YOUR OWN VACATION HOME IN SAINT-FRANÇOIS
Make Ti Kozy your tropical home base at Koly’Dream in Saint-François, Guadeloupe. Enjoy breakfast on your private covered terrace, unwind by the renovated shared pool and relax in the shade of our new carbet, a covered outdoor lounge and dining area. A welcoming setting for a sunny winter getaway or a longer island stay with family or friends.

Your reservation is for Ti Kozy, an independent house. The terrace and indoor living spaces are private. The pool and carbet are shared with guests staying in the estate’s other two houses: Ti Kokoon and Ti Paradis.

RENOVATED SHARED POOL AND NEW CARBET
The 8 × 4 m pool is shared by Ti Kozy, Ti Kokoon and Ti Paradis. It is unheated, naturally warmed by the sun and treated with chlorine. Twelve sun loungers surround the pool, which is enclosed by a fence with a secured gate. The shared carbet has tables, chairs and lounge seating.

Usual pool hours are 8 a.m. to 10 p.m. Any extension is at management’s discretion and must respect other guests’ peace; access after 10 p.m. is not guaranteed.

PRIVATE COVERED TERRACE
Your covered terrace measures approximately 8 × 4 m (32 m²). It has a dining table with six chairs, outdoor lounge seating and two retractable awnings for the late-afternoon sun. Plants, hedges and trees mark out your private outdoor area and help reduce overlooking.

An individual charcoal barbecue is available outdoors. Use it away from the terrace roof and awnings.

TWO AIR-CONDITIONED BEDROOMS
The house accommodates up to six guests, with a maximum of four adults. The mix of adults and children must respect the available beds and safety rules. Infants under two may be accommodated in addition to this capacity, subject to the applicable conditions.

Each bedroom has a 160 × 200 cm double bed and reversible air conditioning. The living room has a sofa bed and is not air-conditioned; a standing fan can be requested. Two baby cots and two high chairs are available free of charge for the entire estate, on request and subject to availability. They are not permanently assigned to any house.

EQUIPPED KITCHEN, LAUNDRY AND WI-FI
The kitchen includes a refrigerator, cooktop, oven, microwave, dishwasher, washing machine, kettle and toaster. The coffee maker accepts filter coffee, Nespresso capsules and Senseo pods. Enjoy meals on your covered terrace.

Each bedroom has a Smart TV, with a larger Smart TV in the living room. High-speed Wi-Fi covers the interiors and outdoor areas of the estate, with an advertised connection of at least 100 Mbps; a constant speed on every device is not guaranteed.

BATHROOM AND LINEN
The bathroom has a walk-in shower, a single vanity and a hair dryer. The toilet is separate. Bed linen and bath towels are provided on arrival and replaced free of charge every seven days.

SOLAR POWER AND BACKUP WATER STORAGE
Photovoltaic panels and storage batteries supply the houses and estate facilities, allowing stored solar electricity to be used during the day and at night. Koly’Dream remains connected to the EDF grid, which can take over when the batteries are depleted. Each house also has its own solar water heater.

Two buffer water tanks of 2,000 and 3,000 litres provide 5,000 litres of storage for the estate. If the public water supply is interrupted, a submerged pump automatically takes over without guest intervention, within the limits of the water reserves available. This is not a guarantee of unlimited water supply.

ACCESS, PARKING AND A PEACEFUL STAY
The estate is fully fenced, with a lockable entrance gate. Private parking is free and located in front of the estate. One vehicle is allowed per occupied house; the car park accommodates up to five vehicles in total.

Smoking is not allowed indoors but is permitted on private terraces. In shared outdoor spaces, it may be tolerated if it does not disturb others and no cigarette ends are left behind. Parties are not allowed. Music at a reasonable volume is permitted on terraces; quiet must be respected from 10 p.m.

Regular preventive pest treatments are carried out around doors, windows and gardens, but insects cannot be completely excluded. Every bedroom window in Ti Kozy has a mosquito screen. The other houses on the estate do not have mosquito screens.

ARRIVAL AND DEPARTURE
Please contact us to arrange your arrival. Check-out is between 7 a.m. and 11 a.m.

EXISTING STAY CONDITIONS
Minimum stay: three nights. A welcome basket is offered for stays of seven nights or more. Discounted rates apply from 15 nights. Exclusive use of the entire Koly’Dream estate may be arranged, subject to availability. Pets may be accepted with prior approval and subject to the accommodation’s conditions.

FEES AND OPTIONAL SERVICES
Mandatory service fee, including end-of-stay cleaning: €100 per stay.
Optional extra cleaning: €20 per hour.
