This is a quiet and safe neighborhood.
The Terlingua school and track are next door. You may walk the track respectfully before 7:30 AM and after 4:00 PM on school days. It is available on weekends assuming no sporting events are taking place.This is a dark part of town, the school does not keep any intrusive lights on at night.

This is a dark-sky neighborhood. After dark, use red light when you can, and watch where car headlights point so they don’t shine into other casitas.
Sound travels far in the desert. Please keep voices and music low after dark so everyone can enjoy the quiet. We do not mediate routine noise complaints between guests. If something is truly excessive or unsafe, message us on your booking platform.

The property is easy to reach by car and located just a short distance off the main paved road. The final stretch is compact gravel, any vehicle can access it, 4x4 is not required. After rain, please stay on the gravel.

This booking is one casita at The Otherside, a 10-casita property. Other casitas may be occupied. Stay in your booked casita and its immediate outdoor space. Do not enter other casitas, porches, or reserved outdoor areas.

Guest count and pets Guest count and pet count must be accurate at booking. Maximum occupancy is 4 people 2 pets. Everyone on the property must be disclosed. No extra guests without prior approval. No unapproved guests on property. Message us if you need to update the number. The rate per night goes up with higher guest counts and with pets.

Check-in is 4:00 p.m. Check-out is 10:00 a.m. Central.
You will receive a door code and a welcome message before arrival. Early check-in can be purchased with prior approval. It is not guaranteed unless extra staff is available, and fees apply. Late check-out may be billed as an additional night.
We are in Central Time. Cell phones may connect to towers in Mexico and set your clock back one hour. Confirm your phone is on Central Time so you are not late and do not incur late fees.

Conserve water.

The tap water is potable and we recommend bringing extra drinking water.

Septic — flush toilet paper only.

Park on the designated gravel and in the parking space for your unit only. DO NOT DRIVE OFF THE GRAVEL. *Especially when muddy* You will be responsible for paying for a tow truck if you get stuck in the mud because you drove off the driveway. Do not block other casitas, shared roads, or the dumpster.

Sound
* Be considerate after dark. Sound carries.
* We are not the noise police for normal vacation noise.
* We step in only for extreme cases (party, all-night speaker, unsafe behavior).

Keep trash in your casita or place in the large dumpster on the entrance driveway. Secure it from wildlife. Do not leave bags on the porch.

Stay generally near the casitas. Do not cross arroyos, bluffs, hills, or property lines. Do not climb bluffs or cliffs. If you want the property-line map, ask us. Do not wander onto adjoining ranch land. Do not collect rocks, plants, or firewood. Stay at least 15 feet from cliffs, arroyos, and drop-offs. Be alert for uneven terrain, cacti, snakes, and other wildlife. Keep children in sight outdoors. Do not feed or approach wildlife. Do not leave food, trash, grills, or coolers outside overnight.

Use a flashlight after dark.

Do not reach under rocks.
Do not kill or move a snake — stay back and text us.

There is no hospital in Terlingua.

Quiet hours are 10:00 p.m. to 7:00 a.m.
Sound carries between casitas. No projected sound after 10:30 p.m.

Follow the dark-sky ordinance, use minimal lighting at night.

No smoking or vaping indoors.

Fires, cooking, and prohibited items Bring your own firewood. Do not leave a fire unattended. No fires when it is windy. Fires must be fully out when you are done. Fires are not recommended during burn bans. Outdoor cooking equipment must be on flat ground, at least 20 feet from structures. Fully extinguish heat sources after use. No fireworks, firearms, or confetti (confetti cleanup fee: $100).

Pets must be declared on the reservation at booking.
An unapproved or undeclared animal can end the stay plus a fee of up to $500.
No pets on beds or furniture.
Crate pets if left indoors alone.
Leash at all times if outdoors.
Pick up after your dog.
Do not leave pet food outside.
Guests are responsible for any damage caused by their pets and for keeping them safe from local wildlife. The Chihuahuan Desert is home to coyotes, snakes, javelina, bears, mountain lions, and other animals that can pose a danger to pets.

Events:
This listing is one casita, not a venue rental. If you want an event, extra visitors, vendors, or hired staff, you must rent the full property (all 10 casitas) and get approval from us first. Message us and we will put a custom package together. A separate venue agreement will apply. Unapproved events are subject to a $1,000 fine. An event includes but is not limited to a ceremony, dinner for extra people, tents, DJ or projected sound, generator, catering, lighting, décor, hair and makeup stations, dinner scapes, media, paid photoshoots, and commercial photography. Do not list this address as a venue. The guest does not have the right to sublet the premises.

How to reach us:
This is a self check-in. For help, message us through the app. If it is urgent, call or text the number in your welcome message. In a true emergency, dial 911. We are real people, not an AI or a big company, and we need sleep. Please avoid non-emergency messages between 9:30 p.m. and 6:00 a.m. We cannot send maintenance or housekeeping overnight, so we will respond first thing in the morning. Quick examples: locked out and it is below freezing → emergency, call us anytime. A spider, something not working, or you want to add a night → not urgent, message us after 6:00 a.m.

Also know:
Guests are responsible for the cost of any damage, extra cleaning, or losses caused by themselves, their visitors, or their pets.

Guests must follow all local laws. Illegal activity may end the stay without a refund.

We do our best to keep everything in good working order, but we cannot promise that utilities or amenities will always be available without interruption.

Storm-related outages are not eligible for a refund.
