Amazing consindering the price

I guess the reviews are very mixed because of different expectations (and I guess Prices). We payed under 100usd per night in August 2023 and consindering that it was absolutly fantastic! If you expect a 5 star hotel you will probably be disappointed by one of the following things: mirrors weren't spotlessly clean, the bed was standing 90 Degress turned so it might be a bit short for tall people (but 2m wide), no room cleaning included, one of our toilets had trouble flushing (the swimmer kept getting stuck - easy to solve by taking of the lid permanently and giving it a small smack), rather hard matress, streets to the hotel are gravel with some potholes. If this sounds okay to you, go for it. We absolutly loved it, especially the small private pool on our penthouse terace.

Excellent place to stay, our family had a good time over here. Also the people that work at cacao are always nice and very polite, they recommend places to eat and restaurants that bring food to us. Very nice place I will be back to stay here at the penthouse. The pool was amazing with a wonderful view where you can have drinks at the pool bar.

Property was very clean but keep in mind it’s developing area so keep that in mind when booking, we didn’t seem to mind though. The concierge was very helpful with recommendations and reservations for trendy areas would definitely stay again :)

Staff is very friendly and accommodating. Our room was quaint however we only booked for 2 nights for an unexpected extended stay in Tulum. I will definitely be booking in the future for a longer stay.

Absolutely beautiful stay ! Staff was great, helpful and friendly. Beautiful property! The towels and linens smelled amazing. Location not far from Main Street for some shopping and restaurants. The only con was the dirt road(s) to the property were very challenging but I would absolutely choose to stay there again.

We stayed at property for 4 nights. Property is beautiful and we really enjoyed the spacious 2 room penthouse. We had some issues with our shower but problem was fixed. Beautiful beaches and plenty of restaurants to visit with family. The road to access the property is not paved so be careful while driving there. We recommend getting there during the day. Really enjoyed our private pool!!!

The only reason the property received a 3 is because its not complete yet. Once resort is finished it will be an awesome reaort to stay at. You can tell they are fixing everything and not running at full capacity.

Pros- great service, check in was easy. Food to order was 3rd party and delivered to room. Pool bar was a bit expensive but Gama did a great job. Pool was cold but it’s January. Cons- hard to find with gps, roads around the area were horrible, nothing walkable to eat or bars.

This property and the good folks working there really did exceed my expectations. They even helped me out when on two occasions when I had been a victim of fraud, and when I accidentally didn't book my last night's stay! So great! Only possible negatives would be maybe fixing the extreme potholes on the connecting side street, perhaps sharing with local businesses for this. Thank you Cacao!

The apartment itself was fine, although the kitchen isn't really for cooking much - more like one-pot meals or re-heating food. The area is lacking in infrastructure - no paved roads or public transport. Street lighting is limited. The rooftop pool is nice and has a bar. And there is a restaurant on the ground floor.

I wouldn't call this property luxury. The private pool had the tiling coming off, and it wasn't very private. I had staff and people coming by as my apartment was located where they kept the bikes. Had a view of construction materials. There are more renovations than the property let on with "one of the pools under construction" is actually the main pool. The room smelt bad and there were so many insects in the room!

When we got in to the apartment it was smelling like sewer water, the shower at the first floor only had a pipe on the shower and both bathrooms the showers was in bad condition while we was taking a shower the water flooded out of the shower going through the toilet area making it hazardous because it was very slippery, when I presented my complaints the person at the front desk didn’t said anything about it and only changed the subject and charged me for a bottle of conditioner that was broken prior we even took a shower, I show them the pictures and ask him to someone contact me but no one contacted me at all, we paid for a good service but this time they seem to be more interested in the money than a costumer satisfied. I have the pictures of the showers flooding and the hardware missing at the shower.

This is the WORST place I’ve ever booked! When we 1st came to the property there was no line no wait but when we got to the room the sheets were okay the bathroom was dirty and the toilet seat was broken falling apart (it did when we left) also. There was just dust everywhere. the door of our room DID NOT WORK they actually had to change the battery or lock on our door to fix the key. That made me feel unsafe. The neighborhood is all under construction as it’s a upcoming development. The wi-fi kept having trouble connecting the whole time we were there.The gym equipment is all filthy and disgusting and they have no air conditioning. Th machines are old and hardly work. The pool was also dirty and it was falling apart and mostly warm. The chairs were dirty by the pool as well. There was barely any people there so it was quiet but creepy. There’s only one store around that area everything else u need a taxi or bike but it’s not a safe neighborhood so be careful. I would definitely recommend getting a hotel near the beach when in tulum.

I can’t stress this enough there are no paved roads leading to the hotel, only dirt roads with HUGE holes so please take this into consideration if you’re renting a vehicle!!!! Second they charge you a cleaning fee and they only clean the room every 3rd day of your stay (you want something before they charge you like 30-40 usd and you’re going to want it cause the rooms aren’t that clean. they also charge you extra for bringing clean towels and that was ridiculous seeing as mine had a stain on it) Also the staff is kind of creepy, My friend and I got the deluxe penthouse with the rooftop pool and didn’t even feel comfortable being in it because one of the employees stood by an open window watching us the whole time we were in the pool. Made us feel so uncomfortable we didn’t get back in. And lastly I don’t think the hotel is in a very good neighborhood, we checked out at 3am cause our flight was at 7 and when we were driving down the dirt road I decided to turn left to find a paved road (4blocks down from the hotel) and the street was blocked off by the police and there was a dead body in the middle of the road. So please be careful out there Tulum isn’t what it used to be! They look and target tourists to robb them! I literally got robbed by the police for accidentally dropping a napkin on the floor (couple of blocks away from the hotel). As I went to pick it up they claimed I was littering and I had to pay them if I didn’t wanna go to jail. Please be safe out there everyone

Son habitación tipo villas todo incluído.. estufa, refri, utencilios.. etc.. el lugar está muy bonito, solo que no hay comunicación con el personal del hotel.. ya que solo cuentan con un celular. .. aún así son muy amables! Y te brindan muy buena atención
