I'd be happy to host your group. I appreciate you taking a couple of minutes to read. I bought a fixer upper in 2006 and set the house up as a DUPLEX with SEPARATE entrances & door codes. I started my bed and breakfast in my home in 2006 to supplement my income while raising my son alone. We've enjoyed seeing same guests year after year as well as meeting new ones yearly. My home improvements do keep me quite busy. Oh, the joy :) My house is a DUPLEX; which means 2 totally SEPARATE APARTMENTS with SEPARATE ENTRANCES. The ENTIRE MAIN FLOOR 3 BR/3 BATH is the guest area! I live in the SEPARATE basement apartment; which is an additional 4 bedrooms & 2 baths. **Sometimes I have a quiet roommate staying with me in my private separate apartment. Once in awhile I have a friend or family member(s) staying with me while they are visiting the area. It is rare that anyone but me is in my separate apartment with me. I'm just being thorough & full disclosure so there are no surprises for guests. I've learned the guest stay is smoother when the potential guest understands how my place is set up:) **Tourist season is only about 6 months so I do have personal belongings, pictures, and knick knacks, etc upstairs in the duplex. An example would be the washroom closet is full of my cleaning supplies:)
3 King bedrooms, 3 bathrooms 1,500 sq ft main floor duplex/apartment with full kitchen (with dishes/utensils, 1 set pots and pans provided) and laundry; extra spot in the garage to park your vehicle; towels, and bedding provided. PLUS an additional 1,500 sq ft gaming area which include: 6 person spa, 8 ft slate pool table, soft tip dart board (pls bring your own darts), ping pong table; foosball; front porch and back patio with gas grill and gas fire pit to enjoy the evenings. The home has central air, Peacock & regular tv channels, Wi-Fi, dining room seating for 8 and kitchen seating for 6.
I do check central air, which is upstairs (the part of duplex you reserve), every few days to make sure guests are comfortable and that central air is working properly. I appreciate you leaving the thermostat on 70 all year since it controls the heating and cooling for whole home. If thermostat is set below 70 degrees during summer months, it'll be subject to freezing up and then it quits working for days and gets extremely hot in home!!! The small blue bathroom floor vent at minimum needs to be left OPEN during the day while you are gone & at night when you are sleeping since it is directly above the furnace otherwise there is NO chance of keeping home cool when it's 80+ degrees out in the summer. There are plenty of extra blankets and fans for your personalized comfort.

If you want to stay at a newer, secluded log home in the woods with a breathtaking view, my place is probably not suitable for you. If you want to stay at a homey place in Rapid City that a self made individual started with hard work and determination my place may work fine for your group. :)
***Hot tub is a 1996 so I can’t guarantee it’ll be working but I’ll do my best. Hot tubs are electrical so if you confirm it's working when you book; 60 seconds later a pump, board, heater, sensor, etc could go out. I do my best to get tech over asap when a part goes out but I never know how many days out techs are booking repairs or if techs have to order parts & wait for parts to come in. Records few seconds when you approach door & when you are going out the door. ***PLEASE check with your cell phone provider and make sure that you'll have cell service in South Dakota. PLEASE make sure you have my address and phone number written down on paper, just in case. ***** CHECK IN !!! I've learned it's also easier to explain parking when you are physically at the property, depending on how many vehicles you have & any special circumstances like trailers, etc. Thx!!!
