It was a the nicest hotel on Pattaya beach. The staff was friendly helpful. The breakfast was execellent. I plan to return and stay at Sita again on my next trip to Lipe.

It was a great location. Just seemed a little rundown. Staff were great. Could not get enough hot water to fill tub. Breakfast was average .not enough beach chairs .

Staff very friendly and attentive. Hotel Duty Manager accompanied us to 2nd PCR Test at goverment clinic on the Island personally ! If you like it a Bit quieter this is your Location at the far end of Pattaya Beach.

I liked the overall atmosphere of the property and the view were excellent. My only suggestion is to tidy up the area around the garden view rooms and perhaps fence off the bottom to make it more private. the grounds of the garden view rooms could do with more planting, grass coverage to bring it up to the standard of the rest of the grounds of the hotel

Very lovely place on a quiet beach. Great staff, very friendly and helpful, especially Ms. Vivi at reception was outstanding, very professional, kind and helpful. We definitely recommend this place. :)

We had to move rooms right away as the shower was in an awful state - however the staff were great, helped us into a new room & we were ok. The breakfast is pretty basic. Everything was cold despite us asking for it to be warm. The pools were great - but stuff told us that there’s no covers on the hard wicker pool chairs - yet we found them stored away. It seems in the low season that staff don’t really want to help so much if they can get away with it. Overall it is a stunning beach, the staff can sometimes be helpful & the grounds were full of wildlife & friendly dogs.

Fine for the price
The room we got was okay meaning not bad but not really anything spectacular. The bathroom seemed it was of a lower standard than the rest of the room. It was clean and all but could use some upgrading.. sliding doors to the shower was squeeky as hell, the bathtub was "full" of dead leafs from all the unneccery plants right next to it. The service was fine all though we didn't get our daily free instant coffee restocked, not a big deal of course but it all ads up. Also the WiFi was super bad. The resort is right down to the beach and it also has two pools which all seemed well clean. The food at the restaurant is nothing mind blowing and will cost a bit more than what you can find 10 minutes away in the centre. Found a good deal on hotels.com so it was fine for the price but would not pay full price for it.

Beautiful hotel in front of the best beach
Great hotel, great staff, very quiet and in front of the best beach in Lipe (Pataya beach). The hotel is far away of the noise, but near to the walking street to have a great time in the night. Great and very good breakfast. The only "negative" is that no all the staff speak english, but there's ALWAYS someone to help you. Great experience!

As the reservation was divided into two overnight, I sent the hotel a letter without moving my room. I told her again when I checked in, but she wouldn't listen. I packed very importunately and spent another night.

Overall the hotel was a good experience. we were upgraded to the honey moon suite as the hotel was at capacity. I've committed to my partner that when / if we get married - she has my permission to divorce me if that the honey moon suite to celebrate such a milestone. Bed was super hard. the hotel is just simply 'tired'

A peaceful place for peaceful holiday
It locates at end of Pattaya beach and giving a peaceful holiday compared to those happening hotels. Hotel really offered a quiet room upon request. Breakfast is the only thing to highlight, restaurant is a open space with flies around, but food was not covered

The rooms need some refurbishing. Shower head was rusty and falling off. Eventually it fell off and had to ask them to repair. Water pressure was not good and controls wasn't good either. Mostly hot water and it's too hot for comfort. Honestly felt it was way below expectations for the price paid.

The overall stay experience was awesome. The staffs gave great services. The hotel is just beside the beach. Good variety for breakfast. The room is spacious and is very comfortable.

Nice but not spectacular
I booked this hotel because there was a 40% discount and it was more expensive than most, to be honest I think I would of been disappointed had I paid the full price! It was nice enough but no more than 3 star. It was clean and staff were helpful especially the guys helping with suitcases at port. Breakfast was adequate but nothing special. It was low season and not busy but bottom pool looked dirty and top pools loungers were in poor condition. The location was good with a 10 minute walk to walking street. It was clean and comfortable enough but it just lacked that something special which it could easily have, which was a pity. However, if you stay here you will have nothing to worry about and have a good base for your holiday

Right on the beach which is great for swimming.
Hotel not ready for the high season in 2 weeks. Needs a good clean to get rid of mould and the fish ponds needs attention. No outdoor service at the beach lounge area at all. Tourist shop closed and amenities in the bathroom sparse (no hair condition or body lotion). The biggest disappointment was the bedding. Much too firm (like sleeping on the floor) but then this is my preference and maybe fine for others. Don't forget to bring insect spray as mosquitoes are plentiful. Reception staff very nice and helpful.

I show up they question my reservation for 40 mins, to finally give me a back room, the bed was hard, breakfast they will not allow you to sit by the ocean view area to eat, you need to be away from that area as it's closed lol meaning nothing as there is no doors and the tables are all there, pay for view but dont get a view Didn't take photos as not worth it

Overpriced for what you receive.
Weather was suppurb and a great location for diving. The beds were rock hard though and the breakfast was not up to standard. That said, the staff are friendly but there are a lot of cats and dogs in and around the hotel as is the same for the rest of the island.

Was very disiponted considering the money we spent it was our honeymoon and booked honeymoon suit on a whole the hotel seams run down lots of damage in the room and balcony door didn't shut. Bathrooms constantly smelled of urine from the drain . We stayed in Phuket for the same money per night and the suit was fit for a king all in all very disiponted and wish I hadend booked our full stay without seeing the hotel first Also the wifi was terrible . We ended up spending our afternoons at a hotel bar futher down the strip good cheep drinks and food and better atmosphere.The island is butiful but I think you could find better acomidatuon else where

The Wi-Fi is not working in the room although it mentioned it is accessible from room. The view is not that great. It is about 5 mins walk from Walking Street. The room is spacious and clean. Buggy service is provided for rooms that is further inside.

Overall good value for money! Facilities around hotel is well maintained, room is in very good condition, staff is willing to assist. Location wise is at pattaya beach towards the end which is great as it is not too noisy at night. Quick walk to walking street too. We love the spacious room and its design with balcony. Quite a retreat. Breakfast is good but I wish there is more breakfast selection like fried rice, feied noodles.. And also, I wish the duvet is not super thick.. too warm when its on, but too cold without. These are minor shortcomings though.

No value for money
I stayed at this place for 3 nights, while the location is good. The resort does not give any value fo money. There was a lizard in the room to welcome us, the towels were old and stained, there were cobwebs around. The phone in the room did not work which meant a good 500 mts walk up and down a steep hill to speak to the hotel staff. Feedback is not taken well by the front desk. Best to avoid this place. There are many other places along the stretch which will give you better service for the same or little more money.

Sita beach resort was wonderful, located perfectly on the beach and at the end of the beach providing peaceful evenings but only a few minutes to walk along the beach to a few beach chilled bars. My partner proposed to me on this holiday and Sita Beach resort decorated our room and made it very very special for us. Koh Lipe is my favorite island in Thailand I have been three times now and stayed in various accommodation. Highly recommended.
