"Very pleased with property! We were a multigenerational group with comfortable beds for everyone. The kitchen appliances were in excellent condition and there was a large refrigerator. The house was well stocked with beach towels, bathroom and kitchen supplies The house had more than enough fans for comfort for most of us. One family member would prefer air conditioning. We made use of items (chairs, bikes, etc.. ) in garage. We went to 2 beaches and the one a little farther from us was better for the smaller kids as it had a gentler surf. The older kids took surf lessons. The parking was a little tight but it worked and we just did what all of our neighbors did and park our third car on the street in front of the driveway. We walked easily almost everywhere and ate locally. We played cards and board games that we had brought on the large dining table. This was a very nice upscale vacation house in a great location and we had a wonderful time."

"Kari was very responsive and welcoming. The house is incredibly well located and provided plenty of room for the four of us. The cottage has a lot of charm. We did have some trouble with the AC and it was a hot week, but Kari jumped on that immediatley which we appreciated. The house was well stocked and we appreciate the use of a bike or two. Ideally, the house could use some updates to make it a bit more comfortable, but for a wonderful Balboa weekend, you can't be too picky. We would definitely rent it again!"

"The property overall was great for our family vacation. You can't beat the proximity to the beach, restaurants, and unbelievable views. The beds were very comfortable and we had plenty of space. Communication with the host after arrival was excellent as we always received responses and solutions quickly. However, a few things to note given the how costly the property was:-The photos online made the space appear more modern but it was fairly outdated (bathrooms, carpet, non sturdy staircase, no AC, old/uncomfortable indoor/patio furniture, mirrors on ceilings)-Upon arrival, there was a consistent ant problem in the kitchen that never subsided. -Prior to check in, we inquired if the house came with generic beach equipment given it's a beach house and we're told that it did not so to bring what we anticipated wanting/ needing. We ended up having to take multiple vehicles packing beach chairs, towels, toys, umbrellas, portable crib and more. Come to find the property did in fact have almost everything we inquired about/ packed which was frustrating as we could have all fit in one car and wouldn't have had to buy/ pack half of the amount that what we did. -After 4 days into our trip, we realized there was a patio umbrella in the garage that was meant for backyard. It was too heavy for any of us to move so we weren't able to use it which was disappointing as there was no shade once it hit around 11am. - hot tub did not work / was not accessible."

"We’ve been renting both cottages for the past 13+ years, It’s a tradition we look forward to each year. The cottages are spotless, fresh, and well maintained. Communication with the rental agency has always been exceptional. They’re friendly, responsive, and make everything completely seamless. The location is hard to beat!! The owner clearly takes extreme pride in their property. After so many wonderful years, we are already anticipating and looking forward to the memories we will continue to make next year! Thank you Lynn and Scott!"
Beautifully Updated Historical Cottage Retreat with Garage!

"This garage apartment on Balboa Island, is a historic unit, recently updated and very cute. The pictures in the listing are accurate and it is decorated in a fun, eclectic, nautical decor. It is comfortable and a good location, a quick 2 block walk to shops and restaurants and just down the street from the beach. Garage parking was a huge plus! I highly recommend this apartment and would stay there again!! The only down side was that the 2 garage apartments across the alley were both under construction and noisy, but there is always construction on the Island and it's the luck of the draw if you are able to be away from it."

"Great location. House had everything you needed. Host was excellent, clean house & the communication was very good. Outside agency handling towels, beach chairs, & umbrella was very good too. Highly recommend this place. Beach view was fantastic. Off street parking was very valuable as parking is tough in Newport Beach. Thanks for a great family week!"

"The property size to accommodate our party was perfect. Particularly that each group had their own bathroom. The seventh room and bathroom probably should be clarified that it is not in the home and that it size is quite small. We did not utilize that room as our party had gotten smaller. However, had we planned on using all seven rooms that would’ve been disappointing to have people outside of the actual home. Other than that, we found the home to be perfectly suited for our family. The home is older. It does have that beach wood odor to it. I don’t think that there’s anything that can be done about that. Otherwise everything was quite clear the codes available everything opened as we anticipated. We did have one issue with a water faucet in one of the downstairs bathrooms on our last day, which was readily responded to Thank you for having us and we would consider renting this property again. There were 13 of us the location to the surrounding amenities in bubble Bay and the beach with the extra parking lot that is adjacent was very accommodating to what we needed."
