We loved our two nights here in Feb 2024. We would have liked to stay longer but they wanted to charge us their regular rate so we had to move. We booked deluxe superior rooms which had a king and double bunk beds. Each room has a double bathroom and a small fridge. The tiny pool was perfect for a quick dip to cool off. We would highly recommend this hotel.

NOT what we paid for and i would like money back.
It started out good. Found the reservation and was about to pay when the price I has booked on Hotels.com was $1100 pesos less than the price they wanted, not an issue they accepted my price, I paid and then it started. The Superior room, garden view etc. suddenly was not available, water damage from the roof (they are in a drought) so we needed to stay in a room attached to the lobby which was an old storage room with no windows right on a very busy street. We refused and after while were offered a room in a sister hotel down the street. we agreed but wanted to see the room first, no problem but it was being cleaned and we would have to wait. we agreed and after 45 minutes it turned out the room Was clean and we could look at it but not occupy because previous guest had left something in the safe and was coming back in 2 hours. Really ?? it was now getting dark. this room was facing the same noisy street, had a window that couldn't be opened and was definitely not a Superior room. Old tired bathroom at the end of the complex where wi-fi didn't work. It was now getting dark and we didn't have any other options. They were very nice and polite but were clearly pulling a scam. it was several weeks ago and I'm still not happy. A partial refund at least was in order. The Hotels.com discount was to me the start of the problem as there was no mention of a problem with the Superior room until then. Beware and read reviews about being stuck in the broom closet next to the lobby.

This is a warm friendly wonderful place to stay with a great location in Valladolid. It’s a great base lol cation for Chichen Itzá and Río Lagartos. Staff were friendly and helpful, everything was clean and lively. I highly recommend

Good location, but it is more like a bed and breakfast. Think of it as a clean place to sleep. We stayed one night and the staff thought we wouldn’t need towels because we are staying one night only.

Very nice hotel, very convenient to reach the main square of Valladolid. Bianca, one of the receptionist, has been very professional to suggest us the best areas to visit and some good places for drinks and dinner

A very cozy place to stay, the parking is about a 4 min walk away from the hotel, but overall, its a great place to stay. We just stayed for one night, a place to rest our heads for the night, its a great spot overall. Walkable to Valadolid square.

The property has a great location in the center of town and only a few blocks away from the central plaza. My room looked just like in the pictures but felt smaller and the bathroom was tight also. The rooms in the main building have very little soundproofing and you can hear everyone in the hallways with a loud echo. My room was on the street side and you can hear all the cars and loud motorcycles, it's quieter late at night but for light sleepers this may be an issue. The interior rooms may not have this issue but you would still hear your neighbors coming in and out and the doors closing.

Room was waaay too small for 5 people. Room has not one blanket and the AC was right above one bed so whoever sleep in that bed was freezing. I went to get a blanket in the middle of the night and nobody was in the front desk. I like the proximity to the center

This is a budget below average hotel with a good location. Staff is not helpful. The room was quite small. The breakfast is at a nearby hotel and not in the hotel itself. The staircase to the rooms is narrow. I wouldnt stay again.

The property was nice, the room was fine with nice AC. It's in a good location. They make coffee. Excellent shower pressure. The beds are more comfortable than you'd expect for a hotel of this class. It's cute. I'd return if I go back to Vallodolod.

One night family stay
Very cute hotel close to the Center of town. The room was clean and cozy fitting the 5 of us. There is a common area kitchen where you can cook and store things in the fridge and a very small pool. Across the street there is a nice place for breakfast. Overall pleasing experience for the one night we stayed.

Lovely hotel. Efficient, comfortable room. Very helpful staff. Parking a bit of a challenge- we parked on street about 150 yards away. There’s more to see and do on the Valladolid area than you’d realize.

too noisy in this hotel the door are super thin our room overlooked a crappy roof - there is a family area below that is noisy and there were screaming kids had booked for 2 nights and left after one. the pool is not really a pool more like a plunge pool you can not swim in it

Would stay again
The parking is around the corner aways, making hauling bags on uneven and skinny sidewalks less than ideal, but it’s all part of the charm of Vallodolid. It’s a wonderful town (crowded with tourists) and the hotel is an easy 4-block walk from the main center. Sonia at the front desk was very friendly and helpful in giving directions to where we wanted to go. The courtyard is lovely. The rooms are adequate and a bit stingy on amenities, but there is a shared kitchen and frig/microwave.

our room was too noisy
The location is good, very close tot he city center. The problems we had was that the room (#3) was very small and extremely noisy with street traffic. If you get another room noise may not be a problem. Wifi was poor in our room.

Every things was ok, great bathroom, nice wood furnishings, friendly service, and a nice room that faces the street, but that was exactly the problem of not having a nice sleep and rest. The room #3 that faces the street is extremely noisy and at 5 am that the cars starts to circulate the streets, wakes you up even if you close all windows. We complained about that in the reception and they told us that they have had a lot of complains about that room because of the noise but the owner don't want to take any action like installing door and windows anti noise. Sad way of thinking of the owner

However, despite of the comments you apparently received from the Desk Clerk, both the Management and the Owners have been working to find the best solution to minimize the noise from the street inside the room (Could be really easier in other Mayor cities or countries, but in our Town is not that easy). Even that our Hotel is small, there are different rooms with different rates that might have been a better option for you while reserving, but everyone chooses the room category that suites their budget or needs. Nice hotel close to downtown Valladolid
We liked the hotel, it is in a convenient area (close to downtown and bus terminal), the staff is very friendly, and the hotel is clean and well kept. The only thing we were not happy about were the thin walls - you can hear everything your neighbors are doing, and if somebody is using the hotel kitchen/common area, you hear everything in the rooms. Otherwise, we really enjoyed our stay there.

Hidden gem
Casa Hipil was a hidden gem and everything I was hoping to find. I was traveling solo in the Yucatan for 10 days and stayed in a variety of similar smaller hotels, and this was by far the best. Centrally located, but a few blocks away from the central plaza so it felt quieter. Beautiful, lush green courtyard with pool, great for relaxing and unwinding at the end of the day. All of the details of the hotel were quaint and pretty! I loved it!

Great facilities and location at a reasonable price! Stayed at Casa Hipil with my 9 year old daughter and enjoyed it. The staff was tremendous!! Appears the bathrooms have been updated. A/C and TV. Great public areas with computers, well equipped kitchen, and garden with small pool. We were able to park in front of hotel. Don’t expect anything too fancy, but it is very clean and comfortable. Short walk to the park, which is surrounded by restaurants and shops. Go to the light show and the cenote. Both very walkable, though we took a taxi back from light show for less than $2USD. Valladolid is centrally locates in the Yucatan, si it is perfect for day trips to Chichen Itza, Rio Lagartos, and other spots. Casa Hipil was a great location with an amazingly helpful staff, all of whom spoke at least sufficient Englush.

Casa Hipil staff were hospitable and helpful; recommended good places to eat and gave clear directions. Super easy check in, safe and walkable area, dedicated parking lot. Our room opened up onto pool/patio area, which was great for the kids! Clean and quiet space made for an excellent first night in Mexico. Would definitely stay here again!

Beautiful hotel
Beautiful little hotel close to zocalo in Valladolid. My room had a cute little balcony overlooking the beautiful courtyard, great AC, a foot washing faucet to wash off the dust from the road (I want this is my own house!!), a large shower and beautiful little touches everywhere. Staff were super friendly. I highly recommend this hotel!!

Basic Hotel Close to Cenote and the Town Square
We, 2 couples, stayed here for 3 nights. We had the room right at the street, and were concerned about the street noise, but slept through with no problem at all, surprisingly ! Staff here are very nice, efficient and helpful. Hotel is very basic,but all we needed....very clean at a great price. There is a small shared kitchen, so you can cook if you want...a fridge to keep your food, a water cooler, coffee maker, dishes to eat or drink with. Bathroom is small, but no issue for us. There is a little courtyard in the back with a table and chairs, a couple of loungers and a little plunge pool. Easy walk fro here to the Cenote, that we went swimming in...great to cool down, and only 55 pesos to enter. You can also walk to the Ado bus station from here, catch a cab or a collectivo close by as well.The town square is only 3 blocks away with many restaurants on the way or around the square. The sister hotel, Hotel Colonial La Aurora, serves a great inexpensive breakfast. Our favourite restaurant for dinner was right beside the church at the square, El Atrio del Mayab. We visited Ek Balam and the cenote there from here, and would also be an easy trip out to Chichen Itza. I would recommend this hotel for those looking for basic accommodations at a good price.

Good place to stay
Good area to stay, easy to walk to zocálo and other areas. Nearby hostel Candelaria has great bikes for rent (to take to cenotes) for 100 pesos per day, and can drop off laundry for 20 pesos per kilo. Bathroom was good and water very nice and hot. We had booked for a king size but received 2 doubles. If you like soft bedding then you will probably like the pillow top mattresses used. Tv includes and international news channel. Teeny tiny pool but if you have little kids that like the pool, then requesting the room in front of the pool might be ideal. We were on the second floor and WiFi was okay, not great. Had to request several times for them to reboot router, which they happily did. Good service. Would std stay here again if the mattresses were firmer. Overall a good stay.

Lovely little boutique hotel blocks from plaza
We loved this little boutique hotel. It is very charming and very Yucatan. The rooms are small but clean and lovely. Bathroom was newly remodeled. Air conditioning works amazingly with is great because it was hot and humid even in February. Safes in room. The community kitchen area is a wonderful area if you are a group needing to connect for chatting and meals. Little pool is sweet. Staff is wonderful. There is a library room with computers for use. Just blocks from the main Plaza. There is noise from cars and neighbors (we had an especially loud barking dog) but the hotel cannot control that and that's Mexico! WOULD HIGHLY RECOMMEND THIS HOTEL - AN AMAZING VALUE!
