No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied. 6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time. 7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind. 8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee. 9. We highly suggest purchasing travel insurance to protect guest’s reservations. Rental Agreement Please read and sign the agreement below Guest and Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests. Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity. NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation. Guest waives any and all rights to process, notice, or judicial proceeding as a condition of removal upon expiration or earlier termination of this Agreement, to the fullest extent permitted by applicable law.

Fantastic property. Clean, well stocked, convenient. Onsite parking is super tight but it is a spot. Patio spot is super small and could use some upgrades to seating. Overall would be an easy decision to come back.
This place is absolutely amazing! Check in/out was seamless and the team was veey responsive! Just steps to the sand, and a hreat patio on the boardwalk. Couldnt ask for better at such a great price!
Our family had a great stay in November. A wonderful location with a property that was well stocked for an effortless vacation. Communication with the property owners was a breeze. Would highly recommend.

Very nice and clean condo. We have stayed in this complex before in a different unit. This one doesn’t have the ocean view, but it’s much quieter as it is off the waking path. We enjoyed the chairs and played with the beach toys.Appreciated the nice beach towels that were provided. Great location. Easy walk to Belmont park. Parking in the open spot for this unit, while narrow, is MUCH easier than the garage spots we have had to use in the past. We will definitely look to stay here again!
The VRBO was just what we wanted for having grandchildren in a fun place. The location is pefect. Everything was comfortable and clean. Communication with the rental agency and the owner was excellent. The dedicated parking space is really tight, but there's nothing that could be done about it in that neighborhood. We rate the condo and our stay A+.
Perfect location just steps from the beach. It’s the unit behind the boardwalk one so it’s quite. Plenty of supplies to cook or walking distance to several restaurants.

The “only” part that is deterring is the parking but we made it work and then didn’t move the car until we left- just REALLY tight squeeze. But all parking in the vicinity is the same. LOVED IT!!
We had such a wonderful time in Mission Bay. We traveled with our family of 4 (kids age 5 and 8) and my mother in law. Everyone fit well in the space and we didn’t feel like we were on top of each other. It was so much fun send the kids to the water and sand the minute they opened their eyes. They would fall asleep SO well at night because the beach wore them out. We didn’t have to move our vehicle the whole weekend because there were tons of activities and restaurants walking distance from the property. We loved Belmont Park and spent nearly all day there. Condo came stocked with toys, beach towels, chairs and cooking utensils. We would love to rent here again!
We loved our stay at the mission beach condo! The location was perfect. The place was clean. The management was quick to respond. The only downfall was the parking. We had an expedition and had to back in where the driver had to craw over the passenger seat to get out and still try not to door ding the other car. At one point a pickup and our car could not fit. That's not managements fault but something to keep in mind if you are renting a car. The smaller the better.
The online pictures looked better than actual place. The fans that were in the house to use were very dirty and upon first opening the house it smelled stuffy and we were unable to get rid of it. The location was amazing and the apartment had many creature comforts and host was quick to reply.
My family greatly enjoyed our stay at the condo. We loved being steps from the beach. My toddler thoughly enjoyed the beach toys. The property was nice and clean and exactly as described. The only issue we ran into was the walls are extremely thin. You will hear your neighbors showering, running the dishwasher, vacuuming, dog walking around, etc. We had one issue with music being played too loud at night. After contacting the property manager, they handled the issue and the music was off within 30 mins of alerting the management company. Phenomenal customer service. It's a great vacation property, just be sure to pack a white noise machine!
This place was great for our short stay. Very clean and well kept. The only small issue was the deck was not directly attached but certainly not a deal breaker at all. We would definitely book this place again
