Welcome to Dawn’s Cottage. An adorable and comfortable cottage just steps from the beach. This two bed, two bath, free standing home in a private setting sleeps 6 and is your perfect getaway for peace and relaxation. Dawn's Cottage is located on popular Broadkill Beach - a charming place to relax, unwind, and renew. The space is simple and serene, yet has everything one needs.

The Space:
Dawn's Cottage is located on the south side of Broadkill Beach about 20 minutes from Lewes, DE. The cottage boasts an open living concept and is filled with lots of natural light from the large front windows. Located in the living room is a queen size sleeper sofa. There is a smart TV that provides live streaming from Fubo (feel free to log into your own apps as well). There is a full size fully equipped kitchen with many amenities to enjoy a home cooked meal.

The hall bath features a shower/tub combo with hand towels included. The master bath features a stall shower and also includes hand towels. It is located inside of the master bedroom to provide additional privacy. The master bedroom also features a walk-in closet with a dresser and extra blankets/pillows.

The outdoor ground space features two ceiling fans and a patio table that seats 6 that makes a perfect entertainment space.

Guest Access:
The properties use key-code electronic locks. You will be sent the code about 3 days prior to check in. This code is only valid from check-in to check-out.

My husband and I had an amazing stay at Dawn’s Cottage! The house was clean, cozy, and had everything we needed for a relaxing weekend. Gina was super responsive and accommodating. The location was perfect — just a short walk to the beach — and our pups had the best time running and playing in the sand. We couldn’t have asked for a better getaway and would absolutely stay here again!

Our stay was a great experience. The house was clean and nicely decorated. Gina was very easy to contact and the check-in process was very easy. The location is convenient and it’s only steps from the beach. The outdoor shower and hose were also great features! We would definitely recommend to anyone looking for a peaceful and relaxing beach vacation!

Perfect Getaway!

Dawn's Cottage is absolutely adorable and the perfect place to decompress, relax, and celebrate my birthday and our anniversary. Loved the remote location and beach access, yet still easy to get to Lewes & Rehoboth. We enjoyed trying out some of the hot spots in the helpful binder of local restaurants and attractions. Thanks Gina and Rodney for being such great hosts!

Broadkill Beach Delight

This property is clean, well-managed and very close to the beach. It’s our second time at this property and our third year staying with the same host. I recommend this property to anyone looking for a quiet place close to the beach. I’m sure we’ll be back again!

Awesome stay in July!

Amazing location. I was pleasantly surprised with Broadkill beach. You do have to prepare yourself for the bugs, but we knew that going in. Would definitely come here again.

Short Stay - Amazong Time

The location is perfect for families. Leads to a quiet area of the beach. The house was clean and functioning. We were able to stay at the beach and come back to the house easily! Was everything we needed for a family of 5. Only recommendation is to bring bug spray because after 3pm, the flies are aggressive.

This was our third time staying at Dawn’s cottage, and it never disappoints. The house itself is always clean, no issues with the check in process, and host is a pleasure to work with. Gina is very communicative and helpful with any and all questions. We will continue to come back to this house every summer as long as it’s available.

Great for low key vacation with pets!

My friends and I decided at the last minute to do a week-end at the beach. This place and was open and suited our needs as far as sleep accommodations, dogs allowed and walkable to the/a beach - especially one that allows dogs. Really glad it was available! We had a great trip and also enjoyed the Broadkill store and weekend donuts! If you need a little more excitement, Lewes, Henlopen, and Rehoboth/Dewey are not too far away.

What a lovely beach cottage we found~loved hanging out in tge cottage or beach while my husband was taking his Capt’s test in Lewes M~S What a great spot he had to study and relax after~we loved the corner store for the Key Lime Ice Cream and fresh made donuts Sunday morning to take home to Cape May. Nice home/Great Location

My parent's, my dog and I enjoyed our stay at Dawn's Cottage in Broadkill. The home was clean upon arrival, outside and inside. Welcomed with a nice gift and a note. Wonderful out space under the house. There is a gas grill available. Just a few steps to the beach(just watch out for the cactus and a cactus/plant with really sharp burs, especially if your dog(s) is along). So many places are just a short drive away.

A perfect end of summer vacation

This is the second time we stayed here and I can't say enough about how satisfied we were/are with the location and property/accommodations (satisfied with the cleanliness too!). It is comfortable to hang and watch tv, to cook and enjoy a meal together or sit on the wrap around porch/deck and talk. The bedroom w/ attached shower/powder is a plus (although petite!), washer and dryer - great, the proximity to the beach and the privacy/lack of crowds is wonderful. The trip to Lewes, Henlopen, Rehoboth and beaches/site south is very doable for an evening - even the obligatory OC Boardwalk visit is only about 1 hr one way. This trip, we ventured to Trap Pond State Park and canoed, it was lovely! Finally, we travel with dogs and they love the beach walks and wading and hanging on the deck with Mom and Dad! Thank you Gina - we really enjoyed our vacation at Dawn's Cottage!

Peaceful Week with the Family

We loved our time at Dawn's Cottage! It was just as cute as it looked in the picture. The beach was very private and an easy walk across the street. The kids saw dolphins playing in the waves the first day we got there. The space was perfect for me and my husband, two kids, my mom, and the dog. The kitchen had everything we needed including some thoughtful welcome gifts. It's about 20 minutes to Lewes, and 15 the closest grocery store which was a nice trade off for the solitide once you get to the cottage. The Broadkill store at the end of the road had the very basics including pizza, ice cream, and ice but we found we were going to Lewes every day or two and could stock up when we went in. We like to cook all our meals at the cottage with a only a few times eating out through the week and the location worked perfectly for that. Some of the concerns from other reviews seemed not to be a problem for us- there was minimal construction noise the week we were there. The black flies were out a couple days but easily managed by taking bug spray to the beach with us. Overall we loved the place and had a great week!

Great time

Our family of 4 and dog had a great stay! The proximity to the beach was great! The wine and Dolles taffy was a very sweet welcome gift. The decor was super cute. The storage was plentiful and all the little trays, bins, etc made it really easy to keep things organized and tidy during our stay. We usually have to bring things like hand soap for the bathroom sinks, paper towels, napkins, etc. All of those items were supplied which was a nice surprise. There were some biting flies, but they weren't a big problem. We made sure to use bug spray and kept the outside fans, under the house, on when we were outside, and it wasn't an issue. Gina recommended a movie night on the beach, and it turned out to be one of our favorite evenings. My husband and I shared a bottle of wine while our boys enjoyed ice cream from the cute country store, while watching a movie under the stars with our feet in the sand. It felt very Americana and a great memory! Daily walks on the beach were so relaxing. The water was calm and the beach was never crowded. We had family staying in OC and made the trip up almost every night, so we didn't experience any local restaurants but breakfast and lunch from the local store was quick and easy. Overall a great time was had by all, and we will definitely be back.

Property was lovely and a short walk to the beach. The dogs had the best time except for the briars they accumulated in their fur walking through the dunes. It was a short stay but very accommodating. The weather was perfect which made the stay even better.
