The property was beautiful and met our needs. If I were to ever build/buy a lake house this would be a Top 5 for sure! We LOVED the views, the layout, all of the games (on all 3 floors), I LOVED THE KITCHEN ISLAND!!! Well equipped with pots, pans, dishes, storage containers and a 3 food dish warmer as well as prep items. The guys enjoyed a game of pickup basketball and cornhole. We brought our own cornhole set (& left it so now there’s 2)! . We spent time by the dock and had a fireplace bonfire and it was really cool because there was seating, a fridge for drinks and a grill (we didn’t use the grill by the dock).The only negative/suggestions/mindfulness I would say:- we didn’t have a fridge for Thurs night/Fri day but the team communicated and offered a credit for the inconvenience. When the man came to install the fridge & remove the old one - the men stepped up to help.- the outdoor rug was nailed/screwed in but they were not flat. The perimeter nails you would catch your feet on but those silver screws with really tall toppers (?) you could really do some damage on your feet.WEAR SHOES when sitting under the covered wooden upper deck.- the 5th BR (up the spiral staircase) we ended up not using & used the sleeper sofa instead. It didn’t have a tv & it was HOT. If we had kids I would not use as there is also an external entrance to this room. - Jack and Jack bathroom the plastic shower curtain was short so the fabric curtain smelled mildewy
Overall the property is very nice and was decorated lovely for fall. The location was good and close enough to Dollywood and Smoky Mountains. The driveway is a bit steep and a little scary to maneuver with a big vehicle. Lakeview was lovely! Beds were nice and comfy. I think a few items would have given this review a little more like the ceiling fans were very dirty, no corkscrew for wine, no salt and pepper and the towels and washcloths provided were very thin/cheap. We had a lovely time on a girls weekend so comments are meant as suggestions to owner.

Great 1st floor. Water tank is ONLY 50 galloon so a party of 12 had to divide and then some had cold showers. The jacuzzi tub couldnt handle the tank. Garbage was an issue. Bugs in the basement on arrival was NOT impressive and floor was cleaned by US. No hot tub as the property stated as well as the book inside stated. Overall not that impressed with this listing.

The location of the house was great. The house was beautiful BUT there were a LOT of little things that were looked over. The downstairs had a lot of bugs. I called American Patriot Getaways and they sent someone out immediately. They were very quick to respond. The hot and the cold water were backwards in the downstairs bathroom shower. The microwave had a short in it and would spark if we tried to use it. There was no towel rack in the downstairs bathroom thus no where to hang our towels when we showered. The railing on the main level back porch is not safe. The towel rack in the Jack and Jill bathroom was not secured properly thus causing it to fall when we hung a towel on it. The water spout in the Jack and Jill bathroom was also not secure and would turn. The light in the Jack and Jill bathroom also did not work properly and would randomly go out or not turn on. The toilet in the Jack and Jill bathroom was difficult to flush. There was also a brick missing on the fireplace. The grass was not mowed but I was informed the area experienced a high amount of rain and that was the reason for the grass not being taken care ofThe boat dock was great! The view was beautiful. We also had a complaint about the construction next door and the construction workers blocking the road. The homeowner made a phone call to the HOA and that issue was taken care of immediately so that was very nice. Overall if the minor issues were taken care of the stay would have been phenomenal.

Disappointed, Not As Advertised
One of the deciding factors to book this property was access to a boat dock and ramp. Prior to booking the property I contacted American Patriot Getways inquiring if the property included a boat ramp. They replied there was a boat ramp a short walk or drive down from the back of the property. Access to an onsite boat ramp was a major factor in my decision to rent the property. As several members of my party are elderly and negotiating steps or a steep path to the water is very difficult. Upon arrival with our three watercraft. We quickly discovered, there was no access to the boat ramp. As the ramp was blocked by a gate with two locks. We were later told we would need to trailer our watercraft about 25 minutes away to the Mountain Cove Marina to launch. Which was a huge inconvenience. Not to mention our only access to the water and dock was an extremely steep walk path. Needless to say we were extremely disappointed upon our arrival. While house advertises parking for multiple vehicles. There is no where on the property to park a trailer. The house also has a major safety concern with the front porch missing spindles. My 7 year old grandson could have easily fail off the porch. Further, the property is not well maintained. There was weeds growing up in the fire pit by the dock. Which there was no firewood provided. Also, there is a large accumulation of silt and mud on the walk near the dock. Overall we were rather disappointed. I wish we could add pictures to the review
