Welcome to our spacious character villa on sought-after 5th Avenue.
Combining the charm of a classic Tauranga home with the comfort and practicality needed for modern stays, this generously sized property is ideal for families, groups, contractors and longer-term visitors.
Inside you`ll find four comfortable bedrooms, 1 Super King (master) two Queen rooms and a twin single room. There are two bathrooms both with showers and toilets, open plan living and dining and a fully equipped kitchen. Warm timber floors, high ceilings and large windows create a welcoming atmosphere, while central heating and cooling ensure year-round comfort.
Step outside to enjoy the elevated outlook, outdoor entertaining spaces and newly landscaped gardens. Whether you`re gathering around the BBQ, enjoying a meal outdoors or simply relaxing after a day exploring the Bay, there`s plenty of room to spread out and unwind.
Conveniently located just minutes from Tauranga CBD, Tauranga Hospital and the main routes to Mount Maunganui, the home provides an excellent base for both work and leisure stays.

This is an older villa with plenty of character and original features. While comfortable and well maintained, some elements reflect the home`s age and ongoing restoration rather than modern new-build standards.
• Vintage Bath Display - Decorative only
The freestanding clawfoot bath is currently a decorative feature and is not connected for guest use.
• Separate Downstairs Residence
A long-term tenant occupies a fully self-contained residence beneath the home. There are no shared indoor or outdoor spaces.
• Sound Transfer
As with many character homes, some sound transfer between levels may occasionally be heard. We ask guests to be considerate of others and observe quiet hours between 10pm and 7am.
• Access Visibility
The downstairs resident accesses their home via a side pathway that briefly passes an exterior-facing bedroom window.

RENTAL AGREEMENT

Thank you for choosing our holiday home for your stay. We are delighted to host you and want to ensure that you and your group enjoy a comfortable and enjoyable experience. Please take a moment to review the following house rules, which form part of your rental agreement.
HOUSE RULES
1. Smoking
Smoking and vaping are strictly prohibited anywhere inside the property or on the grounds.
2. Towels and Linen
Please do not use towels, face cloths, or other linen to remove make-up or on skin with artificial tanning products, as these can cause permanent staining. Compressed disposable towelettes are provided for your convenience (simply hold under running water to activate). Heavily stained or damaged towels and linen may incur replacement charges.
3. Parties, Gatherings and Noise
Parties, events, and large gatherings are not permitted.
Quiet hours apply between 10:00 p.m. and 7:00 a.m. During this time, no outdoor noise is permitted, and indoor noise should be kept to a reasonable conversational level.
We reserve the right to inspect the property if we receive reports of excessive noise, unauthorised guests, or disruptive behaviour. Failure to comply with these rules may result in immediate termination of your booking without refund.
4. Rubbish and Recycling
Guests are responsible for sorting all household rubbish into the correct kerbside bins throughout their stay. If guests are unsure
The relevant weekly rubbish bins must be placed on the curb on either Sunday evening or Monday morning before 7 a.m.
Additional cleaning, labour, or waste disposal charges resulting from failure to manage rubbish appropriately may be charged through the booking platform.
5. BBQ Use
If you use the BBQ during your stay, please clean it thoroughly before departure and leave it ready for the next guests.
