-This is the bottom unit of a duplex. There are no shared spaces between units whatsoever. -Entrance is facing the street. You`ll have access to your own private front porch (great for sipping on your morning coffee) and the deck off of the kitchen (perfect for outdoor dining and hanging out with the family!) -Upon booking, you`ll receive your own unique access code to the house that is only good for the duration of your stay. -Only 4 steps to reach the front door (no railings or disability ramps)

Spokane has slowly been transforming, and the South Perry District was one of the first neighborhoods to come into its own. Not long ago, the district was a rundown area. It’s now thriving, filled with funky shops and eateries, and it’s one of the most diverse places in Spokane. Conveniently located just south of downtown, it’s an easy Lime scooter or drive.
-Electric scooters/bikes may be found near the `main strip` on Perry Street -Located in a safe & walkable neighborhood -Close proximity to freeway, downtown, gas station, restaurants, cafes, breweries, parks...you name it!
Do note that this is the lower unit of a duplex. Although there are no shared spaces whatsoever, you may hear footsteps upstairs from time to time.
IMPORTANT: To ensure peace of mind during your stay, we offer two options for damage protection: a small, one-time non-refundable Accidental Damage Waiver (our most convenient and guest-preferred option) or a fully refundable Security Deposit, returned after your stay if no damage is reported. Once your booking is confirmed, you’ll be prompted to complete this step. WELCOME!!

How to stay like a local: There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit.
That being said, to help you have the best stay possible, we have a few tips for your stay.
1. You’re living like a local, be respectful of the other locals.
2. All of our Rental Units are smoke-free environments. Including the entire Rental property.
3. Pets are NOT allowed in this Rental Unit for any reason. Bringing an unauthorized pet will result in the immediate termination of your reservation without a refund.
4. Your trip details should already be complete. If they aren’t, just go ahead and message us!
5. Your friend, your responsibility. Pretty simple: if you invite them to your Rental Unit, you’re responsible for their actions.
6. There are occupancy limits Roav Stays must follow for each of our buildings. Help us follow the rules.

FEE SCHEDULE BREAKDOWN: (all charges in $USD, unless otherwise noted)
Unauthorized Late Check Out : $25 dollars each half hour after check-out time. Up to the cost of any impacted nights subsequent to originally scheduled check-out
Smoking in Room/Common Area: $200 minimum charge and eviction from the Unit
Excessive Cleaning: Up to $125.00 per hour of additional cleaning needed
Damaged or Missing Items: Varies depending on cost of item
Noise Complaints: potential warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00
Party in Unit or Common Area: Up to $2,000.00 plus any damages to Roav Stays

Was in town for one night and this was a great experience for us! Property was very clean and put us in walking distance to a great little bakery and a really good pizza spot about a 10 minute walk from there. Thanks!
Old world charm with every modern convenience, within walking distance to the up and coming Perry Street district. Very short drive to downtown, the freeway and the airport. Like other reviewers have said, the beds are heavenly. Very nice, very clean, would recommend to friends.
Loved the quaint bungalow in this South Perry Neighborhood. Close to restaurants and walking distance to a wonderful bakery. We were in town for our Gonzaga’s Fall Family weekend.

This home is so special. Comfortable beds and very clean. The neighborhood is quiet and close to great restaurants and a coffee shop just steps away. The location is perfect for direct access to all areas in Spokane. We especially enjoyed the back deck each morning and evening. I recommend this property and hope to return in the near future.

Super cute home 10 minute walk from South Perry District restaurants & shops.
Nice location, good size home. Thought it had a back yard but the front area worked well. Didn't know there was a tenant living above the property. That would have been nice to know up front but we did get to meet him. Comfortable beds and a very nice kitchen. Wish there had been some sort of saran wrap or storage containers to use while we were there.
Clean and theoretically great setup, but terrible beds
This place is right of I90, super clean and seemed to have everything we needed. Just a warning that the second bedroom which has two bunks that can sleep a total of 6 people is very uncomfortable. Not only are the mattresses themselves uncomfortable, but they squeak VERY loudly any time you move even slightly. My husband and I slept in there with two kids and barely slept all night due to the squeaking sounds.
