Location:
- Located in highly coveted North Mission Beach, soaring above the most beautiful beach in the world, the Pacific Ocean and the boardwalk.
- A very short walk away is Mission Bay, the largest aquatic water park in the world.
- A pedestrian only boardwalk surrounds the beach and Mission Bay creating an easily accessible community with everything you need to have the the best possible experience.

Living Arrangements:
- Ground-level master suite with access to a large patio space.
- Large comfortable living room area on the 2nd floor.
- Bright, well-appointed kitchen connected to dining space on 2nd floor.
- 2nd floor balcony with gas BBQ just off the kitchen.
- Spacious 3rd floor loft that sleeps 4 with an additional full bathroom and 2 balconies.

Sleeping Arrangements:
- The master bedroom is on the 3rd floor with 1 king bed and flat screen smart TV.
- The master bathroom is just off the master bedroom.
- Across a walkway from the master bedroom are 2 twin beds separated by a privacy curtain.
- The entire 3rd floor is one large bright loft with no walls separating the two sleeping spaces.
- The bottom floor has 1 bedroom with a 1 queen bed and a bathroom.

Kitchen Arrangements:
- The bright, well-appointed kitchen comes equipped with nearly every kind of cook/serve ware you can imagine
- If you love to cook and bake like we do, you`ll find everything you need and plenty of counter space.

Parking Arrangements:
- 2-car garage connected to the 1st floor of the house.
- Dimensions: one car can be no more than 19ft long and the second car (west side) can be no more than 15ft long; the height clearance is 6ft 4in.

Additional Amenities:
- All bed linens are provided. All bath and beach towels are provided.
- Free in-unit washer/dryer for you to use.
- We provide all the little things too: paper products for bath and kitchen (paper towels, napkins, toilet paper, Kleenex), bath and hand soap, shampoo, dish soap, laundry soap, tin foil, and cleaning products.

- Beach toys, body boards, umbrellas, beach chairs, tennis racquets, and a surf board are provided for guest use.

MMB Rentals Cancellation Policy
- Please Note: Our Cancellation Policy is strictly enforced without exceptions.
- All cancellations receive a $100 cancellation fee.
- If Guest’s cancellation request is received 60 days or more prior to check-in date, Guest will receive a full refund, minus a $100 cancellation fee.
- If Guest’s cancellation request is received 30 days to 59 days prior to check-in date, Guest is entitled to receive 50% refund of the nightly rental/booking. Guest will also be refunded for cleaning fees, tax, or damage coverage paid as of cancellation date.
- If Guest’s cancellation request is received less than 30 days prior to check-in date, Guest is not entitled to refund of rental/booking. Guest will however, be refunded for cleaning fees, tax, or damage coverage paid as of cancellation date.
- Guest must submit a cancellation request to MMB Rentals by e-mail.
- Please consider purchasing Travel Insurance if you`re concerned about cancelling your reservation.

- Due to new short term rental regulations in San Diego, it is more important than ever that we are good neighbors.
- We want you to have the best experience, but not at anyone else`s expense.
- Your home is a private residence for use by our registered guests.
- You are welcome to have a small number of visitors on the property for short visits only.
- No additional overnight guests.
- No parties.
- No loud music or anything that disturbs neighbors at ANY time of day.
- No Bachelor or Bachelorette parties.
- There is no smoking anywhere on the property, inside or out.
- Your property is overseen by a local property manager and house rules are strictly enforced without exceptions.
- Guests who are inconsiderate of our neighbors and other vacationers around us jeopardize our ability to continue vacation renting. Such behavior will not be allowed.
- Thank you for understanding.

HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.**
1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 6 people. There shall be a minimum fine of $500 for this violation.
2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation.
3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
4. Must be 25 years and older to book.
5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10. All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
