    Douglas Lake is a TVA-managed reservoir, so water levels change throughout the year. Summer typically offers the best conditions for swimming, with the lake near full pool. Water levels are generally lowered during the fall and winter months and begin rising again in the spring with rainfall and runoff.     * Although we love pets, this is not a pet friendly cabin.

    * Hot tub takes a few hours to heat up after it has been cleaned and sanitized after the previous guests checked out.

    * All refunds from cancellations may be subject to a 4% credit card processing fee depending on how you booked the property, meaning some listing sites may have the fee and some may not.

    *Unfortunately, we cannot do early check-ins or late check-outs from Memorial Day to New Years Day.

    * We kindly ask that if you need a late checkout that you get approval 24 hours in advance. Otherwise, a $100 fine will be charged if you stay past check-out time without permission.

    *Guests must be at least 21 years old to book this listing.



    Bodies of Water (Swim/Boat/Fish at Your Own Risk): Some rentals are adjacent to or provide access to oceans, sounds, rivers, creeks/streams, lakes, ponds, tidal marshes, canals, and/or docks, piers, or boat launches. There are no lifeguards. You and your guests are 100% responsible for your own water safety at all times. Hazards may include but are not limited to currents, tides/undertow, drop-offs, submerged objects/debris, slippery rocks, wakes, cold shock, changing water levels, bacteria/advisories, wildlife, and weather.

    *Always Supervise children and non-swimmers; never swim alone; no diving or running on docks or bulkheads.

    *Personal flotation devices (U.S. Coast Guard–approved life jackets) are strongly recommended for anyone near or on the water and are required when using any watercraft.

    *No water access during storms, high water, strong currents, advisories, or after dark.

    *Only use designated areas you are expressly permitted to use; do not trespass on neighboring shoreline, docks, or ramps.

    *Glass containers are prohibited near the water; alcohol/drug use is strictly discouraged around water.

    *Any watercraft, fishing, or recreational equipment you use (whether yours or found at the Premises) is used at your own risk and must be operated in compliance with all laws and HOA/municipal rules.

    Tenant agrees that Agent and Owner are not liable for any injury, illness, property damage, or death arising from or related to water access or water activities, and Tenant assumes all risks and agrees to indemnify and hold Agent and Owner harmless for the same, except as otherwise prohibited by law. Access to water or waterfront structures may be restricted or unavailable at any time for safety or maintenance reasons without refund.

We had two families (10 people) stay at this house for a few days. The home was very clean, beautifully decorated, and had plenty of sleeping space for our group. We also really enjoyed the hot tub.There were a few issues that made our stay less enjoyable. First, despite having enough beds for 10 guests, there wasn't a common area large enough for everyone to comfortably gather together. If you're renting this home for a large group, that's something to keep in mind.Second, the kitchen was not well equipped for a house that sleeps this many people. We planned to cook dinners and breakfasts, but there were no baking dishes for the oven, no mixing or serving bowls, and no oven mitts. There were also only two drinking glasses and six plates, so we had to buy paper plates and plastic cups just to prepare and eat our meals.Finally, the listing's description of the location was disappointing. It advertised the home as being a one-minute walk to Douglas Lake, which led us to believe we would have easy walking access to the water. In reality, we had to drive and park at the beach area to reach the lake.While the home itself was clean and attractive, the lack of an adequate gathering space, the poorly stocked kitchen, and the inaccurate expectation regarding lake access made this rental fall short for our group. We would not choose to stay here again.

Things to know before you arrive:The ‘beach’ requires floats. There is no wading or walking into the water.No toaster or blender as mentioned in ad. So bring your own.Hot tub is nice.The walk to lake is at least 10 minutes and all hills.Kayaks/stand up boards are not as ad says.Bring your own mixing bowl and oven mitts, not included in kitchen.Bring paper plates, flatware and cups if your group is larger than 6.
