MT RAINIER AT SUNRISE, PUGET SOUND AT YOUR FEET — A BROWNS POINT WATERFRONT HOME IN TACOMA
You have scrolled past a lot of listings that call themselves waterfront. Most of them mean a view across a road, a glimpse between two neighbouring roofs, or a ten-minute walk to a public beach. This one means the water starts where the lawn ends. When the tide is in, Puget Sound reaches the top of the retaining wall at the edge of the backyard. When it goes out, a pebble beach opens up below the house for beachcombing and wildlife watching.
And in autumn, this house does something it cannot do in July. The summer haze lifts off the water, and Mount Rainier stands up clear and enormous across Commencement Bay — pink at sunrise, silhouetted at dusk. The gas fireplace in the primary suite comes back on for the season. The weather turns dramatic and the wall of south-facing windows turns into the best seat in the house.
WHO THIS HOUSE IS FOR
Families who want their children to actually see a seal, not read about one. Couples marking an anniversary or a milestone birthday who want somewhere genuinely memorable rather than merely comfortable. Multi-generational groups where the grandparents claim the spa tub by the fire and the kids take the bunk room. Anyone who has always meant to see the Pacific Northwest properly and keeps putting it off until summer, when autumn is quietly the better season here.
THE PROBLEM WITH MOST WATERFRONT RENTALS
They sell the view and forget the house, or they nail the house and put it three streets back from the water. They photograph in perfect July light and leave you guessing about October.
This house is the other way around. All three kayaks are yours for the stay, with paddles and life jackets, launched off your own beach. Every room in the house looks at the water. The kitchen is stocked for people who actually cook. And the fireplace is not a photograph — in autumn it is lit.

THE HOUSE, FLOOR BY FLOOR
You enter at the top. That is unusual, and it is deliberate — the main living space gets the highest, widest view.
TOP FLOOR — GREAT ROOM, KITCHEN, DINING, HALF BATH The great room opens south across Commencement Bay with windows from side to side and skylights overhead, so the room stays bright even on a grey autumn afternoon. There is a Roku TV, comfortable seating, and a window bench with binoculars where guests lose entire mornings to the shipping traffic. The dining table seats the group with the bay as the backdrop. The kitchen runs along a granite island: full-size refrigerator, dishwasher, oven and stove, microwave, blender, kettle, toaster, baking sheets, wine glasses, coffee maker and coffee, and a walk-in pantry. Step out through the kitchen onto the water-facing deck for coffee above the Sound, or round to the sheltered side deck where the BBQ and the propane fire table sit out of the wind — which is exactly where you want to be on an October evening. A half bath on this level saves the stairs.
MIDDLE FLOOR — PRIMARY SUITE The primary bedroom faces the water head-on, with a king bed, its own Roku TV, and a private balcony. The ensuite is the reason people rebook: a jetted spa tub and a spacious walk-in shower, and set into the wall between bedroom and bath, a see-through gas fireplace. Run the tub, light the fire, and watch the Sound through the window beside you. The fireplace throws real heat, so it runs seasonally — autumn and winter are its months.
LOWER FLOOR — FAMILY ROOM, TWO BEDROOMS, FULL BATH, LAUNDRY A second living space with a Roku TV, an electric fireplace, and deep reclining chairs facing the windows — the room where the group ends up after dinner. The second bedroom has a queen bed; the third is a bunk room that children reliably claim first, with the water out its windows. A full bathroom serves this floor, and the laundry is here with a washer and dryer. Step out to a turf patio at ground level, right above the beach, with the walkway down to the water beside it.
THE WATERFRONT AND THE WILDLIFE
This is the part guests write home about. Harbour seals and sea lions pass so regularly that most groups see one on the first day. Bald eagles, kingfishers and herons work the shoreline; otters and loons turn up. Whales have been spotted breaching from this property — no promises, but keep your eyes on the water. Container ships and tugs run the lane to the Port of Tacoma, and on Wednesday evenings a sailing fleet crosses the bay.
Three kayaks, paddles and life jackets are provided for guest use at no extra charge, launched directly off the beach. One past guest paddled the shoreline all the way down to the lighthouse. Life jackets must be worn on the water, and guests kayak at their own risk.
BROWNS POINT, AND GETTING AROUND
Browns Point is a small peninsula neighbourhood in Northeast Tacoma with water wrapped around nearly every side and a genuine close-knit feel. The historic Browns Point Lighthouse, a Pacific Northwest landmark since 1887, sits minutes away with a park and beach around it — an easy walk, and a favourite for autumn sunsets. The local diner is walkable, and guests recommend a seafood stop over towards Point Defiance.
Downtown Tacoma is about 15 minutes by car, with the Museum of Glass, the Chihuly Bridge of Glass, the LeMay America's Car Museum and the Museum District. Point Defiance Park — huge old growth, gardens, and the zoo and aquarium — is a short drive and spectacular once the leaves turn. Mount Rainier National Park is reachable for a long day out. Seattle-Tacoma International Airport is roughly 30 minutes south. Uber and Lyft are active and reliable, so the car can stay parked. Parking is in the driveway, which fits up to four compact vehicles or two large SUVs; the street is narrow and residential, so drive slowly on approach.
WHAT YOU GET
Three bedrooms, two and a half bathrooms, sleeping seven — and every room in the house looks at the water. Air conditioning and central heat. Wifi and a dedicated workspace. Washer and dryer. Three Roku TVs. Board games, books and binoculars. Self check-in with a smart lock. Well-behaved dogs are welcome, and longer autumn and winter stays are welcome too.
PLANNING YOUR STAY IS SIMPLE
Pick your dates and tell us who is coming and whether a dog is joining you. A rental agreement and your smart-lock code arrive before you travel, and you let yourself in. After that the only decision left is whether to take the kayaks out before or after the fire gets lit.
BEFORE YOU BOOK — HONEST NOTES
This is a three-storey house with several flights of stairs between floors and more stairs down to the beach. You should be comfortable on stairs to enjoy it; if anyone in your group is not, this is not the right house.
The retaining wall at the edge of the yard is a viewing feature, not a place to sit or stand. Tides here rise quickly and without warning, and the beach can go from walkable to submerged within the hour. Children must be supervised by an adult at all times near the wall and the water. Check a tide chart to plan your beach time.
The walkway down to the beach has steps worn smooth by years of tidal action. Wear closed-toe shoes with grip and take it slowly. The beach is worth it.
The primary-suite fireplace is seasonal. No candles or open flames anywhere in the house. Quiet hours are 10pm to 9am out of respect for the neighbours.
COME FOR THE AUTUMN
Summer here is lovely and books itself. Autumn is the season locals keep to themselves: the air goes clear, the mountain comes out, the water turns silver, the fire gets lit, and the whole bay belongs to whoever bothered to show up. Pick your dates and come and watch the water.
