The century-old house consists of two units, across three levels, which can be used together or separately.

The upper unit, Unit A, sleeps up to 12 guests,

o One bedroom with a queen bed & ensuite bath
• A small but fully equipped kitchen with stainless steel appliances, a gas range, and granite countertops. Everything you need to cook a feast.

Unit A – Second Floor ( Upper Level)
• 3 bedrooms & 2 three-quarter bathrooms:
o Primary bedroom with king bed & ensuite bathroom

o One bedroom with a twin XL over queen bunk

Unit B – Lower Level Daylight Basement ADU sleeps up to 12 guests,
• Private entrance, living room with fireplace, and second fully stocked kitchen
• 2 bedrooms, each with a queen bed & private bathroom
• In-unit laundry for extended stay

University Playground Park is right across the street—perfect for play, exercise, or a relaxing walk.

The University District is one of Seattle’s most transit-connected and pedestrian-friendly neighborhoods. Getting around is easy by foot, bus, light rail, or rideshare. Trader Joe’s is a 4-minute walk, and Safeway is 8 minutes away. The U District Light Rail Station is just a 12-minute walk (or a quick 5–10 minute drive), with direct connections to SeaTac Airport, Capitol Hill, downtown, Lumen Field, and T-Mobile Park. The UW campus is a 15-minute walk, while University Village, Husky Stadium, UW Medical Center, and Seattle Children’s Hospital are all within 10–15 minutes driving. Convenient access to I-5 and SR-520 makes exploring the city simple.

Parking: Please note there is no designated off-street parking. Overnight street parking requires a permit; we provide one free guest permit. If parking is difficult or you have additional cars, a paid lot is available just one block away (about a 3-minute walk).

Disclosure

Parking – We are in a restricted parking zone. One guest permit is provided for free street parking. If you have more than one car, we suggest using the nearest paid parking lot, just one block away and a three-minute walk from the house. As in many areas of Seattle, parking can be challenging.

Basement Height - The basement ceiling is 7.5 feet in most areas, with the shower stall about 6 feet tall - lower than the modern 8-foot standard. The basement space is most comfortable for guests under 6 feet tall. Our tallest guest so far was 6’5” and managed fine, with a little ducking.

Noise - The house is over 100 years old and has some squeaks when working on the floor.

Steps - There is a narrow and steep staircase between the main house and the basement. The entrance is located on the side of the house, and it features a few steps.

Parties or any form of noisy gathering are strictly prohibited. Quiet hours are after 10 PM. If guests violate the rules and our neighbors complain, the reservation will be canceled immediately, and the security deposit will be forfeited.
