    THE VIBE
    I think you’ll fall in love with this cozy, historic farmhouse because of how beautifully its classic character blends with clean, modern finishes. Inside, you will find exposed beams and rustic structural details offset by modern furnishings and cozy amenities. It’s a home designed to bring families together, offering plenty of space to spread out, play, and connect in a completely private mountain setting.

    The best routines revolve entirely around the `Coffee Spots`. In the summer, take a fresh brew out to the patio by the sliding door, sitting quietly as the morning sun stretches across the 11 acres of property. In the winter, you might take it to the sunroom just off the kitchen. Wrapping your hands around a warm mug while watching the snow fall over the meadow is the ultimate way to prep for an exciting day on the ski slopes.

    KITCHEN & DINING
    The heart of the home is a fully equipped kitchen designed for preparing hearty post-adventure meals. It features modern countertops, an electric cooking stove/oven, and a central kitchen island with two stools. For family meals, the adjacent indoor dining table comfortably seats 8.
    The coffee station is set up to suit every preference. You can choose from a standard drip coffee maker, a Keurig, a Nespresso machine, a stovetop espresso maker, or a classic French press.

    BEDROOMS & SLEEPING (Sleeps 8):
    All bedrooms are on the second floor and feature cozy layouts. While there are multiple beds available, the total guest capacity is limited to 8 guests because of the town’s ordinance.

    ☀ Bedroom 1 (Primary Suite): A peaceful sanctuary featuring a King-sized bed, a soothing blue color palette, walk-in closet, TV, a dedicated desk/workspace, and its own en-suite bathroom.
    ☀ Bedroom 2: A warm and inviting room with a Full-sized bed and a rich green theme, ideal for couples or single adults.
    ☀ Bedroom 3: Features two charming, built-in Full-sized beds styled with a cheerful orange theme. It’s a wonderful room for kids or teens.
    ☀ Bedroom 4 (Bunk Room): A playful, flexible space containing two bunk beds (twin-over-full configurations) plus an additional standalone twin bed.

    BATHROOMS (2.5 Total):
    ☀ Bathroom 1 (En-Suite): Located on the second floor, accessible directly through the primary bedroom`s closet space. Features a walk-in shower.
    ☀ Bathroom 2 (Full Bath): Located on the second floor at the top of the stairs, convenient to all bedrooms. Features a walk-in shower.
    ☀ Bathroom 3 (Half Bath): Located on the main floor between the kitchen and the living room, making it easily accessible for daytime use.

    THE GREAT OUTDOORS & RECREATION:
    The 11-acre property offers an unparalleled outdoor experience with complete privacy. During the summer, spend the afternoon lounging on the sundeck or splashing in the private, heated swimming pool. When the air turns crisp, the hot tub is ready to soothe tired muscles after a day on the mountains.

    Active groups will love the newly redone hard-court tennis court, which includes lines and nets for two pickleball courts (there are four paddles to get you playing right away). As night falls, gather around the large wood-burning fire pit, sink into one of the eight Adirondack chairs, and enjoy s`mores under the stars.

    GUEST ACCESS
    ☀ PARKING: Even though you’d easily be able to park 8+ cars between the driveway and carport, please keep it to 4 cars max
    ☀ STAIRS: Guest accessibility requires navigating stairs to access the second-floor bedrooms and bathrooms, stairs down to the basement game room, and a few outdoor steps leading from the patio to the pool area.
    ☀ FIREPLACE: Please note that the indoor fireplace is off-limits and non-operational. You’re encouraged to use the outdoor fire pit instead.
    ☀ RESTRICTED AREAS: The owner`s closet in the primary bathroom, the unfinished storage side of the basement (accessible through the laundry room), and the barn next to the tennis courts are locked and strictly off-limits.

    OTHER THINGS TO NOTE
    ☀ Heating & Cooling: Central heat keeps the home comfortable in the winter. For warmer months, there is a portable A/C unit on the main floor along with portable fans in every room.
    ☀ Backup Power: There is a whole-house generator, ensuring uninterrupted comfort and power during storms.
    ☀ Expect to see local wildlife and the occasional bug. This is Vermont, after all.
    ☀ PETS: No pets please
    ☀ 4WD/AWD is highly recommended in winter. The local roads can get tough.
    ☀ No smoking
    ☀ Please note that upon booking, I`ll ask you to e-sign a rental agreement. By booking, you agree to complete this step immediately post booking or the reservation may be canceled.
    ☀ No parties or events without prior approval.
    ☀ The system will place an automatic `hold` on your credit card for $1,000 as a sort of damage deposit. The hold will be released a week after checkout. It will only be charged if there is any damage or excessive cleaning needed.
