stayed here during the Pate swap meet at the racetrack. nothing fancy but a nice quiet place with a hot shower. easy access to the track too! hope to stay here again next year.
The property is comfortable and cute. The games outside made for a fun evening. It was a bit hard to find since GPS said to turn a few driveways early but we found it. Nice getaway and management was easy to reach. We would stay again.
Lovely inside! Air conditioner worked fantastic during the hottest days of summer. Automatic gate wasn't working, so I'll be looking forward to seeing that fixed. Private, but felt safe. Quiet. Nice for kids as well with play scape. Really close to family, so this makes it a winner.
We stayed here a few weekends ago, and it was a great experience. There are a few things I think the owner could do that would make this place completely incredible.
1. Include the address of the place. The VRBO map took us to the wrong place, and then we got turned around. What should have taken us 20 minutes to arrive lasted over an hour.
2. Continue developing the pond. Sadly, the heat has wiped out the pond, but I think you could expand the pond and make a beach for chairs to sit and fish.
3. Continue developing the land. Get some Adirondack chairs and a firepit for mornings with coffee and evenings with wine. Make more space available for activities, like a little walking trail perhaps
4. Put some fans for the bedrooms. It got warm and the ceiling fans weren't enough.
5. Add more kitchenware.
These things are minor enhancements that can make the place go from really good to outstanding. We had a really good time there and totally would stay there again.
We had a wedding and early Christmas in TX with family from all four corners of the country. This place actually seems bigger in person, plus there is so much room to explore and relax outside. One thing I would recommend is a larger refrigerator. Great place and we would go back. Love the volleyball court too!

Minor changes needed
Some minor changes to make the occupants more comfortable would be nice. But the insufficient air conditioning was a must!
I was looking for a place to getaway with my boys before they left for summer. I wanted activities to minimize electronics and have us time. This place had so much outside activities for the boys. The loved the axe throwing the most, Swing set and volleyball was the main go too. Then they found the bats and balls. Even though it was hot they enjoyed every bit of being outside. This place did have swim on the amenities but unfortunately the pond was not for swimming. House was clean and Provided us with everything we needed. Great place to unplug and enjoy the country.
