stay at 10pm without question.

Fabulous House to Explore Burgundy and Its Wines
One of best properties our family has ever stayed. We were a group of 6—2 adult couples and 2 grown children. We rented both the house & apartment.
1. Location, location location!!! In Puligny Montrachet the number one Chardonnay city in the world. Great restaurants and small quaint wine village surrounded by most amazing vineyards.
2. Perfect condition of the property. Main house with 3 comfortable bedrooms and 3 first class en-suite bathrooms with fabulous showers. Each has individual AC units and radiator heating.
3. Kitchen made for cooking and eating and drinking. Wonderful Carefourmart in Chagny 5 minutes away for grocery. Chagny also has super fun Sunday market.
4. Connected Apartment was large for either a single person couple or family. 3 bedrooms, small kitchen and one bathroom
5. So close to fine dining. 3 great restaurants in walking distance in town and one 20 minute walk to another village. Where we ate great food--casual dress everywhere;
a. Michelin 3 star Lameloise in Chagny--as expected amazing experience in a formal but casual environment. No suit coats required. Great value but not cheap.
b. Le Montrachet in town 3 minute walk. Should regain its one star rating this year--everything was perfect
c. L Estaminet in town 3 minute walk. Great beef fondue and wine for cheap price. Just good local place.
d. Ed Em in Chassagne Montrachet. 4 minute drive and 20 minute walk. Excellent Michelin 1 star in quaint old house.
e. Midupi in Nolay for Sunday lunch--so much fun. Just a couple running a small restaurant in great old town. Nolay is about 15 minutes away.
6. Pascal Wagner, our personal wine tour guide, sommelier and wine expert. This was the highlight of our trip. Pascal met us the first day to plan out a wine tour for the week. We ended up doing things under his guidance on 4 days. Private wine tour and great winery next door. Day in Beaune and visit to Patriarche and great restaurant. He joined us for dinner at Michelin 3 star on our last night and served as our wine expert for the night. Cannot say enough wonderful things about him. Our goal was to understand Burgundy wines better and we could not have had a more amazing experience.
7. The owners, Peter and Lucy. Cannot say enough about how easy to work with and helpful they were. Booking was easy. Security deposit came right back. They provided excellent advice on restaurants and things to do. They truly love delighting
