WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival. -This unit provides live television. -There are 2 remote-controlled AC mini splits; one in the main living area and one in the bedroom. -The fireplace is gas; wood is not needed. -Shared access to a charcoal grill, two fire pits, and picnic area with mountain views -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 2 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing several steps.
Trash and Recycling -There is a dumpster located on-site for the disposal of trash.
Disclosures -Notice of Nearby Construction - Please be advised that there is ongoing construction in the vicinity of this rental property. While we strive to ensure a peaceful and enjoyable experience for all our guests, this construction may occasionally result in noise or other minor disturbances during daytime hours. The construction activities are beyond our control, but we want to make sure you are informed so that you can plan your stay with this in mind. -This unit does not have laundry facilities. -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. BMV Tiny Home Village has security cameras outside of units 11 and 7. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

This cabin was the perfect size for my husband and I and our adult son and his partner. It was clean and well equipped, with plenty of storage. And we were able to bring our two small dogs too! We'd definitely stay again.

I had the most relaxing week at Boulder Mountain's Cabin 1. It had everything I needed and was the perfect size for me and my puppy. The bed is supercomfy, the place was very clean and well equipped. I'll be back next year for sure. Also - the communication with the property manager was outstanding. Thank you!

Beautiful tiny home. New and very clean. All the amenities of home. Comfortable beds with cozy linens. Fireplace, Wi-Fi, and television. Property management was right on top of things when I texted to say there was no hot water. Maintenance was out very promptly and issue was fixed immediately. Great shared outdoor space as well. Perfect set up if your looking for a clean comfortable place to stay after hiking or skiing.
*Celli’s across the street has great pizza and salads and could even accommodate my food allergies with a delicious Gluten free pizza.

House was great and clean. The operations manager Larry was fabulous. The listing picture besides the house was completely inaccurate. This property is currently being established and it was right off a main road and in construction site condition. There was NO where for the kids to run outside or great view as the picture suggests. I complained to the team and the corporate office has yet to grace me with a response. I tried dealing with this with them but now I will simply tell the truth here. This is a little village of tiny houses right off a highway with no view. Currently it’s under construction and the roads aren’t the best. I think the ops team works hard but corporate needs a good luck in the butt and this pic tire needs to come down as it is a misrepresentation of what you see when you get there. Not cool. For this part I was very disappointed.

From easy booking, check in and check out, to information about the area attractions, groceries and restaurants, our BMV hosts thought of everything. The tiny house was immaculate and had everything my husband and I needed for our weeklong stay, even an electric tea kettle!!
The location was perfect for our daily hiking adventures to Franconia, Crawford and Pinkham Notches. Thank you for a great week!

This tiny house will go down in history as one of my fav places to stay when we travel, esp up North. It was so clean and cozy, everything worked, the AC was crisp, the TV channels had cartoons for my kid (which can be HUGE with a child!) The property was clean and cute. The owners/caretakers were SO kind and quick to reply to any questions. Oh and we had our dog! And it was SO pet friendly!!! lots of places to walk!! Really a wonderful vacation spot. Thank you for having us!
