## Space
This spacious, fully air-conditioned 63 sqm villa, perfectly equipped, is ideal for a comfortable and enjoyable stay at any time of the year.

It features a bright living area with a TV corner, perfect for relaxing, as well as a fully fitted kitchen designed to meet all your needs. The kitchen is equipped with a Dolce Gusto coffee machine, a classic filter coffee maker, a kettle, a toaster, a microwave, an oven, a dishwasher, and a fridge with freezer.

The sleeping area includes two bedrooms, each fitted with a 140 cm double bed, duvets and pillows, offering a comfortable and restful space.

A baby kit (high chair and travel cot) can be rented as an optional extra for €10 per stay, ideal for traveling light with a young child.

The bathroom is equipped with a shower, a washing machine, and a hair dryer. The toilet is separate, providing additional daily comfort.

Outside, enjoy a large shaded 17 sqm wooden terrace and a spacious private garden, opening directly onto the central heart of the Marina Lodge residence, enhanced by charming wooden walkways. The garden is furnished with outdoor furniture, sun loungers, a parasol, and an electric barbecue, perfect for outdoor meals and relaxing moments.

For refreshing moments, the shared swimming pool of the residence, accessible to all Marina Lodge residents, is open from June 1st to September 30th.

The villa is fully equipped with Wi-Fi, and two private parking spaces are allocated to the property.

The flat has 2 private parking spaces at the entrance to the residence, closed by an electric gate.

The town of Vias will win you over with a multitude of activities, including a visit to the André Malraux art gallery, a trip on the Canal du Midi, the pleasure of strolling through the streets of Vias on the seafront, enjoying a day at Europark or hiring a bike and cycling along part of the famous Canal du Midi or along the Mediterranean coastline.
Access to the various beaches of Vias is easy via the cycle paths (2.5km) or directly from the on-site car parks. There are plenty of water-based activities on offer on the various beaches, including diving, sailing, jet skiing or paddle boarding, kitesurfing and wakeboarding, sea kayaking... The accommodation is close to a host of restaurants, bars and other shops.

The house is located in a private, secure residence. It is fully gated. The residence is quiet and family-friendly.

## Transit
By train: Vias railway station is 1 kilometre from the historic centre of Vias. For those who prefer to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias.
By plane: You can fly into Vias from Béziers Cap d'Agde airport. The airport is 5 kilometres from Vias town centre.
By bus: Hérault Transport connects Vias to various towns in the Hérault department.

## Notes
During July and August, the accommodation is only available for rental from Saturday to Saturday.
A security deposit of 400 € will be requested upon your arrival.
Guests are invited to bring their own bed linen and towels.
You can book bed linen and towel kits for €10 per person per stay.
A baby kit (high chair and travel cot) can be rented as an optional extra for €10 per stay, ideal for traveling light with a young child.
Outside July and August, end-of-stay cleaning is optional.
However, if you prefer, we can do it for you for a fee of 100 € TTC.
End-of-stay cleaning is mandatory in July and August.
If the cleaning fee does not appear when booking, it must be paid on-site when collecting the keys.
Youth groups are not accepted.
Pets are not allowed in this accommodation.
