Water Usage & Septic System This property relies on hauled water and a septic system. Please be mindful of water usage:
Your reservation includes 200 gallons of water per night booked (e.g., 3 nights = 600 gallons). A standard household of 4 uses about 140 gallons per day. Be conservative: shorter showers, full laundry loads, and using filled sinks instead of running water help stretch your supply. Overages: If you exceed your allotment, emergency water delivery costs $0.15 per gallon (measured in 50-gallon increments). Septic care: Only flush toilet paper—NO "flushable" wipes, hygiene products, or grease down the drains. Please use the provided trash can.
Parking - Park only in designated areas to avoid damaging the septic system.
Pets & Service Animals - Service animals are always welcome (please notify us in advance), but emotional support animals (ESAs) are subject to pet policies and fees. Fee: $40 for each pet (max 5 pets, 3 livestock). Pets must be crated if left unattended. Please clean up after your pets (poop scoop provided). Unapproved pets: $100 per pet, per stay.
WIFI, Weather & Road Conditions WIFI is NOT guaranteed. We are not responsible for power outages or extreme weather. Power loss = water loss. Winter stays: A 4x4 vehicle & chains may be required for snow/mud. Snow removal: If snowfall exceeds 6 inches, we will plow on check-in days, water & propane delivery days. Additional plowing during your stay is $50 per plow.
Check-Out & Late Check-Out - Late check-out must be requested at least 2 hours before check-out time. Unapproved late check-outs: $50 per 30 minutes past check-out. Past 12 PM: Additional full-night charge (minus the next guest’s cleaning fee).

No food, drinks, or pets on beds or couches. Do not move furniture without permission. Fires must be contained to the designated fire pit or burn barrel and never left unattended.

We enjoyed our stay very much! Clean, well appointed house with plenty of room for 3 adults and 2 teenage boys. Our dog enjoyed the fenced yard. Beds were comfortable.Abby is a great host!
Everything as advertised. Lots of room and everything you could think to need while there. Loved the large yard and firepit, large screen TV and comfortable bed.
We loved our stay. The place was clean and well-equipped. There was significant snow the day before we arrived and they made sure the driveway and walkways were plowed. Highly recommend this property and host!
This property is an absolute gem for family and friends to gather and stay at while traveling and exploring the sites in Northern Arizona. Very reasonably priced and the host provided many important amenities -- those you would expect to find and/or pay more for at all the posh four-star resorts. Lots of space and wonderful mountain views! We plan on returning again for other trips we have planned in the future. Thank you!
We stayed for almost three weeks. We never got tired of looking at the beautiful clouds and experiencing monsoon storms. We hiked everyday and we’re in close enough to Flagstaff and of course, Grand Canyon, we traveled there. We really loved all the neighbors as well. Love the people of Arizona.
Nice and clean. Perfect for hiking and birding. There is a lake about 10 minutes from there for fishing. Neighborhood is quiet and just a relaxing atmosphere. For what my family did the house was in a nice centralized location. Many thanks to the Host.
We extend our thanks to our host (Abby) for another comfortable and relaxing stay. This was our second, return visit within a year and all the amenities and features of this property were as advertised. The host was very accommodating to our needs and communications were excellent. It was absolutely wonderful to have a nice place to stay close to Williams and have access to all the activities we love to do. We hope that you and your family have a wonderful holiday, Abby. We will plan to book another trip and reserve your property again soon. Thank you!
This place was perfect for our escape from the summer heat in Phoenix. We have 2 large dogs that always travel with us. They were in doggie paradise on that wonderful acre of fenced yard. Everything was as described. The bed in the master bedroom was extremely comfortable, and we had everything we could possibly need for a delightful stay.
Wonderful stay! Clean, cozy and well stocked. About a 45 min drive to Grand Canyon and less than 15 min to the heart of Williams. We enjoyed having space for our group of 6 and the kids enjoyed roasting s’mores by the campfire. No restaurants in nearby vicinity but we got take out from Leoncitos in Valle and ate out another time at Pine Country Restaurant- both delicious! We cooked our other meals at the rental and had everything and more that was needed to do so. Great communication with Abby as well.
This past weekend my family and i spent the weekend in this amazing property. Firstly i will say that Abigail stayed in touch with me prior to our check in, she was very attentive. The property is perfectly located, we were an hr from Sedona and an hr from the Grand Canyon. The property just felt like home, honestly i was a little afraid of the water daily usage, thinking we'd run out of water, however we never did. We enjoyed the grill provided on property as well a beautiful bonfire. We truly enjoyed our Arizona getaway and look forward to renting the property again in the future. Thank you Abigail 😊
Williams is such a great little town with so much to offer travelers to this area. Our VRBO home for a few days was in the perfect location and had literally everything we needed for a pleasant stay. Loved the outdoor deck at night as well as the hammock under the pinyon pine. The sky, the views, and the cozy well equipped home had us getting a good nights sleep that we both recognized as a gift! Thank you for lending us this perfect setting for a great Birthday week!
We had a great stay here. The fenced in yard was huge, allowing our dog to run free and explore. The house was clean and inviting. I would definitely stay here again.
